Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,983 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/12/22: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 34. Watered the plant in the kitchen & rotated it.7/12/22: The dying tree in the backyard has been replaced since the last service call see photo below. Removed an undated Truly nolen sign from the front yard. The mailbox has been hit by a car. The pool water level is back up to the optimal level of half the skimmer port. I ran the hose in it during the entire service call to help keep the water level up. Ran water in lanai sink. Both lanai screen doors are unlocked. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
7/12/22: Removed a Truly Nolan sign dated 7/12 from the front yard. Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.

7/12/22: There is an excessive amount of areca palm debris on the bottom & floating on top of the pool. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger see photo below. Checked all damp rid bags. Had to replace all bags throughout the residence. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
7/12/22: The tile roof may need to be pressure washed soon photo below. The pool pump appears to be slowly leaking from an unseen location while running see photo below. Brought in three pieces of mail with a stack of sales flyers see photo below. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
7/12/22: Brought in one piece of mail with some sales flyers see photo below. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. There are weeds starting to grow in pool pavers. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
7/12/22: I pulled about 2 dozen weeds from the lanai area around the pool. Pool level is at or just under the bottom of the skimmer port. I tell you this as an FYI, I realize the pool is pulling from the bottom drain.
7/12/22: The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
7/12/22: I pulled all the weeds on the lanai, I stopped counting at several dozen. The water main valve was on upon arrival, off upon departure. There is a brown spot right next to the pool equipment that I don’t recall being there, photo below. There were 2 Chewy boxes next to the front door I brought those into the garage, photo below.
7/12/22: I pulled all the weeds on the lanai and pool area. The pool level is very low, within an inch of the bottom of the skimmer port. I left the water on and began running water into the pool using the water timing meter valve. Your home is one of the last of the day for me so I will stop by Thursday to turn the water off. I walked the home twice to be sure all the babies and toilets were not running.
7/12/22: Watered the three plants on the lanai thoroughly as requested. I raised and lowered the hurricane shade on the lanai. The outside for your and garage lights were on upon arrival. I turned them off. All three of the bathroom sinks were running water after I turn the outside water main on and walked inside. All toilet seats were down, I lifted them up to promote better air circulation and to mitigate possible mold growing on them. The thermostat was set to 78 and the last time I was here it was 79 so I moved it back to 79.
7/12/22: I made sure all toilet valves are off. I pulled 2 dozen weeds on the lanai.
7/12/22: Went to the residence to meet with a Home Depot delivery truck to put a new dryer inside the residence but the delivery drivers were already gone when I arrived. The delivery driver forgot to give us a 30 minute notification before he arrived & said he would wait for us when we called him.
7/12/22: The door between the garage & home is swollen & is starting to become difficult to open & close. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the back & left side of the house. Visual check of the boat photo below.
7/12/22: 2 packages by the front door, I brought them inside, photos below. Cannot keep up with the weeds on the lanai by simply pulling them, they should be sprayed.
7/12/22: Garbage disposal needed to be freed, it wasn’t too solid a quick twist of the shaft and it was fine. I poured a drop or two of olive oil into it as it was running to possibly keep it from freezing up again. I pulled a half dozen weeds growing in the cracks of the pool area pavers.
7/12/22: The dehumidifier read 49 and ran during the service call. The tree out back is gone and the area has been sodded, photo below. I pulled about a dozen weeds from the cracks of the pool area pavers.
7/12/22: Contractor access + inspection. Met with ac technician Aj from Sunset air & let him into the residence for ac repair photos below. I stayed with Aj until he was finished & confirmed that the ac was working correctly again. The ac system was back on & cooling the residence before I left. Photos of the new sod below. There are some dollars weeds starting to grow back in the front lawn. Drove the car within the community after the ac technician was finished with the repair. Ran the storm shutters up & down for preventative maintenance. All storm shutters are closed & panels up. Visual check of the boat photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Turned off the water main to the house only when leaving. 8:30am-12pm
7/12/22: Weeds growing in the landscaping, photos below represent the issue. A large package is just inside the front door, photo below.
7/12/22: Poured vinegar down the HVAC condensate tube chased by water.
7/12/22: Watered 12 plants in total based on the moisture meter, 1 in the shower, 2 out on the open lanai and 9 behind the hurricane shutter. One plant has collapsed, Poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
7/12/22: Watered the plant in the kitchen. Poured a cup of vinegar down the HVAC condensate tube. Armadillo hole at the right back corner of the house under the downspout, photo below. Normally I would fill the hole in to see how active that hole truly is, however the plants right there are like poison ivy to me I can’t touch them or brush up against them without breaking out so I can’t help with the armadillo hole. I did throw some debris in the throat of the hole which should indicate whether somethings going in and out by the next time I come.
7/12/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. The armadillo hole reported about previously appears to be inactive as the debris I put in the throat of the hole appears to be intact. Some new digging in the yard, photo below.
