Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,851 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/8/22: Replaced the dead batteries in the front door keypad with four new AA batteries provided in the cabinet next to the dishwasher restoring power to the keypad. While I was looking fir the batteries I found a trail of small ants going in & out of the pet food container & bags in the cabinet. I shook the ants out on the breezeway & put all the pet food containers & bags inside garbage bags for now. I put the lock key back inside the garage before leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.9/8/22: Was unable to start the car during today’s service call due to the battery in the key fob going dead. Will contact the client & advise them of the situation. The tires on the car appeared to be getting a little low. I inflated them all to 32psi using my cordless inflator photo below. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
9/8/22: All of the weeds growing in the landscape beds appear to have been sprayed recently. Made sure the water heater, range & ice maker were off. There were several perishable food items inside the refrigerator that were starting to rot & had to be removed see photos below. Picked up several dead cockroaches throughout the residence. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
9/8/22: Ran the rinse cycle on the dishwasher & cracked opened the door when the cycle was finished. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ac system was on & appeared to be working correctly. Both pool cage screen doors are locked. All storm shutters are closed.
9/8/22: The lawn was being mowed & the weeds were being sprayed when I arrived. The back guest bathroom toilet is tagged for a broken handle.
9/7/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
9/7/22: Watered the orchid flower by the kitchen window. Visual check of the boat photo below.
9/7/22: Removed a problem solved pest sign dated 9/6 from the front yard. All the storm shutters on the left & right sides of the house are open. Wine chiller in kitchen area read 55. Mini fridge on lanai was on & cold. Visual check of pontoon & dinghy see photos below. Sailboat has been removed from the dock.
9/7/22: Brought in five pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
9/7/22: Raised the ac thermostat to 79 per the client.
9/7/22: Front yard easement construction photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below. One of the straps holding the cover on appears to have broken.
9/7/22: Brought in a new large damp rid bucket & placed it inside the vehicle see photos below. Ran the storm shutters up & down for preventative maintenance. Photos of the lawn below. Dollars weeds are starting to grow in the lawn again. The sod on the left side of the house is brown & one of the banana trees has fallen over. All storm shutters are closed & panels up. Visual check of the boat photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Turned off the water main to the house only when leaving.
9/7/22: The landscape bushes on the left & right side of the house may need to be trimmed soon see photos below. The ac system was back on & appeared to be working correctly again since being repaired after the last service call. The humidity level was back under 60% inside the residence. Found five pool service slips on the lanai dated 7/27, 8/17, 8/24, 8/31 & 9/7. Watered the two plants in the kitchen & dining room area. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
9/7/22: Kitchen wine cooler is working, utility room wine cooler is off. Weeds growing on the lanai.
9/7/22: The lawn has a large brown spot in the backyard. Irrigation system is on. Visual check of the dock. Turned off the water main to the house only when leaving.
9/7/22: Weeds in pool area have been sprayed and are dead. No additional bugs found at the front or back doors. Weeds growing in the landscaping, see photos. The master bathroom sink closest to the toilet has very little water flow. Screen on the lanai needs repaired, previously reported. The lights were on in the garage upon arrival.
9/7/22: Lanai screen door is locked. All storm shutter panels are up.
9/7/22: Watered plants out back on the lanai as my plant moisture meter indicated they needed it. Pulled a dozen weeds from the cracks of the pavers around the pool. Weeds are growing in the landscaping, as reported previously.
9/7/22: No refrigerator was in the kitchen. Size of fridge space 38w x 74 1/8. The mailbox was empty. Yard condition is the same as the several service calls prior. Mid robber (wasp) larvae nest on the window next tot the front door, photo below.
9/7/22: There appears to be consistent power outages or power surges in the community as the microwave clock had to be reset again. Checked all wood floors throughly.
9/7/22: I watered the plant on the kitchen counter. The plant on the floor is dead.
9/7/22: Weeds are getting pretty bad in some spots, photos below.
9/7/22: There is a section of soffits pushed up on the right side of the house above the air conditioner see photos below. Brought in three pieces of mail with some sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Excessive spiders & ants are starting to build up along all of the baseboards. The water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Locked the door between the garage & home. Made sure to turn the water main off to the house only when leaving.
9/7/22: The dehumidifier was on in the garage it was not running but it did read 60. I found no evidence of sewer flies within the home. I walked the house twice to be sure the toilets had filled and stopped running because the water main is to remain on. The landscaping appears to be new and/or rejuvenated.The pest hole out front looks to be active. Black mold developing on the lanai, should be power washed.
9/7/22: The entire lawn is starting to excessively brown. Irrigation system blue light was on.
