Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,532 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/4/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.8/4/22: Poured vinegar down the HVAC condensate tube. Pulled several weeds on the lanai.
8/4/22: Checked all damp rid buckets. Storm shutters on lanai are closed.
8/4/22: Weeds growing on the lanai. Spline for one pool cage screen is beginning to come out, photo below.
8/4/22: Replaced the Damp-Rid bag in the master closet.
8/4/22: The storm shutters on the lanai are closed.
8/4/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/4/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. Poured an ounce of bleach in each toilet.
8/4/22: Weeds & vines are starting to grow in the landscape beds. The back guest bathroom toilet is tagged for a broken handle.
8/4/22: Drive by. New roof installation progress photos below. The new underlayment tar paper appears to have been put down & the yard was clean.
8/3/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. Mail did not appear to be important. The armadillo appears to have moved on as the hole has been inactive for past 3 weeks. The pool work has started, photo below.
8/3/22: Contractor access. Met with Anthony from A+ proformance plumbing & let him into the residence for water heater replacement see photos below. I stayed with Anthony until he was finished & confirmed that the water heater was connected properly. Will need to meet with Purdy electric tomorrow morning at 8am to replace the electrical outlet that the water heater is plugged into in order to comply with the current electrical code. 10:30am-12:30pm.
8/3/22: I poured vinegar down the HVAC condensation evac tube chased by water.
8/3/22: Photo of the lake below.
8/3/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower. Two traps out front, photo below. The one on the right may have something in it as it has a dead animal smell. Also photos of the roof areas below too!
8/3/22: Photo of the ceiling damage in the garage next to the air conditioner, below. There isn’t any sign of water on the cabinet below.
8/3/22: Weeds growing on the lanai. I swept up the tiny bugs/ants beginning to show up in the MB under the window.
8/3/22: Watered the 1 interior plant. Watered all the plants on the exterior lanai areas. Started the car and let it idle during the time I was here. The guest bathroom toilet is filling very slowly so I am using a pot from the kitchen to flush the toilet, as reported previously. Some mail appeared important, photo below.
8/3/22: I do not see any new armadillo activity even at the hall so that’s good.
8/3/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The lanai in one corner has many weeds growing thru the cracks of the lanai, previously reported. Browning in the lawn about the same as previously reported.
8/3/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/3/22: Turned on the water heater, range, ice maker & left the water main on when leaving per the client. Did not hear any toilets running when leaving the residence.
8/3/22: Brought in two pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
8/3/22: Removed a problem solved pest sign dated 7/28 from the front yard. The bushes growing next to the right side pool cage screen door may need to be trimmed soon see photo below. Weeds are starting to grow in all the landscape beds & by the pool. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/2/22: There was roofing supplies on the roof when I arrived see photo below. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose.
