Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,586 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/05/22: Post storm check conducted on 10/5/22. Power was back on inside the residence. Outside of building & carports are damaged. Windows in residence were open when i arrived. Water stains on kitchen, living room, dining room, master bath & guest bedroom ceilings. Removed wet rugs from both bathroom floors. Lanai ceiling fan damaged. Water intrusion through master bedroom window & a screen is torn. Moved guitar away from window. Closed all windows before leaving.10/15/22: Post storm check conducted on 10/5/22. Power was still off to the residence. Pool cage damaged. Pool was extremely dirty. Shingles missing & lifted on roof. Ripples in the shingles on front of house. Gutter downspout damage. Cleaned perishables from refrigerator. Opened refrigerator doors & turned off the breaker for now. Mailbox is damaged.
10/15/22: Regular service call conducted on 10/11/22. The roof has been tarped. The pool water was clean but there is still some organic debris on the bottom. Brought in two more duplicate hot rod magazine’s. Lowered ac thermostat to 75 due to roof damage.
10/ 05/22: Post storm check conducted on 10/5/22. Palm tree down on front of house. Soffits & gutter downspouts damaged on left side of house. Shingles missing from roof. Pool cage damage & screens torn. Debris in pool. Satellite dish ripped off roof. Cleaned spoiled perishables from refrigerator. Removed storm bar from inside of front door & put a lockbox on the front door when leaving.
10/15/22: There was no water pressure to the residence when I arrived. Damage to the drywall ceiling above the front door. Soffit damage in various locations around the house. Pool cage damage & screens torn. Debris in the pool. Debris scattered on vacant lot. Shed’s & vinyl fence damaged. Front door is sticking. Palm tree leaning in front yard.
10/15/22: Drive by post storm check conducted on 10/9/22. Battered palm tree & landscaping throughout yard. Shingles missing from roof & ridge vent appears to be lifted on one side. Tear in lanai screen. Front porch screen door is damaged. Garbage can enclosure was still intact.
10/15/22: Drive by post storm shutter reversal Conducted on 10/9/22. Opened all the accordion shutters & rolled up the mesh shutters on the lanai photos below.
10/14/22: Poured vinegar down the HVAC condensate tube. Weeds growing on the lanai. Some very very faint ceiling spots have developed photos below.
10/14/22: Some damage discovered from the hurricane, photos below.
10/14/22: Weeds growing in the cracks of the pavers on the lanai, reported previously. Pool cage damage reported previously. I left the water main on as client returns soon to Florida.
10/14/22: I brought my small area bridge shop back swept in front of the entry door in that landing area. I also swept down the steps in front of the garage door that particular area. I reset the modem made sure there was power to it as requested. Turned on the TV power bar. Found moisture underneath the desk rolling chair mat so I removed it turned upside down and dried it as well as use the towel to dry the carpet as best I could. It should be dry in the next 24 hours to 36 hours.
10/14/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. The bush/tree out front is leaning even more, as reported previously. The water has a sulfuric smell to it indicating the anode bar in the water heater may need replaced. The other temporary solution would be to flush the tank or run the hot side water only for an hour to an hour and a half to flush the tank prior to anyone coming down to occupy the home. Photos below of the work inside and also the trees that are down or leaning on/near your property.
10/13/22: To drop off my set of keys as requested by client
10/13/22: I started the car and let it idle during the service call. Photo below of the work on the kitchen ceiling.
10/13/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Took photos of all sides of the house and vegetation.
10/13/22: Not much has changed with the construction out back. Do you have four tripped circuit breakers one for the disposal one for bedroom to one for kitchen and living room and one for the microwave I reset them. The smoke detector in the bedroom nearest the garage is beeping indicating it needs a new battery.
10/13/22: I poured a few ounces of bleach in each toilet. I took photos of the ceiling leak marks above the kitchen island.
10/13/22: The damage from the storm has not changed in my opinion, photo below. The carpet/rug I took to the garage last time I was there and propped up to dry is now dry so I laid it flat on the garage floor. Repairs a new thermostat has been installed it is not the old one it was set to 75 in the sense of humidity is high right now and this week I think I’m going to leave it at 75 until the next time I come through.
10/13/22: I brought back the three gas containers one filled with 5 gallons and one full propane tank, thank you again.
10/13/22: Several pieces of mail none appear important. Photos of interior damage below. Roof not covered.
10/13/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower but still able to run the water. Photos of the yard and damage below.
10/13/22: I poured vinegar down the HVAC condensation evac tube chased by water. I moved the thermostat to 77 because of the continuing issue with the humidity inside your condo. BTW the thermostat was set back to 80 when I arrived today. This time of year the outside temp on cloudy rainy days will not reach temps that will make your AC run enough to remove the humidity.
10/13/22: The humidity inside was a bit high although it’s very humid outside as well and has been for a while now I believe this time of year would be better for us to have that thermostat set to 77° or 78. I said it’s 77 for today because it’s so high the humidity that is next time if it’s lower I’ll move that thermostat up to 78. What’s happening is that the outside air temperature is reaching the mid 80s on a bright sunny day on a cloudy day less than that so the system just doesn’t run in the humidity builds up if it doesn’t run. I did wait around to check to see what the temperature was coming out of the nearest supplies at it was in the mid 60s and as it runs it will only get colder so that’s good.
10/13/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. Did not run water through garbage disposal but did run the disposal for 2 seconds. I found a visible sign of structural damage to the lanai cage. What their what is their appears to have been there prior to the storm in that condition. I move the thermostat back up to 77° as the humidity is acceptable.
10/12/22: Home under renovation from flood damage. Lanai damaged from storm. Pool very cloudy and dirty. I did not activate the alarm. I did not lock the door between the garage and home as that is how I found it. I closed all blinds as requested.
