Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,532 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/4/22: The entire car has been detailed since the last service call see photos below. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
8/4/22: Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
8/4/22: Oil change indicator was on in the vehicle.
8/4/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
8/4/22: Water was on at 2004.
8/4/22: The kolf’s vehicle was in your parking space & your air dryer was unplugged when I arrived. Will contact the client & advise them of the situation. Both damp rid buckets in the vehicle are full & need to be replaced. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
8/4/22: The garbage disposal did turn this service call. I poured a few ounces of bleach in each toilet. Photo the electrical ceiling cap that has fallen off.
8/4/22: The vehicle has been moved from the parking space since the last service call see photo below. One of the storm shutters in the kitchen is still open & will not close. Did not run any water per the client.
8/4/22: Checked the water pan in the ac return vent.
8/4/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The bush next to the front door needs to be trimmed as well as others around the house.
8/4/22: Drained water from system after water was turned off.
8/4/22: The lights underneath the kitchen cabinets have not been completed yet. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
8/4/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
8/4/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on.
8/4/22: Pulled a dozen weeds from the pool area lanai pavers.
8/4/22: Checked damp rid bucket in master bedroom closet. Currently 75% full.
8/4/22: I was unable to provide service because they had just sealed the pavers out front.
8/4/22: The power cord to the vehicle was unplugged when I arrived see photos below. There is some corrosion on one of the pipes on top of the water heater. Checked all damp rid buckets. Watered the plant on the lanai using the teapot.
8/4/22: Weeds growing in the cracks of the pavers on the lanai, reported previously.
8/4/22: Placed a large damp rid bucket inside the vehicle for mold prevention since the fire inspectors disconnected the air dryer due to new fire codes. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
8/4/22: Brought table and other items inside the hurricane shutter then I put it down. Water main was on upon arrival, I turned it off upon departure. Pool has a great deal of debris on the bottom, photo below. There are cars in the driveway, photo below. The front bedroom that’s behind the garage on the sink had what appeared to be either sand or pest droppings I couldn’t determine. I cleaned them up and I found it there’s a crack that hasn’t been recaulked that’s maybe where the issue is coming from, photos below. As well in that bedroom on the windowsill were several dead flying ants, photo below. In both situations I cleaned them up and I could not see or find any live pests.
8/4/22: The storm shutter over the dining room windows will not close all the way & is staying partially cracked open. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
8/4/22: Contractor access. Met with Keith from Priddy electric & let him into the residence for water heater electric supply replacement to meet current electrical code see photos below. A new on/off switch has been installed next to the water heater to work in conjunction with the breaker in the breaker panel as well. I stayed with Keith until he was finished & confirmed that everything was done correctly. The city will need to inspect the new water heater within six months from now & the permit has been posted outside the residence for compliance. Made sure everything was cleaned up & locked up when leaving. Will contact the client & advise them of the situation. 7:30am-9:30am.
8/4/22: Checked the damp rid bag in the master bedroom closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
8/4/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is working and reads 24 on the display. Bushes have been trimmed back. Trap still on the right side of the home is on top of the bushes, photo below. The table in the garage with the cushions on top was moved much closer to the entry door.
