Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/7/22: Turned on the water heater, range, ice maker, put the humidistat to the on position, lowered the ac thermostat to 75 & left the water main on when leaving for client’s return. Wine chiller read 54/46. Mini fridge in dining room was on & cold. Storm shutters are open.
7/7/22: There is mildew on the outside of the convertible top of the car. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
7/7/22: Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
7/7/22: Oil change indicator was on in the vehicle.
7/7/22: The upstairs humidity level was over the acceptable level of 60% when I arrived. I found the upstairs ac not working again. Will contact grand aire services & advise them of the situation. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
7/7/22: Water was on at 2004.
7/7/22: Both damp rid buckets in the vehicle are full & need to be replaced see photo below. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
7/7/22: The rear right tire on the vehicle was flat again when I arrived see photo below. It appears the tire will not hold air. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. One of the storm shutters in the kitchen is still open & will not close. Did not run any water per the client.
7/7/22: Checked the water pan in the ac return vent.
7/7/22: Water has been restored to the residence since the last service call. Drained water from system after water was turned off.
7/7/22: Water has been restored to the residence since the last service call. The lights underneath the kitchen cabinets have not been completed yet. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
7/7/22: Browning in the yard appears to be better. Pooled about a dozen weeds on the lanai around the pool. Upon arrival the AC system was not running and there was no display on the thermostat after I checked all the breakers and came back in it was running and the thermostat had a display in remained so during the service call. Called the customer and they said they were having trouble with it so they’re gonna have somebody look at it.
7/7/22: Water has been restored to the residence since the last service call. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.

7/7/22: The pool pump seems a bit louder than others.
7/7/22: Water has been restored to the residence since the last service call. There is some corrosion on one of the pipes on top of the water heater. Checked all damp rid buckets. Watered the plant on the lanai using the teapot.
7/7/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is reading EC on the display. Bushes need trimmed back soon, previously reported. Weeds growing in the cracks of the drive. Trap back on the right side of the home, photo below.
7/7/22: Water has been restored to the residence since the last service call. Two people will be needed to put the hard top on the car. Will contact the client & advise them of the situation. There are perishable food items in the refrigerator see photos below. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
7/7/22: Poured vinegar down the HVAC condensate tube. Pulled several weeds on the lanai. Pool filter ring is still leaking.
7/7/22: The storm shutter over the dining room windows will not close all the way & is staying partially cracked open. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
7/7/22: The skimmer fort is covered by the level of the pool water, which means that the skimmers not working properly and there’s a lot of dead bugs on the top of water, photo below. Replace two of the three damp bread bags in the master closet one still had half it’s drying agent.
7/7/22: Checked the damp rid bag in the master bedroom closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
7/7/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
7/7/22: Poured vinegar down the HVAC condensation evac tube. Poured an ounce of bleach in each toilet. The water main was on upon arrival and off upon departure.
