Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/4/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
7/4/22: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. No battery charger connected. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon. Both mini fridges in bar area are off & doors open.
7/4/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
7/4/22: Brought in one piece of mail see photo below. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The garage overhead door is stuck closed from paint.
7/1/22: Removed an undated Ranson sign from the front yard. Brought in one piece of mail see photo below. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
7/1/22: Brought in two pool service slips dated 6/20 & 6/28. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
7/1/22: The lawn is starting to brown see photo below. Weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/22: Brought in a one gallon container of white distilled vinegar for hvac condensate drain line preventative maintenance see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
7/1/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/22: Contractor Tom was not at the residence when I arrived. I checked the plumbing first before turning the water on. Kitchen remodel progress photos below. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the orchid on kitchen sink.
7/1/22: The measurement of the opening entrance between the master bedroom & master bathroom is 34.5” wall to wall. Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 42. Checked the light timer in the living room.
7/1/22: Made sure the water heater & range were off. Weeds are growing in the landscape bed photo below. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
7/1/22: Removed the palm branch from the roof. The alarm keypad was beeping again when I arrived. I was able to silence it by pressing the off button. Monitoring all previous water stains on the ceilings closely.
7/1/22: Checked all damp rids throughout the residence. All the damp rid bags were full & had to be replaced using some of the damp rid bags provided on the kitchen table. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Bug zapper on lanai is plugged in. Water is to remain off per the client.
7/1/22: The dark stains on the exterior wall appear to be the gutters or soffits possibly leaking when it is raining photo below. There are no stains or visible damage inside the residence. Checked all damp rid bags. All damp rid bags throughout the residence were full and had to be replaced using some of the damp rid bags on the kitchen counter. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
7/1/22: Checked all damp rid buckets. Made sure light in garage wasn’t on.
7/1/22: Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
7/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
7/1/22: Removed a Signature sign dated 6/24 from the front yard. Brought in two pool service slips dated 6/23 & 6/30 photo below. Photo of the pool below.
7/1/22: Replaced the ac air filter with a new filter provided next to the air handler & wrote the date of installation on it. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the front door was completely closed & locked when leaving.
7/1/22: Checked all damp rid bags. All damp rid bags were full throughout the residence & had to be replaced with some of the damp rid bags provided on the kitchen counter.
