Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,531 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/22: No additional work out back from what was reported previously, photo of backyard below.
8/2/22: Vines are starting to grow in the front landscape bed see photos below. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
8/2/22: I poured vinegar down the HVAC condensate tube then chased with water.
8/2/22: Two screens on the front of the lanai are torn along the bottom. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
8/2/22: Poured an ounce or two of bleach in each toilet.
8/2/22: Sprayed several active hornets nests from the soffits. Both screen doors on the lanai are locked.
8/2/22: There was mail but none appeared to be important all pieces are to the previous resident. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles as previously reported. Weeds growing in landscaping, previously reported. They have started the roof, photos repair. Some construction dust inside from the exterior work being performed. The water main was partially on upon arrival (photo below), off upon departure. Probably contractor related.
8/2/22: Made sure the water heater, range & ice maker were off. Sprayed several active hornets nests from inside the shed & the soffits. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
8/2/22: I turned the thermostat to 72 and I left the water main on for the cleaning people, I will return at the end of the day to reset the thermostat and shut the water off.
8/2/22: The door between the garage & home is closed. No droppings were present on the lanai.
8/2/22: The freeze damaged palm trees have been cut down in the backyard see photos below. All the weeds that were growing in the landscape beds have been removed since the last service call. Removed one of the batteries from the security camera on the lanai & connected it to the usb charger in the kitchen per the client. Will replace the battery on the next service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Both lanai screen doors are locked. Outbuilding is locked.
8/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/1/22: The lawn has been mowed since the last service call. Weeds are growing in the landscape beds. The gfi outlet underneath the breaker panel in the garage appears to be broken. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in kitchen is off door open. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 88.7 degrees & 68.9% humidity. Visual check of the boat & trailer photo below.
8/1/22: Grass is growing in all the walkway pavers see photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
8/1/22: There appears to be a new pool pump installed & a rain sensor for the irrigation system see photos below. A float has been added to the irrigation water supply line see photo below. Weeds, grass & vines are growing in all the landscape beds see photos below. There are two pipe connections corroded on top inside the plumbing manabloc system. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
8/1/22: The ac system was in the off position when I arrived. Will contact the client & advise them of the situation. Client advised the ac system needs to be replaced & to turn all the ceiling fans on for now. There appears to be a broken sprinkler head on the right side of the driveway by the mailbox. The pool cage has green pollen starting to build up on it & may need to be pressure washed soon see photos below. The gated area on the right side of the house with the pool pump equipment needs to mowed. The kitchen sink is tagged for leaking underneath the counter from the base of the faucet when water is running. Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
8/1/22: Left a lockbox on the front door with a key to the residence inside for Kobe complete ac maintenance. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
8/1/22: Brought in a one gallon container of vinegar for HVAC condensate drain line preventative maintenance see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line to help clean it. Removed & washed the washable ac air filter see photo below. I dried it out the best I could & put the air filter back inside the ac before leaving. Kitchen remodel progress photos below. Checked the plumbing before turning on the water.
8/1/22: The lawn has been mowed since the last service call but there are still excessive weeds & grass growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.
8/1/22: The ac was back on & appeared to be working correctly again since being repaired after the last service call. The humidity level was well below 60% inside the residence. I raised the ac thermostat scknup to the original setting of 80 for now to save energy. Will continue to monitor closely & adjust accordingly. Brought in two pieces of mail see photo below. Mini fridge in kitchen was on & cold. Watered the two plants on the back patio using the five gallon bucket photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Removed the lockbox from the front door when leaving.
8/1/22: Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
8/1/22: Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
8/1/22: The humidity level has been well below 60% for several service calls. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. Photos of the boat & motor below.
8/1/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
8/1/22: Removed an undated Ranson sign from the front yard. There was a Tropic pest control service slip dated 7/28 on the kitchen counter when I arrived see photo below. A storm report has been created in the storm prep section. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
