Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/7/22: The storm shutters on the lanai are closed.
7/7/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/7/22: The back guest bathroom toilet is tagged for a broken handle.
7/6/22: I pulled the two glue traps from around the slider. I turned the water main off for safety reasons but it is very easy to located and turn on, photo below. The handle in the photo is perpendicular (off) turn it parallel with turn the water on.
7/6/22: I poured vinegar down the HVAC condensation evac tube chased by water. I turned the humidistat to 55 from 60 based upon the humidity in the condo today. I then waited to make sure that the system turned on and started cooling.
7/6/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. Mail did not appear to be important. The armadillo appears to have moved on the hole has been inactive for 2 weeks. Pulled all the weeds on the lanai/pool area.
7/6/22: Photo of the lake below.
7/6/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower.
7/6/22: There appears today a roof leak that’s beginning to manifest itself in the garage next to the air conditioner. So I can’t be sure it’s a roof issue it could be an air conditioner issue but less likely. There isn’t any massive amounts of water just a small puddle on the cabinet below. This area would about where the roof of the main house meets the garage. There is also a vent right there too. Photos of all below.
7/6/22: There is some digging in the yard but not excessive, appears to be an armadillo, example photo below.
7/6/22: Watered the 1 interior plant. Watered all the plants on the exterior lanai areas. Started the car and let it idle during the time I was there. Photo below of important mail. Dead bugs in the fridge, no live bugs. The fridge was cold. The guest bathroom toilet is filling very slowly so I am using a pot from the kitchen to flush the toilet.
7/6/22: Mud dinners have built several cocoons in the front door area, the pest control company should scrape these off when providing service. There is digging in several spots around the house and landscaping, looks or appears to be an armadillo. There is a tiny ACTIVE armadillo hole in the back corner off the lanai I covered it in again. Photos of this below.
7/6/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The lanai in one corner has many weeds growing thru the cracks of the lanai, previously reported. Browning along the road, photos below.
7/6/22: No issues with the spot in the garage that was leaking from the roof. Pulled several weeds on the lanai.
7/6/22: Drive by. Went to the residence to adjust the ac thermostat per the client but the thermostat had already been adjusted when i arrived. I put the keys back in the lockbox when leaving.
7/6/22: Construction has started on the vacant lot next door see photo below. Brought in five pieces of mail with a large stack of sales flyers see photos below. Made sure the water heater, range & ice maker were off. Read the instructions from the client concerning the pool timer. The master bathroom window was unlocked. I locked it before leaving. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon see photos below. Visual check of the boat photo below.
7/6/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/5/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/5/22: Swept up spider webs along baseboards. The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
7/5/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
7/5/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
7/5/22: Remodel progress photos below. Was unable to run water in the kitchen.
7/5/22: Remodel progress photos below. There appears to be new doors installed. The ac air filter is extremely dirty & will need to be replaced when construction is complete. The pool pump filter canister is still leaking from a pipe on the side of it.
7/5/22: The lawn has been mowed since the last service call. Brought in three pieces of mail & two Amazon packages see photos below. The pool company arrived to clean the pool while I was inside the residence. Weeds & grass are growing in all the landscape beds. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.
7/5/22: Poured vinegar down the HVAC condensation evac tube. Poured bleach in each toilet. Watered the plant in the kitchen. The upstairs utility room sink is leaking where it threads into the strainer, previously reported. The battery charger on the car has no power. Could not find any tripped circuit breakers.
