Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/27/22: The mirror vanity and trim of all been done and completed. I found no bugs this time, good!
7/27/22: Irrigation system blue light was on.
7/27/22: Poured 2oz of bleach in each toilet.
7/27/22: Removed an All u Need pest sign dated 7/26 from the front yard. Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
7/27/22: There are many many palm fronds laying in and around the landscaping outback they look as if they’ve been accumulated for pick up sometime in the future but it is pretty sloppy looking, photos below. There was a bunch of mail today finally, I called Rich and discussed if four pieces should be forwarded.
7/27/22: Made sure the water heater, range & ice maker were off. There are large cracks in the stucco in several locations around the outside of the residence. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Checked all damp rid bags. Watered all plants on the lanai. Both lanai screen doors are locked.
7/27/22: Debris on the top and bottom of the pool , photo below.. The spa bubbler will not work. I removed the rest of the Damp-Rid bags (3).
7/27/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
7/27/22: Moved the thermostat setting from 77 to 78 as requested.
7/27/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
7/27/22: I ran just enough water in the kitchen sink that was leaking last time to fill the trap. I didn’t see any leaking but then again I didn’t run it for any length of time.
7/27/22: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 9/1.
7/27/22: Weeds are starting to grow in all the landscape beds & by the pool see photos below. Brought in two pieces of mail see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/27/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water.
7/26/22: There has been a trailer parked in your parking space for more then one service call now see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
7/26/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
7/26/22: Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
7/26/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
7/26/22: The battery was dead in the garage door keypad when I arrived. I replaced the battery with a new 9v battery restoring power to the keypad. There was an amplified termite & pest invoice dated 7/20 on the kitchen counter see photo below. The ac thermostat had a message on the display concerning the wi-fi signal.
7/26/22: Ran the storm shutter up & down for preventative maintenance.
7/26/22: The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. Ran the storm shutters up & down.
7/26/22: The pool is over the skimmer port and there is hundreds and hundreds of dead ants and bugs on the top of the water. The water appears to be very very cloudy so much so that you can barely see the steps. Photos below.
7/26/22: Watered all plants.
7/26/22: The dehumidifier read 50 and ran during the service call.
7/26/22: There was mold inside the vehicle when I arrived see photos below. An air dryer or large damp rid buckets to put inside the vehicle for mold prevention are highly recommended. The vehicle will also need to be detailed. I closed all the open windows. Will contact the client & advise them of the situation. Ran the storm shutters up & down for preventative maintenance. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
