Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/5/22: I watered 8 plants on the lanai as indicated by the moisture meter.7/5/22: Brought in two pieces of mail see photo below. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
7/5/22: Excessive weeds & vines are growing throughout the entire yard. The door between the garage & home is closed. No droppings were present on the lanai.
7/5/22: Removed a Turner pest control sign dated 6/24 from the front yard. Brought in one piece of mail & a H20 systems service slip dated 6/23 see photos below. A clock in the left side guest bedroom was on the floor when I arrived see photos below. It appears the nail holding it came loose from the wall. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Several palm trees have pre-existing freeze damage. Both lanai screen doors are locked. Outbuilding is locked.
7/4/22: Made sure the water heater, range & ice maker were off. The gfi outlet underneath the breaker panel in the garage appears to be broken see photo below. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 87.4 degrees & 57.2% humidity. Visual check of the boat & trailer photo below.
7/4/22: Removed an undated Johnny bugs sign from the front yard. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
7/4/22: Removed a problem solved pest sign dated 6/28 from the front yard. Brought in a one gallon container of vinegar for hvac condensate drain line preventative maintenance see photo below. Made sure the water heater, range & ice maker were off. There are two pipe connections corroded on top inside the plumbing manabloc system. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
7/4/22: The gated area on the right side of the house with the pool pump equipment needs to mowed see photo below. The kitchen sink is tagged for leaking underneath the counter from the base of the faucet when water is running. Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
7/4/22: All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
7/4/22: Kitchen remodel progress photos below. Checked the plumbing before turning on the water.
7/4/22: Lanai screen door is locked. Checked all light timers. Put the key back in the green container when leaving.
7/4/22: All of the weeds & vines have been removed from the landscape beds since the last service call. The lawn company left large piles of grass clippings laying on top of the grass in several locations throughout the lawn & didn’t blow off all their lawn clippings see photos below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
7/4/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Excessive weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.
7/4/22: The well pump equipment was not leaking & appears to have been repaired since the last service call see photos below. The security system updated while I was inside the residence. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
7/4/22: Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
7/4/22: Breaker #6 for the portable ac was tripped again when I arrived. I reset the breaker restoring power to the portable ac. Portable dehumidifier read 37.
7/4/22: Brought in one piece of mail see photo below. The cover for the bbq grill is torn. Both valves for the pool auto filler were on.
7/4/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
7/4/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
7/4/22: Removed an undated Ranson sign from the front yard. All the weeds in the landscape beds appear to have been sprayed recently. A storm report has been created in the storm prep section. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
7/4/22: The lawn is excessively long & needs to be mowed photo below. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
7/4/22: Had to water the three plants on the front porch. Left the water main on when leaving per the client.
7/4/22: Brought in three pieces of mail & left them on the kitchen counter see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/4/22: The pool appears to be clean again. There are some dark spots in several areas on the pool surface see photos below. Lamp in Florida room is on. Checked the shed in the backyard. Vacant lot is being maintained.
7/4/22: The garage overhead door was partially open when I arrived see photo below. I swept out pine needles that had blown in underneath the door & made sure it was closed before leaving. Made sure the water heater, range, ice maker & pool heater were off. Ran two cups of water through the refrigerator water dispenser.
