Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,851 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/7/22: Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar soon. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
9/7/22: Visual check of the car, battery maintainer lights were on. I moved the thermostat up to 78 from 77 based on the past 2 humidity readings.
9/7/22: Checked all damp rid bags. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.
9/7/22: No bugs.
9/7/22: Poured 2oz of bleach in each toilet.
9/7/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
9/7/22: There was several pieces of mail I will forward. Started the call and let idle during the service call.
9/7/22: Brought in a new one gallon container of white distilled vinegar for hvac condensate drain line preventative maintenance. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
9/7/22: Debris on the top and bottom of the pool. The spa bubbler will not work. Found several dead ants in the corner of the bedroom bathroom nearest the garage and paint peeling with a small water spot under the MB window, both reported previously. I cleaned the dead ants up to see if they return. There are some dead ants under the primary window in the off pool bedroom, photo below.
9/7/22: Brought in a new one gallon container of white distilled vinegar for hvac condensate drain line preventative maintenance see photo below. Brought in another duplicate hot rod magazine. Photo of both address labels below. All sales flyers have been placed in the recycling bin. The bushes growing next to the right side pool cage screen door may need to be trimmed soon. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked.
9/7/22: I filled the bathtub up to the overfill cap and then let it drain. I waited until it rains completely and it drained just fine. The MB toilet runs continuously ever so slightly so I shut it off at the valve.
9/7/22: Contractor access. Met with Chris from Homespec inspections & handyman Mike Lewis. I let them both into the residence & stayed with them until they were finished. Made sure everything was locked up, set the alarm & put both garbage cans back on the side of the house when leaving.
9/7/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this time but then again I didn’t run it for any length of time.
9/7/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. The smoke detector in the MB is chirping indicating a new battery is needed.
9/6/22: Drive by. Made sure the ac was working & everything was locked up. Temperature & humidity readings were 79.8 & 48.9%. Thermostat was set to 78 & read 81 as it was just turned back on. No visible signs of mold throughout the residence.
9/6/22: Met with xfinity technician Alexander & let him into the residence for security system repair. I stayed with Alexander until he was finished. Alexander stated that there is an internet connection to the residence but the security system keypad is not working correctly & he was only there to confirm if there was an internet connection before leaving. I made everything was locked up & set the alarm when leaving. 12:10pm-1:10pm.
9/6/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
9/6/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
9/6/22: I made sure all toilet valves are off, all the faucets and shower heads were off as well.
9/6/22: Brought in three pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
9/6/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
9/6/22: Weeds on the lanai. I found just a couple sewer flies this time seems like we got almost all the larvae.
9/6/22: The ac thermostat had a message on the display concerning the wi-fi signal.
9/6/22: Watered all plants.
9/6/22: The entire vehicle has been detailed see photos below. I was unable to reprogram the garage door keypad but was able to access the garage with a spare garage door opener from inside the residence. I put the garage door opener back inside the residence when finished. The fabric has started to fall from the underneath the middle barstool. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
