Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,342 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/20/22: Brought in one piece of mail see photo below. The trim is starting to rot on the bottom of each side of the garage rear entry door. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
9/20/22: The pool pump was running & the plastic chlorinator hose was not leaking. The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/20/22: Couldn’t get mail. Looks like a flyer so not important. Two wasp nests inside the mailbox. I sprayed them but too many wasps that I didn’t get flying around the box. Last service call there was a small nest with just 2 wasps that I killed and removed. It was so minimal I didn’t mention it but this service call things were 3 times more a problem! All in just 2 weeks!
9/20/22: The humidity level has been over the unacceptable level of 60% inside the residence for more than one service call. I lowered the ac thermostat to 82 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust according. The water stain on the living room has changed in appearance since the last service call. Will continue to monitor closely. There is some browning in the lawn in several locations throughout the entire yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
9/20/22: The dehumidifier displayed 52. there is a smell of sulfur coming from the hot water heater side of your water system. This is generally an indication of a failing anode bar in your water heater that needs to be changed. A short term solution would be prior to your arrival having someone, myself or up someone else, run the water for about an hour through the hot water side of your system to flush that bad smelling water from the water heater completely. This should flush most of the bad smelling water from your system. If not when you come back expect to have some smelly water for the first day or so.
9/20/22: A new water heater has been installed. Client will handle the permit when they return. Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
9/20/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. No bug issue this week.
9/20/22: There was only one package at the upstairs door I brought inside sat on the glass table. Photo below.
9/20/22: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought inside a pool service slip from the lanai, however it was dated 9/14.
9/17/22: Drive by. Brought the Ford Edge key fob to Batteries plus for the lifetime key fob battery replacement program. A special sticker has been placed inside the key fob & the lifetime replacement has been placed in the client’s name. Photo of the receipt below. Will return the key fob & put the receipt inside the residence on the next service call.
9/16/22: Client advised they will handle the master bathroom toilet when they return. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
9/16/22: I put the key back in the lockbox when leaving. Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/16/22: The kitchen was dry & all of the towels have been cleaned up. Photos of the kitchen below. I put the key back in the lockbox when leaving. The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
9/16/22: Checked all damp rids. Made sure to turn off both water mains when leaving.

9/16/22: Monitoring the old water stains on the guest bathroom ceiling closely.
9/16/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
9/16/22: Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
9/16/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
9/16/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/16/22: Made sure the water heater, range & ice maker were off. Some of the crown molding is starting to slightly separate from the ceiling and some miter joints are starting to separate in a couple areas in the living room & throughout the residence.
9/16/22: Watered the plants on the lanai.

9/16/22: Wine chiller in kitchen read 45. Ice maker in bar area is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
9/16/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
