Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,983 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/22/22: Weeds are growing in the pool tiles. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose. The plastic purge line for the kinetico water system on the left side of the house is cracked in half on the top. There are large cracks in the stucco on each side of the house in several locations.
7/22/22: Photos of the landscaping below. There are some small weeds growing in the landscape beds. Weeds grow quickly this time of year with all the rain & sunshine.
7/22/22: All storm shutters are closed. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
7/22/22: The irrigation system was running when I arrived & there appeared to be either a broken irrigation line or sprinkler head underneath the grass in the middle of the front yard causing a large amount of water to run into the street see photos below. Will contact the client & advise them of the situation. The water stain on the master bathroom ceiling has not changed in appearance since the last service call & is currently dry to the touch. There were a few crabs on the bottom of the pool. Weeds are growing in the pool pavers & the deco drain. The pool pump was on & running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/22/22: Brought in a package of new 12x12x1 pleated ac air filters see photo below. I replaced both air filters inside the residence using the other filters provided & wrote the dates of installation on them. Weeds are growing in the pool pavers.
7/21/22: Contractor access. Met with ac technicians Brett & Kellsy from Sunset air & let them into the residence for ac repair. I stayed with them until they were finished & confirmed the new part was working. Photos of the new exterior breaker box for the ac condenser below. Made sure everything was locked up when leaving. 12:30pm-3pm.
7/21/22: Made sure the water heater, range & ice maker were off. Wine chiller read 54/46. Mini fridge in dining room was on & cold. Storm shutters on lanai are closed.
7/21/22: All of the potted plants have been placed inside the foyer since the last service call when I arrived. Will contact the client & advise them of the situation. I placed them all back out on the breezeway & watered them for now. May take some of the plants per the clients. Updated photo of the convertible top on the car. Portable dehumidifier in kitchen read 51. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
7/21/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The change in the humidistat upstairs worked as the humidity is much better. I took several photos of the glass ornaments on the wall as requested. I found none that were loose nor even looked as if they were going to fall off. I believe the top bulb became dislodged and rolled down and hit the secondary bulb and knocked it off. That’s why you had two damaged ones but I cannot see why the first one fell as that nail seems to be in there just fine. The water main was on upon my arrival off upon departure. The bush next to the front door needs to be trimmed as well as others around the house.
7/21/22: Opened the new damp rid buckets inside the car. The humidity level has been below 60% inside the residence for several service calls. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
7/21/22: I started the car and it idled during the service call.
7/21/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
7/21/22: Ran the storm shutters up & down. Water was on at 2004.
7/21/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. Bush/tree in the front landscaping is blown over a bit, reported previously. Appears it just needs re-staked. Steps to pool area on left side of home have been nicked off to the side, photo below.
7/21/22: Both damp rid buckets in the vehicle are full & need to be replaced. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
7/21/22: The tire on the vehicle has been repaired since the last service call see photos below. One of the storm shutters in the kitchen is still open & will not close. Did not run any water per the client.
7/21/22: Browning of the yard appears to be better. Larvae in many of the corners of the front left window, photos below.
7/21/22: Sand in the corner of the lanai next tot the door. It appears to be ant activity but I did not see any ants. It could also have been blown or rained into that screen too, photo below.
7/21/22: Used the new containers of toilet bowl cleaner to clean the toilets.
7/21/22: Checked the water pan in the ac return vent.
7/21/22: Drained water from system after water was turned off.
7/21/22: The lights underneath the kitchen cabinets have not been completed yet. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
7/21/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is working and reads 24 on the display. Bushes need trimmed back soon, can barely get in the front door, photo below. Weeds growing in the cracks of the drive. Trap still on the right side of the home. One large screen panel is blown out of the pool cage, photos below.
7/21/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
7/21/22: The downstairs ac thermostat had a message on the display when I arrived see photo below.
