Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/22/25: Drive by. Met with the neighbor dewayne Nodine & let him into the residence. The deadbolt was functioning correctly when I arrived & the batteries appeared to be ok still. Dewayne requested that I leave him the key to the deadbolt for now & he will personally return it to me when finished. I turned on the water main for Dewayne when leaving.
6/21/25: Storm preparations. Brought in all the furniture & items hanging on the wall from the lanai. Closed & locked all storm shutters photos below.
6/20/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
6/20/25: The inside of the residence appears to have been cleaned since the last service call. Watered the plants on the front porch & lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
6/20/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
6/20/25: Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
6/20/25: The humidity level was slightly over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. The ac system turned on & cold air started blowing out of the vents. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
6/20/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 83 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
6/20/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/20/25: The kitchen sink is tagged for leaking from underneath when water is running through it. All ceiling fans are off.
6/20/25: All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plant on the lanai.
6/20/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
6/20/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/20/25: I tried starting the vehicle to let it idle during the service call but the battery appears to be dead & it would not start. Will have to return with a jump starter to get the vehicle running. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
6/20/25: Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 42. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
6/20/25: Made sure the water heater, range & ice maker were off. Watered the plant in the living room. All ceiling fans are off.
6/20/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
6/20/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/20/25: Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
6/20/25: Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
6/20/25: The new sod in the front yard is still slightly brown photos below. Monitoring the sections of new sod in the front yard. Removed two problem solved pest signs from the front yard. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
6/20/25: Will be returning to close all of the storm shutters & bring the furniture in from the lanai for storm preparation. The ac system was still off & the thermostat was blank when I arrived. I was unable to get the ac system to turn on & I did not find any tripped breakers. The ac system will need to be repaired at this time. One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/20/25: Brought in two pieces of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Green slip in mailbox. All storm shutters are closed.
6/20/25: There were some chairs & a pool noodle on the lanai when I arrived photo below. Portable dehumidifier in kitchen read 48. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
6/19/25: Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
