Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,567 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/15/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line to help clean it. Removed & washed the washable ac air filter. I dried it out the best I could & put the air filter back inside the ac before leaving. Kitchen remodel progress photos below. Checked the plumbing before turning on the water.8/15/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Both damp rid bags in the closets were full. I was able to replace one of the bags with a new bag provided underneath the kitchen sink. More damp rid bags will be needed. Lanai screen door is locked. Checked all light timers. Put the key back in the green container when leaving.
8/15/22: Removed a Lawn care extraordinaire sign dated 8/12 from the front yard. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 & the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & doors open. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
8/15/22: Excessive weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.
8/15/22: Brought in three pieces of mail see photo below. Mini fridge in kitchen was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
8/15/22: Removed an undated Custom lawn & ornamental pest control sign from the front yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.

Visual check of the boat, trailer & vehicle.
8/15/22: Portable dehumidifier read 60%. Left the water main on when leaving.
8/15/22: Put the colored chairs underneath the house. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.

I lowered the ac thermostat back to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. 8/15/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower. Two traps out front have been moved to the roof, photo below. The weather station screen fell to the floor, appears broken, photo below.
8/15/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
8/15/22: Water heater fitting damp as reported previously. Weeds and bushes around the pool cage need trimmed as reported previously. Met Jason from SRQ Inspections, LLC for wind mitigation inspection. The area in the garage ceiling where the leak is today is not wet even though it is raining off and on. No water on the plastic cabinet top below it either.
8/15/22: A storm report has been created in the storm prep section. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
8/15/22: Weeds & grass are starting to grow in the shells & rocks see photos below. The tarp covering the boat is dry rotted & starting to deteriorate see photo below. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
8/15/22: Ran the storm shutter up & down for preventative maintenance. Turned the light off in the front guest bedroom. Emptied & refilled the small damp rid bucket in the master bathroom. The damp rid bucket in the vehicle is full & non refillable. A large damp rid bucket is recommended for replacement. Mesh storm shutter on lanai is closed.
8/15/22: The battery in the Ford Edge key fob is low. There is some browning in the lawn on the left & right sides of the house. Watered the potted plants on the front porch. Left the water main on when leaving per the client.
8/15/22: Lamp in Florida room was on. Checked light timers. Checked the shed in the backyard. Vacant lot is being maintained.
8/15/22: Lanai door is locked. All storm shutters are closed.
8/15/22: Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. No battery charger connected. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon. Both mini fridges in bar area are off & doors open.
8/15/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
8/15/22: Brought in four pieces of mail with a package that was laying by the front door see photos below. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/12/22: There is some slight yellowing in the lawn see photos below. The weeds growing in the pool pavers appear to have been sprayed. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
8/12/22: All of the weeds that were growing in the landscape beds appear to have been sprayed & are gone. Did not find any pool service slips during today’s service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
