Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/5/22: There were two cars parked in the driveway when i arrived see photo below. Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
7/5/22: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
7/5/22: The lawn people have yet to blow off the walkways and drives of your entire neighborhood, photos below. I mention it because I do not see nor hear any lawn crew which is puzzling. The back door to the lanai was open upon arrival. The cylinder lock was engaged so it couldn’t close.
7/5/22: The pool company arrived to clean the pool while I was inside the residence. Mini fridge on lanai was on & cold. Left the water main on when leaving per the client.
7/5/22: The humidity is border line this service call so I set the humidistat to 50 from 55. There was mail but none appeared to be important. Several pieces address to what appears to be the old resident. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles water, as previously reported.
7/5/22: The weeds that were growing in the landscape beds appear to have been sprayed recently. The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/5/22: Ran all faucets & showers on the hot side to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
7/5/22: Left side sink in master bathroom has brushes and hair dryer in it and I took them out it found there’s no water turned down to that sink so I just left it as it was found.
7/5/22: A section of pool cage screen has came loose on the right side from dry rotted screen spline. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
7/5/22: The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
7/5/22: Watered 13 plants in total based on the moisture meter, 1 in the shower, 2 out on the open lanai and10 behind the hurricane shutter. One plant has collapsed, see photo below. Poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. At the direction of the customer I turned the modem and air handler off and back on to reset the thermostat which worked. 2 photos fell off the wall in th entry photos below.
7/5/22: Made sure the water heater, range & ice maker were off. Visual check of the boat & trailer. Lanai screen door is locked.
7/5/22: The pool pump was not leaking & appears to have been repaired since the last service call. Weeds & grass are starting to grow in all the landscape beds. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
7/5/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. See photo below.
7/5/22: No additional work out back from what was reported previously. I found one tripped circuit breaker, see photo below. Car in the driveway.
7/5/22: I contacted the client to determine the water main situation. It was determined that the pool auto filler & the dock water line will need to be reconfigured to enable turning off water to the residence. There were four pallets of pavers sitting in the driveway when i arrived see photo below. The gutters on the front right side of the house appear to be filled with pine needles see photos below. Made sure the water heater, oven & ice maker were off. Turned off the water supply valves to the washing machine. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
7/5/22: Found two tripped circuit breakers, photo below. The outside AC condenser is not running and the home is hit and has a bit higher humidity than I like to see (above 60%). Contacted the homeowner. Weeds growing on the lanai, photo below.
7/5/22: Poured an ounce or two of bleach in each toilet.
7/5/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. The armadillo hole reported about previously appears to be inactive the debris I put in the throat of the hole appears to be intact. Some digging in the yard but just 3 small holes. Several pieces of mail including the Quest Diagnostics that is to be forwarded.
7/5/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
7/5/22: Brought in one piece of mail see photo below. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
7/5/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve.
7/5/22: The lawn needs to be mowed. Both screen doors on the lanai are locked.
7/5/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed photo belo.
7/5/22: Sprayed some more active hornets nests from the soffits. The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
