Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/8/22: I started the car and it idled during the service call.
7/8/22: The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. There was note on the ac thermostat concerning the compressor see photo below. I tried resetting the breakers & checked the drain lines but the condenser would not turn on. Will contact the client & advise them of the situation. Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/8/22: Pool construction has begun next door, photo below.
7/8/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
7/8/22: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. All damp rid bags were full throughout the residence & had to be replaced using some of the damp rid bags provided underneath the stairs. Made sure to turn off both water mains when leaving.
7/8/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. Turned the upstairs humidistat to 50 from 56 as the humidity was high upstairs. I waited until it cooled the area down and the humidity was well under 60%. A small corn snake was taking a swim in the pool, I politely showed him the back lawn, photo below. Some of the glass ornaments fell off the living room wall, photo below.
7/8/22: Made sure the water heater, range & ice maker were off. Checked all damp rids.
7/8/22: Monitoring the old water stains on the guest bathroom ceiling closely.
7/8/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
7/8/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. Bush/tree in the front landscaping is blown over a bit, reported previously. Appears it just needs re-staked. Pulled a dozen weeds on the lanai.
7/8/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
7/8/22: The old refrigerator has been removed from the kitchen. The entire inside of the residence needs to be cleaned. There is still a foul odor & dead flies throughout the entire residence.
7/8/22: I met the Conditioned Air tech at the Home beginning at 12 PM and we were here until a 12:45 PM. He cleaned and flushed condensate line and the unit was running and cooling upon departure.
7/8/22: The ac condensate drain line is eroding & staining the sidewalk where it drips onto the sidewalk see photos below. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms see photos below.
7/8/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/8/22: Watered the plants on the lanai.
7/8/22: Brought in the package that was by the front door see photo below. The breaker panel in the laundry room was making a buzzing sound when I arrived. Will send a video of the breaker panel to client via text. Watered the two plants in the living room.
7/8/22: Made sure the water heater, range & ice maker were off. Wine chiller in kitchen read 45. Ice maker in bar area is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
7/8/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
7/8/22: The ac system was on & appeared to be working correctly. The wine cooler & both mini fridges were all on & cold. The front balcony has an excessive amount of droppings on the floor.
7/8/22: The lawn was being mowed when I arrived. All the weeds & vines have been removed from the landscape beds since the last service call. Ran the storm shutters up & down. Weeds are growing in the pool tiles. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose. The plastic purge line for the kinetico water system on the left side of the house is cracked in half on the top. There are large cracks in the stucco on each side of the house in several locations.
7/8/22: The garbage cans in the garage are full see photo below. Sprinkled some more animal repellent on the small plants. Weeds are starting to grow in all the landscape beds.
7/8/22: Brought in a package from the mailbox see photo below. The smoke detector in the foyer was chirping when I arrived. I replaced the battery with a new 9v battery provided in the garage cabinet with the keys & made sure to test it after installing the new battery. All storm shutters are closed. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
7/8/22: There is a new water stain on the master bathroom ceiling by the bathroom vent fan see photos below. It is currently dry to the touch. Will contact the client & advise them of the situation.There were some more crabs & green spots on the bottom of the pool when I arrived see photos below. Weeds are starting to grow in the pool pavers & the deco drain see photos below. The pool pump was on & running when I left the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/8/22: Both ac air filters are dirty & need to be replaced. There are new filters for the living room provided in the garage but some 12x12x1 filters will be needed for the den. Weeds are growing in the pool pavers.
