Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,406 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/9/24: I poured vinegar down the HVAC condensate tube and then chased with water.
5/9/24: Couldn’t move around much as they are working on the bathroom. Did photos and ac check is about all. Water main is on as they are using facilities.
5/9/24: Do not paint lanai signs on the front porch & sliding glass doors. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are currently open. Storm shutters on lanai are cracked open for ventilation.
5/9/24: The humidity level was still over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% & the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All storm shutters are closed & shutters on lanai cracked open for ventilation. All patio furniture cushions are inside. Do not paint lanai sign on front window.
5/9/24: The water main was on upon arrival. The water heater was on, I shut it off at the circuit breaker.
5/9/24: The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Was unable to run any water in the upstairs bathroom as the large shelf has been pulled away from the wall & some furniture has been placed inside the bathroom since the last service call blocking access. Numerous unopened damp rid buckets on the kitchen counter. All ceiling fans are off. Storm shutters on lanai are closed.
5/9/24: The humidistat is set low and the humidity is very low so I moved the humidistat up to 50. I will monitor on the next subsequent service calls. The water heater wason I turned it of at the circuit breaker. The water main was on upon arrival, off upon departure. Visual check of SUV.
5/9/24: New roof construction has started on the building since the last service call see photos below. Brought in all the furniture from the lanai & front porch for storm preparation photos below. Made sure the water heater, range & ice maker were off. Picked up the new key to the water heater room. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/9/24: I set the thermostat as it was in years past to 80° and I said the humidistat to 60. I did this because the humid humidity is very low and the system seems to be running too frequently.
5/9/24: The light was on in the hall leading to the office, I turned it off.
5/9/24: Exterior building painting progress photos below. All storm shutters are temporarily open for painting of building. The humidity level was well below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
5/9/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80.
5/9/24: I moved the thermostat up from 77° to 78° because of the lower humidity today.
5/9/24: There was some work being performed on the roof of the building when I arrived see photo below. Half of the storm shutters on the lanai are still temporarily open for the painting of the exterior of the building. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
5/9/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with an entire cup of water.
5/9/24: There was some work being performed on the roof of the building when I arrived see photo below. Made sure the water heater & ice maker were off. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
5/9/24: There was some work being performed on the roof of the building when i arrived see photo below. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
5/9/24: There was some work being performed on the roof of the building when i arrived see photo below. The new whole home dehumidifier upstairs does not appear to have been powered on yet. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
5/9/24: I found the water main valve on upon arrival, off upon departure. The hose to fill the pool was in the door of the pool preventing it from closing. I removed and coiled up next to the spigot. I then ensured the door was closed and latched. There was a package at the front door that I brought inside. There was one piece of mail I thought you may have interest in, photos below. I removed a pest control sign from the front yard.
5/9/24: The small section of missing louvers on the front of the building have not been replaced yet. Made sure the water heater, range & ice maker were off. Turned the electric fireplace breaker back on to restore power to the security camera in the living room. Alarm system is temporarily deactivated. Will replace the battery in the ring doorbell once per month. Drop cloths placed on carpets for protection. All ceiling fans are off. All storm shutters over the windows & lanai are closed. Storm shutter over the front door will be closed if storm is imminent.
5/9/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. I found the humor a bit high in the pool house. The air temp coming out of the mini split was 78.2 degrees. The smoke detector in the dining room is beeping, indicating a low battery.
5/9/24: Found the garage storage room door unlocked & locked it. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
5/9/24: A lamp in the living room was on when I arrived. I turned it off before leaving. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
5/9/24: Construction has started on the pond drain line in the parking lot next to the building since the last service call see photo below. Brought in a package that was laying by the front door when i arrived see photo below. Checked all damp rid buckets. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm. The vehicle will need to be professionally cleaned by a detailer. Jennifer can arrange a mobile detailer or we can drop the vehicle off somewhere.
5/9/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was off in #603.
