Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,356 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/26/22: Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
9/26/22: Put the Ford edge key fob back inside the residence after having a new battery installed. Was able to start the Ford edge today after having the new battery installed. There is some browning in the lawn on the left & right sides of the house. Potted plants were wet from rain. Left the water main on when leaving per the client.
9/26/22: Put all the potted plants inside the garage for storm preparation. The damp rid bucket in the vehicle is full & non refillable. A large damp rid bucket is recommended for replacement. Mesh storm shutter on lanai is closed.
9/26/22: Brought in one piece of mail photo below. Brought in everything from the lanai. The light above the front door & some of the lights in the master bathroom are on. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked.
9/26/22: Put all the outside door mats inside the garage. Lamp in Florida room was on. Checked light timers. Checked the shed in the backyard. Vacant lot is being maintained.
9/26/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 & the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
9/26/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
9/25/22: Drive by storm preparation. Put the mesh storm shutter up over the sliding glass doors & brought in any light items on the lanai see photo below.
9/25/22: Drive by storm preparation. Put up all the storm shutter panels over the front door see photo below. While I was installing the storm shutter panels I noticed a fresh half burnt cigarette butt on top of the ring doorbell camera by the front door which was melted onto the camera causing damage to the camera see photos below. Made sure everything was locked up before leaving.
9/25/22: Drive by storm preparation. Closed all the open accordion storm shutters & put up the panels on the back windows see photos below. The neighbor approached me & stated that the your lawn company said one of the queen palm trees by the front entrance has a non curable fungus & needs to be removed to keep from infecting other trees.
9/25/22: Drive by storm preparation. Closed all accordion shutters & the mesh shutters on the lanai see photos below. Put the bbq grill inside the garage. Photo of the boat below.
9/25/22: Drive by storm preparation. Closed the large accordion storm shutter on the lanai & made sure the two sections were connected together & locked in place photo below. I also disconnected the garden hose from the spigot & put it behind the storm shutter. Made sure to set the alarm & lock the front door when leaving.
9/25/22: Drive by storm prep. Closed all the accordion shutters on both houses & closed the large mesh shutter on the lanai photos below. A new shutter is recommended for the lanai as the hardware doesn’t work properly anymore & the mesh shutter is starting to deteriorate. Had to remove the screens from the three small windows that the shutters have to be closed from the inside. Also brought in all the furniture, garbage cans & misc. items. 9am-11am.
9/25/22: Drive by storm preparation. All storm shutters throughout the residence were partially open for ventilation by the clients & needed to be completely closed in preparation for an incoming hurricane.
9/25/22: Drive by storm prep. Closed all the storm shutters 100% & put all the potted plants on the front porch in one corner. Closed the storm shutter over the front door when leaving see photos below.
9/25/22: Drive by storm prep. Installed the track for the front door storm shutter so it could be closed & locked for storm preparation see photo below.
9/25/22: Storm prep. Closed all the accordion storm shutters & put all the garbage cans inside the garage photos below. All of the straps on the accordion shutters are severely dry rotted & were falling apart when opening the shutters. Made sure to unplug the garage door opener & lock the garage overhead door when finished. 8am-9am.
9/24/22: Met with Jason from Imperial Services & helped put the storm shutters up on all the windows & doors around the residence see photos below. I set the alarm & made sure everything was locked up when leaving. 7pm-8:30pm
9/24/22: Met with Jason from Imperial services & helped put up the storm shutters on all the doors & windows around the residence see photos below. Also put all the patio furniture inside the residence earlier today. Made sure everything was locked up when leaving. 6pm-7pm
9/24/22: Met with Jason from Imperial services & helped put all the storm shutters up on both sides of the house photos below. One of the anchors was broken & had to be replaced on the far right side of the mid guest bedroom shutters see photos below. Also put both garbage cans inside the garage. Jim Weir stopped by to check the residence while we were installing the shutters. Made sure the garage door was locked when leaving. 5pm-6pm.
9/24/22: Met with Jason from Imperial services & helped put the storm shutters up on all the windows & doors around the residence photos below. Used washers on the grommets & sure everything was locked up when leaving. 4pm-5pm.
9/24/22: Met with Jason & helped put the storm shutters up on all the windows & doors around the residence. Also closed the shutter over the sliding glass doors photos below. 2:45pm-4:15pm.
9/24/22: Met with Jason from Imperial Services & helped put up the storm shutters on all the doors & windows around the residence see photos below. Also engaged the locks on the garage overhead door & exited through the front entrance door before putting the shutters up. 1:15pm-2:45pm.
9/24/22: Met with Jason from Imperial services & helped put the storm shutters up on all the windows & doors around the residence photos below. Made sure both garage doors were closed & locked when leaving. 10:30am-12:30pm.
9/24/22: Contractor access & shutter installation. Met with Jason from Imperial services & had to help him install all of the hurricane panels around the outside of the residence. Jason was by himself & apologized for the company being short on employees. Photos of all the shutters below. Also installed the garage door brackets & the lock on the front door accordion shutter does not work. I used the yellow vise’s to hold it closed. Made sure the alarm was set & everything was locked up when leaving. 8:15am-10:30am.
