Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,356 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/13/22: The humidity inside was a bit high although it’s very humid outside as well and has been for a while now I believe this time of year would be better for us to have that thermostat set to 77° or 78. I said it’s 77 for today because it’s so high the humidity that is next time if it’s lower I’ll move that thermostat up to 78. What’s happening is that the outside air temperature is reaching the mid 80s on a bright sunny day on a cloudy day less than that so the system just doesn’t run in the humidity builds up if it doesn’t run. I did wait around to check to see what the temperature was coming out of the nearest supplies at it was in the mid 60s and as it runs it will only get colder so that’s good.10/13/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. Did not run water through garbage disposal but did run the disposal for 2 seconds. I found a visible sign of structural damage to the lanai cage. What their what is their appears to have been there prior to the storm in that condition. I move the thermostat back up to 77° as the humidity is acceptable.
10/12/22: Home under renovation from flood damage. Lanai damaged from storm. Pool very cloudy and dirty. I did not activate the alarm. I did not lock the door between the garage and home as that is how I found it. I closed all blinds as requested.
10/12/22: There was mail but none appeared to be important. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles as previously. There are two screens that have been damaged but it appears the screen is fairly old and should be replaced and most exterior windows and doors. The water heater was on I turned it off at the circuit breaker. And somebody has already come in and turn down the humidistat from 55 to 48. There’s a spot in the front bedroom near the bay window. This window which had leaked prior to the storm and was previously reported. The spot is on the wall in the corner photo below. It appears there’s been some water damage there but I’m not sure that it is from the storm or if it was there prior to. In any event it looks like just that it’s been dried and if so you can just paint over it.
10/12/22: I poured vinegar down the HVAC condensate tube then chased with water.
10/12/22: I watered all 8 plants on the lanai as indicated I should by the soil moisture meter. The thermostat was set to 75 and I kept it there as clients arrive this week. I turned on the water heater rat the circuit breaker and left the water main on per client’s request. One piece of mail looked important, see photo below. The door between the garage and home was not locked, I locked it. The issue with the water valve on the lanai was the sprayer head was in between settings once I turned it to spray or jet it worked.
10/11/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. Mid skimmer port. The pool pump motor actually sounds better today, I will send a video via text. The metal item on or inside the doorway is a rain gutter diverter. I took a photo of one that is still intact above the garage door and a picture of where I think this one actually came from next to the front door screened area, photos below. The gutter area where the pool cage kit connects to the house has a lot of debris in it, photo below. Also there is a small tear in one of the screens near there photo below.
10/11/22: Kitchen wine cooler is working, utility room wine cooler is off. Met Rafy from Armor Security. Rafy said the issue was the battery for the system needed replacing. Several small trees down around the house that something I wasn’t taking photos of or reporting last week as the focus was structural damage, photos below. You have 3 screen panels out 2 small and 1 big, photo below.
9/28/22: Drive by storm preparation. Went to the residence to check on the storm shutters which had not been put up yet. Jennifer & I were able to put the shutters up this morning before the storm intensified see photos below. I unplugged the garage door opener & engaged the locks on the overhead door when leaving. Will contact the client & advise them of the situation.
9/27/22: All storm shutter panels are up. The tile grout in the master bathroom shower is tagged for cracking.
9/27/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
9/27/22: Remodel progress photos below.
9/27/22: There has been some activity inside the residence since the last service call. Made sure the water heater, range & ice maker were off. All of the weeds appear to have been sprayed recently. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.
9/27/22: Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
9/27/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are growing in the deco drain on the lanai. Weeds are growing in the landscape beds. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
9/27/22: The lanai has not been cleaned yet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/27/22: Moved garbage cans etc on lanai for storm preparation. Unable to run water in the residence. Client advised that the county turned the water off due to a leak in the pipes. The humidity level over 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked.
9/27/22: All storm shutter panels are up & the accordion storm shutter on the lanai is closed. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Did not smell any odors coming from the water during today’s service call. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
9/27/22: The ac system has been repaired since the last service call & appeared to be working correctly. I removed the lockbox from the front door when leaving. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
9/27/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
9/27/22: Removed a tru green sign from the front yard. The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
9/27/22: Made sure the water heater & ice maker were off. Did not run any water inside the residence per the client. Plants were wet from rain. Put the keys back in the lockbox when leaving.
9/27/22: Client advised they will address the landscaping when they return. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
9/27/22: Put the garbage cans inside the house for storm preparation. The screen on the lanai door is almost torn all the way off & needs to be repaired. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. The kitchen sink is tagged for leaking from underneath on both sides when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
