Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,974 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/21/22: The storm shutter over the dining room windows will not close all the way & is staying partially cracked open. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
7/21/22: The humidity level was well below 60% inside the residence on both floors when I arrived. I raised both thermostats to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the damp rid bag in the master bedroom closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
7/21/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
7/21/22: The storm shutters on the lanai are closed.
7/21/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/21/22: Weeds & vines are starting to grow in the landscape bed. The lawn company arrived to cut the grass while I was inside the residence. I asked them about spraying for weeds. The back guest bathroom toilet is tagged for a broken handle.
7/21/22: Drive by. Went to the residence to investigate a foul smell possibly coming from the garage reported by the lawn company. I did not smell anything or find anything in the garage, house or yard. It’s possible that an odor may have temporarily been coming from the empty lot next door. Will continue to monitor closely. Removed a Turner pest control sign dated 7/20 from the front yard.
7/20/22: The residence was cool & the ac was on & working correctly when I arrived. All the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. There was no evidence of mold found throughout the residence photos below. Lanai screen door is locked. All storm shutters are open.
7/20/22: Met the Home Depot delivery drivers & opened the garage for new dryer delivery see photos below. The ax was not working when I arrived, the drain line appears to be clogged. Will contact the client & advise them of the situation. Made sure the garage door was closed & locked. Put a lockbox on the front door with a key to the residence inside for the ac company when leaving.
7/20/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/20/22: I poured vinegar down the HVAC condensation evac tube chased by water.
7/20/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. Mail did not appear to be important. The armadillo appears to have moved on as the hole has been inactive for past 2 weeks. The slider in the MB had one side that I was able to open with atig from outside. The side that wasn’t latched or was partially latched was the left pane if looking at the door from the pools are. The deadbolt on the small exterior door of the garage was not locked.
7/20/22: Photo of the lake below.
7/20/22: There is some digging in the yard but not excessive, appears to be an armadillo, reported previously. Weeds growing on the lanai. Tiny bugs/ants beginning to show up in the MB under the window, photo below.
7/20/22: Watered the 1 interior plant. Watered all the plants on the exterior lanai areas. Started the car and let it idle during the time I was here. Dead bugs in the fridge, no live bugs. The fridge was cold. The guest bathroom toilet is filling very slowly so I am using a pot from the kitchen to flush the toilet.
7/20/22: Drive by. Unlocked the front door for the ac company per the client.
7/20/22: There is digging in several spots around the house and landscaping, looks or appears to be an armadillo. There is a tiny ACTIVE armadillo hole in the back corner off the lanai I covered it last service call and it is dug out again. Photos of this below.
7/20/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The lanai in one corner has many weeds growing thru the cracks of the lanai, previously reported. I pulled about 3 dozen weeds on the lanai today and will pull as many each time trying to get these under control. Browning along the road, photos below. Some palm fronds throughout the yard that need to be collected and taken by the landscapers.
7/20/22: No issues with the spot in the garage that was leaking from the roof. Brought several pieces of mail inside nothing of importance. Browning in the front yard appears to have worsened, photo below.
7/20/22: Brought in seven pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
7/20/22: After hours special call. Received a call at 6:22am from the landscaper that the front door was open & the alarm system was deactivated. I immediately went to the residence & found the front door open with the deadbolt lock engaged & the alarm system was deactivated. There was a business card from a Certa pro painter estimator Jim klepser laying on the ground by the front door see photos below. I checked the entire residence which was secure & made sure the alarm system was activated & the front door was locked when leaving. I tried contacting the clients to advise them of the situation.
7/19/22: Brought in one piece of mail see photo below. Swept cobwebs off the rear exterior light. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
7/19/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
7/19/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
7/19/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
