Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,851 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/3/22: Met with Mike from Heathy ac & let him into the residence for ac repair. I stayed with Mike until he was finished & confirmed the ac was working correctly again. Mike stated that the condensate drain line was clogged & he unclogged it restoring power to the ac. I made sure everything was locked up before leaving. 9:30am-10:30am.
9/2/22: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. There was a Hughes Exterminators card dated 8/22 on the kitchen counter photo below. Checked all damp rids. Made sure to turn off both water mains when leaving.
9/2/22: Pool has a great deal of debris on the bottom, more than likely from the very hard storms this afternoon. The front bedroom that’s behind the garage is still having a bug issue, see photo below. I did find one live bug.
9/2/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. Mini-split reading EC, I don’t think it is working based on the hygrometer readings. Trap still on the right side of the home is behind the bushes.
9/2/22: Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/2/22: Poured vinegar down the HVAC condensate tube.
9/2/22: I found a couple of dozen dead tiny flying bugs on the floor of the master bathroom. I did see and found all sink and tub stoppers down. I also did the same keeping them down when I left. I did not see any leak whatsoever around the guest bathroom toilet. Artwork fell over in utility room.
9/2/22: There was water dripping from the kitchen ceiling above the dishwasher & pantry when I arrived see photos below. Will contact the client & advise them of the situation. Waited for bob to arrive & inspect the unit above to try & find the source of the leak. It was discovered that one of the fire sprinklers in unit#229 above was leaking. The fire department has been dispatched to turn off the fire sprinklers to the entire building to stop the leak. I put towels down & buckets underneath the leaks to catch the water for now. Bob will be staying to maintain the situation until the fire sprinklers have been turned off. The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
9/2/22: The kitchen lights were on upon entry.
9/2/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. Poured an ounce of bleach in each toilet. I move the humidistat back to 55 based on the interior humidity level.
9/2/22: Weeds growing in the cracks of the pavers on the lanai, reported previously. Pool level is at the top of the skimmer port.
9/2/22: Checked all damp rids.
9/2/22: Monitoring the old water stains on the guest bathroom ceiling closely.
9/2/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
9/2/22: Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
9/2/22: Found the new large damp rid bucket in the guest bedroom closet & placed it inside the car. Client advised they will handle the master bathroom toilet when they return. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
9/2/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/2/22: Watered the plants on the lanai.
9/2/22: The left sink in the master bathroom has half the water pressure the right has.
9/2/22: Watered the two plants in the living room.
9/2/22: Made sure the water heater, range & ice maker were off.
9/2/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. The bush/tree out front is leaning even more, as reported previously.
9/2/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
9/2/22: The wine cooler & both mini fridges were all on & cold. The front balcony has some droppings on the floor.
9/2/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The bush next to the front door needs to be trimmed as well as others around the house, as reported previously.
