Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/14/22: There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic see photos below. Brought in eight pieces of mail & two packages see photos below. I left them all on the kitchen counter. Watered all the potted plants inside the residence & on the lanai as they were starting to get dry. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/13/22: The guest bathroom toilet did start running after being flushed today. The flappers on each toilet appeared dirty & had debris on them causing them to slightly leak so I removed both flappers & cleaned them to keep them laying flat. I put both flappers back in the toilets & did not hear them running when leaving. Will continue to monitor closely.
7/13/22: Made sure the pool chlorinator was on 60% see photo below. Brought in ten pieces of mail with a returned envelope & stack of sales flyers see photos below. I placed all the mail on the kitchen table per the client. The guest bathroom sink is tagged for a slow drain. Checked light timers. Visual check of the boat photo below. Both display panels on the boat read HU. The lawn has a brown spot in the backyard by the walkway. Jet ski’s have been removed. All storm shutters are closed. Turned off the water main to the house only when leaving.
7/13/22: Brought in three pieces of mail with a large stack of sales flyers see photos below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
7/13/22: Weeds growing on the lanai. The child pool safety gate was not latched, photo below. I latched it before departing.
7/13/22: Kitchen wine cooler is working, utility room wine cooler is off. Weeds growing on the lanai.
7/13/22: There was a white Volvo suv parked in the driveway when i arrived see photo below. The ac was off, the thermostat had a blank screen & a low battery warning when I arrived see photo below. I replaced the batteries with two new AA batteries restoring power to the ac system & thermostat display. The ac came back on & started cooling the residence. Will continue to monitor closely. The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
7/13/22: There is slight yellowing in the front lawn see photo below. Made sure the water heater, oven & ice maker were off. Kitchen remodel progress photos below. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. The pool company arrived to clean the pool while I was leaving the residence.
7/13/22: I found a sticky substance in the hall leading to the air conditioning closet it appears someone may have spilled the damp rid container that was sitting on the chair tried to wipe it up and didn’t get it all. I took Dawn and some white vinegar as a mixture with water and mop the entire side hall and front hall leading into the dining area especially under the thermostat. The circuit breaker for the kitchen outlets was tripped, I reset it. Before I left I went back to see if it had tripped, it had not. Watered plants out back on the lanai, one looks to be in serious trouble, photo below.
7/13/22: There is slight yellowing throughout the lawn see photos below. The lawn has a large brown spot in the backyard. Ran water in the lanai sink. Irrigation system is on. Visual check of the dock. Turned off the water main to the house only when leaving.
7/13/22: Weeds are starting to grow in all the landscape beds see photos below. Lanai screen door is locked. All storm shutter panels are up.
7/13/22: There was no power to the entire residence & the electric appeared to be turned off when I arrived. I was advised that the electric bill was just paid & that power should be restored to the residence at any time. The power came back on while I was still inside the residence & the ac started to cool the inside again. Will contact the client & advise of the situation. Removed a Charlotte Exterminators pest sign dated 7/12 from the front yard. The landscape bushes may need to be trimmed soon. Weeds & grass are growing in all the landscape beds. Lanai screen door is locked. All storm shutters are open.
7/13/22: No refrigerator was in the kitchen. No alarm sounded during my service call. I checked the carpeting under each bedroom window as requested, I could not feel any moisture. Photos of the side yard below. The pipe leading from the ground to the irrigation system box is broken and wires exposed, photo below.
7/13/22: I watered both plants in the kitchen. The one on the floor is down to zero leafs and may be dead but I poured 3 glasses of water in the plant on the floor. The water main was on upon arrival, off upon departure.
7/13/22: Checked all wood floors throughly.
7/13/22: Weeds prevalent in the landscaping, photos below. Some bushes need trimmed, photos below.
7/13/22: Brought in three pieces of mail with a stack of sales flyers see photo below. Client will advise when to forward mail. Swept spiders & cobwebs from all the baseboards throughout the inside of the residence. The water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Locked the door between the garage & home. Made sure to turn the water main off to the house only when leaving.
7/13/22: I am manually flushing the master bathroom toilet which has the fill valve issue previously reported. I’m using a large bowl from the kitchen to did so.
7/13/22: There was a UPS envelope at the front door. I called the client and she asked to have it forwarded. I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main on for the pool auto fill. I found 2 live drain flies in the master bathroom. One was in the left side sink and the other was in a the shower, I killed them both. 7/13/22: There appears to have been some activity inside the residence since the last service call. Irrigation system blue light was on.
7/13/22: Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
7/13/22: Visual check of the car, battery maintainer lights were on.
7/13/22: There are large cracks in the stucco in several locations around the outside of the residence. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Checked all damp rid bags. Watered all plants on the lanai. Both lanai screen doors are locked.
7/13/22: The new gutters have been installed on the building since the last service call & appear to be completed see photos below. There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
7/13/22: I pulled the weeds growing on the lanai. Debris on the top and bottom of the pool. The spa bubbler will not work. Photo below of sand just inside the back garage door below. This is generally evidence of any activity however I did not see any ants.
