Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/13/22: The new gutters have been installed on the building since the last service call & appear to be completed see photos below. All of the screens on the windows & lanai were undamaged. The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AAA batteries removing the warning from the display. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
7/13/22: No mail, I checked front and back of box system. Brought two large palm fronds to the front yard for pick up.
7/13/22: Brought in two pieces of mail see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/13/22: Found one palmetto bug in the living room, photo below. Met Steve Batten to show him the work that needs done.
7/13/22: Poured 2oz of bleach in each toilet.
7/13/22: Photo below of palm fronds that will need picked up by landscapers.
7/13/22: I ran just enough water in the kitchen sink that was leaking last time to fill the trap. I didn’t see any leaking but then again I didn’t run it for any length of time.
7/13/22: Dehumidifier read 50 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water.
7/12/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
7/12/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
7/12/22: Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
7/12/22: Water has been restored to the residence since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
7/12/22: The humidity level has been under 60% inside the residence for several service calls. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly.
7/12/22: The ac thermostat had a message on the display concerning the wi-fi signal.
7/12/22: Watered all plants.
7/12/22: The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
7/12/22: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 34. Watered the plant in the kitchen & rotated it.
7/12/22: The dying tree in the backyard has been replaced since the last service call see photo below. Removed an undated Truly nolen sign from the front yard. The mailbox has been hit by a car. The pool water level is back up to the optimal level of half the skimmer port. I ran the hose in it during the entire service call to help keep the water level up. Ran water in lanai sink. Both lanai screen doors are unlocked. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
7/12/22: Removed a Truly Nolan sign dated 7/12 from the front yard. Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.

7/12/22: There is an excessive amount of areca palm debris on the bottom & floating on top of the pool. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger see photo below. Checked all damp rid bags. Had to replace all bags throughout the residence. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
7/12/22: The tile roof may need to be pressure washed soon photo below. The pool pump appears to be slowly leaking from an unseen location while running see photo below. Brought in three pieces of mail with a stack of sales flyers see photo below. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
7/12/22: Brought in one piece of mail with some sales flyers see photo below. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. There are weeds starting to grow in pool pavers. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
7/12/22: I pulled about 2 dozen weeds from the lanai area around the pool. Pool level is at or just under the bottom of the skimmer port. I tell you this as an FYI, I realize the pool is pulling from the bottom drain.
7/12/22: The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
