Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/26/22: Jet skis and trailer in the garage which wasn’t there before. The thermostat had two error codes, photos of each below. When I was in the bathroom attached to the workout room called the toilet brush out of the container it fell over in the bottom came off of the container I cannot find a way to put it back together. Photo below. I will have my wife Joann try to find one similar and bring it next time. Front triple pigmy palm now has two dead limbs.
7/26/22: Portable dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
7/26/22: Armadillo hole on side of home appears to be active yet.
7/26/22: The mailbox has been hit by a car. Ran water in lanai sink. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
7/26/22: I made sure all toilet valves are off.
7/26/22: Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 66.5% & 85.8. Made sure to leave the water main on for the pool auto filler when leaving.
7/26/22: Poured vinegar down the HVAC condensate tube chased by water.
7/26/22: The living room tv was on when I arrived photo below. Made sure the water heater, range & ice maker were off. Ran water through the kitchen pot filler. Wine chiller in utility room read 55. Mini fridge on lanai was on & cold. Ran water in the sink on the lanai. Visual check of the jet ski’s. Storm shutters are closed.
7/26/22: Photo of the boat not included in today’s report.
7/26/22: Watered 11 plants in total based on the moisture meter, 1 in the shower, 2 out on the open lanai and 8 behind the hurricane shutter. One plant has collapsed, Poured 4oz of vinegar down the HVAC condensate tube chased by water. The one small plant on the lanai looks dead, even though I have watered (based on moisture meter), photo below. The plant in the bathroom has lost quite a few fronds (leaves). Can’t be lack of water I wouldn’t think.
7/26/22: The pool pump has started leaking while running see photos below. Will send a video of the leak via text to the client. Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.

7/26/22: The pool pump filter canister lid was leaking when I arrived see photo below. There is an excessive amount of areca palm debris on the bottom of the pool. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
7/26/22: Watered the plant in the kitchen. Poured a cup of vinegar down the HVAC condensate tube. The Armadillo hole at the right back corner of the house under the downspout appears to be dormant now as the entry throat is still basically blocked. Tripped circuit breaker number 19 for the entry foyer and then also number 22 which was for the great room lanai and kitchen I reset them.
7/26/22: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. The tile roof may need to be pressure washed soon. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
7/26/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox was empty.
7/26/22: The weeds appear to have been sprayed since the last service call. Brought in one piece of mail see photo below. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
7/26/22: The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
7/26/22: Left a lockbox on the garage side entry door with a key to the residence inside when leaving for handyman Mike Lewis to check the the door between the garage & home. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the back & left side of the house. Visual check of the boat photo below.
7/26/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. There is a great deal of evidence of a gecko in the MB but I could not find it, reported previously.
7/26/22: The water stain on the living room ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is some browning in the lawn in several locations throughout the entire yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
7/26/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed, reported previously. Met inspector from Oldon’s home inspections so he could gain access to the interior.
7/26/22: The water heater was leaking from the lower element when I arrived after turning on the water main outside see photos below. I immediately turned off the water supply valves on top of the water heater & connected a garden hose to the bottom drain to completely drain the tank & prevent it from further leaking. Will contact the client & advise them of the situation. Client advised to have a professional plumber replace the water heater immediately. The battery maintainer in the garage was off & the gfi outlet was tripped. I reset the gfi outlet in the guest bathroom restoring power to the battery maintainer. Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
7/26/22: The dehumidifier displayed 52.
7/26/22: I watered 7 plants on the lanai as indicated by the moisture meter.
