Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,532 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
8/2/22: Replaced the ac air filter with a new filter provided next to the air handler & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
8/2/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
8/2/22: The garage side entry door was unlocked when I arrived. The ac air filter is dirty & will need to be replaced when construction is completed. Remodel progress photos below. Was unable to run water in the kitchen.
8/2/22: The pool has been drained since the last service call & was being worked on when I arrived photos below. Remodel progress photos below. All of the door locks have changed. The ac system is still disconnected.
8/2/22: Drive by service call to check the cleaning person job and ensure all doors windows are locked as well as turn the thermostat to 78° and water main valve off.
8/2/22: The roofers were present when I arrived & work has started on the roof see photos below. Weeds & grass are growing in all the landscape beds. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.
8/2/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed, reported previously.
8/2/22: Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
8/2/22: I watered 5 plants on the lanai as indicated by the moisture meter.
8/2/22: Raised the humidistat back up to the original setting of 65% to save energy per the client. Weeds are growing in the deco drain on the lanai see photos below. Weeds are growing in the landscape beds. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
8/2/22: Drive by check of the residence. The lawn was recently mowed & the pool was clean see photos below. Exterior of house was ok.
8/2/22: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. Left the water main on when leaving per the client.
8/2/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. There is a great deal of evidence of a gecko in the MB but I could not find it, reported previously.
8/2/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox was empty. Raised and lowered the back hurricane shutters. I also ran the dishwasher.
8/2/22: The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/2/22: There are two garbage cans full of yard waste on the right side of the house photo below. There are weeds growing in the landscape beds & pool pavers. The ac thermostat was already set to 78 when I arrived. Made sure the water heater, range & ice maker were off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
8/2/22: The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
8/2/22: Pulled just a few weeds on the lanai.
8/2/22: The lawn company arrived to mow the lawn while I was at the residence. Visual check of the boat & trailer. Lanai screen door is locked.
8/2/22: Left side sink in master bathroom has brushes and hair dryer in it and I took them out it found there’s no water turned down to that sink so I just left it as it was found.
8/2/22: The pool water level was a little low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
8/2/22: Poured 4oz of vinegar down the HVAC condensate tube chased by water. I brought my plant moisture meter in today and discovered yours has been possibly wrong. The plant in the bathroom shows it needs water a little toward the back but in the front it shows it has enough, photo below based on the lots of leaves I decided not to water that this time around. Every plant on the lanai is pegging my moisture meter out to the right may need has more than enough moisture. The only plant that needed water was the one out on the lanai next to the planter appears to be burned out, photo below. The plant that appears to be burnt out has more than enough water/moisture. Unplugged router and air handler waited a few minutes the plugged them in router first.
8/2/22: The alarm system keypad was beeping when I arrived. I entered the code to disarm it which caused the beeping to stop. All windows & doors were secure. The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
8/2/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
