Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,897 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/25/25: Contractor access. Met with ac technician Ryan with total comfort cooling & heating & let him into the residence for ac repair. Ryan stated that the condensate drain line was clogged. Ryan cleaned out the line & serviced the ac system restoring power to the system. I stayed with until he was finished & made sure the ac system was working correctly again. I made sure everything was closed & locked up when leaving.
6/24/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/24/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
6/24/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
6/24/25: Mini fridge in kitchen is off. Storm shutter on lanai is closed.
6/24/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
6/24/25: The ac thermostat was not holding set temperature & the ac system was not working when I arrived. The ac system appears to have froze up due to the ice on the coils & condensation on the outside of the air handler photo below. I turned the ac system off for now to let the ice on the coils melt. I put some buckets & a towel underneath the air handler for now. Client advised they will contact their ac company. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
6/24/25: The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
6/24/25: Made sure the water heater & range were off. The humidity level in the garage was over the acceptable level of 60% when I arrived. I lowered the ac thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
6/24/25: The pool pump impeller housing is leaking from a crack while the pool pump is running. Client advised they will address it when they return. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. The half bathroom toilet by the pool is tagged for a broken fill valve. Client will address when they return. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 76.3% & 80.0. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
6/24/25: A package was delivered to the residence as I was leaving photo below. Removed an elite pest sign dated 6/16 from the front yard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
6/24/25: The pipe connected to the bottom of the pool heater is leaking slowly while the pool pump is running. An irrigation sprinkler head appears to be broken & causing a washout on the left side of the house in front of the pool cage. The lawn has some brown spots throughout the entire yard.
6/24/25: The white Toyota Camry is still parked in the driveway. There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
6/24/25: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off. Garage side entry door handle unlocked for access.
6/24/25: Weeds are starting to grow in the pool pavers & landscape beds. New blinds are waiting to be installed over all the windows & sliding glass doors. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
6/24/25: The lawn has some brown spots on the front & right side of the house but they appear to be getting better. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Pool water spiqot fill valve was on. All accordion storm shutters are closed & panels on. Turned off the water main to the house only when leaving.
6/24/25: The lawn still has some browning in the front & backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
6/24/25: A new pool pump filter canister has been installed since the last service call see photo below. The lawn has some browning in the front yard & left side of the house. Wine cooler was on & cold. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
6/22/25: Drive by. Met with the neighbor dewayne Nodine & let him into the residence. The deadbolt was functioning correctly when I arrived & the batteries appeared to be ok still. Dewayne requested that I leave him the key to the deadbolt for now & he will personally return it to me when finished. I turned on the water main for Dewayne when leaving.
6/21/25: Storm preparations. Brought in all the furniture & items hanging on the wall from the lanai. Closed & locked all storm shutters photos below.
6/20/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
6/20/25: The inside of the residence appears to have been cleaned since the last service call. Watered the plants on the front porch & lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
6/20/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
6/20/25: Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
6/20/25: The humidity level was slightly over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. The ac system turned on & cold air started blowing out of the vents. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
