Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,342 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/14/22: It appears as if the armadillo has moved on the covered hole has not been re-dug. Mud dauber nests in the entry way, so many I needed to mention, photos below. Most pest control companies knock these down when providing service.9/14/22: The irrigation timer on the left side of the house appears to have quit working. I could not get it to turn on see photo below. Brought in three pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
9/14/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. Photos of the side and landscaping trim below. There are a couple of spots that still need to be sodded. There is sod in the back I did not take a photo of it.
9/14/22: The thermostat was set to 77 in past it’s been set to 78 so I turned it up 1°..
9/14/22: All sales flyers have been placed in the recycling bin. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/13/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

9/13/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
9/13/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
9/13/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
9/13/22: Remodel progress photos below. The neighbor was inside the residence when I arrived. The pool pump filter canister is still leaking.
9/13/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. An inch from the bottom of the skimmer port. The pool pump motor is making a strange sound so I made a video then sent it to the client via text. Ants did not come back for the window sill in the utility room. Paul several weeds on the lanai.
9/13/22: Photos of the garage door opener below. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds & grass are growing in all the landscape beds. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.
9/13/22: There was mail but none appeared to be important. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles as previously reported. Weeds growing in landscaping, reported previously. The gutter work has been completed.
9/13/22: Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
9/13/22: Weeds are growing in the deco drain on the lanai. Weeds are growing in the landscape beds. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
9/13/22: There are seven active ant hills on the pool deck area the first photo is the largest the second photo shows seven small ones in that particular area although they may not be visible very well in the photo. I office window sill has evidence of a small gecko I cleaned these up we’ll see if more are there next time. If so I’ll put out a trap. However most of the time these are already dead because they can’t find water nor food.
9/13/22: Lowered the ac thermostat to 75 per the client. Left the water main on when leaving per the client.
9/13/22: Left side sink in master bathroom has no water flow. I opened and closed the push valves below, nothing changes.
9/13/22: The lanai has not been cleaned yet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/13/22: Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Did not smell any odors coming from the water during today’s service call. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
9/13/22: I watered 3 plant on the lanai based on the moisture meter. Oddly one was the plant not under cover that needed water again this week. I replaced the HVAC filter. I poured 4oz of vinegar down the HVAC condensate tube then chased by 8oz of water.
9/13/22: The ac was on & appeared to be working correctly. Client is waiting on new part for the ac to arrive. I left the lockbox for the ac company for now. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
9/13/22: Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
9/13/22: I poured vinegar down the HVAC condensate tube then chased with water.
