Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

10/07/22: Post storm check on 10/7/22. Power & ac were on. No visible signs of water damage inside the residence. Refrigerator on & cold.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Water intrusion through window in den. Carpet was dry underneath the window.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Shingles missing from roof. Landscaping damaged trees down etc. Picture fell down on the lanai. Water intrusion on the left side master bedroom window which got on the lamp & night stand. Carpet was dry underneath the window. Water intrusion on master bathroom window. Floor was dry underneath the window.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Landscaping damaged trees down etc. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Landscaping damaged tree down etc. Water stain on the master bathroom ceiling. Water stain on the garage ceiling below the ac air handler. Paint peeing on ceiling by attic door in garage.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Some lifted tiles on the back of the roof. Small water stain on guest bedroom ceiling. Water intrusion on master bedroom window. The carpet was dry underneath the window. Small stain on master bathroom shower ceiling. Mark on wall next to window in living room.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Some of the palm trees appeared to be leaning. Water stain on master bedroom “hers” closet ceiling. Water stain on the ceiling around the water heater vent pipe in the garage.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Some roof tiles missing. Landscaping damaged trees down etc. Faint water stain around the master bathroom shower light. Coin on top of frozen water in cup did not sink.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Roof tiles damaged. Landscaping damaged trees down etc. Evidence of water intrusion on guest bedroom window. Carpet was dry underneath the window. Evidence of water intrusion on dining room window. Floor was dry underneath window. Surge water appears to have intruded into the garage several feet underneath the garage overhead door & receded.

10/06/22: Post storm check conducted on 10/6/22. There was no power to the residence due to a damaged electric meter. Client advised the meter will be getting repaired soon. Shingles missing from roof & ridge vent along top of roof appears to be damaged. Siding missing on the left & right side of the house. Water intrusion on the living room windows & some mold was starting to set up. Cleaned all spoiled perishables from the refrigerator & freezer. Turned off the breaker to the refrigerator & left the doors open for now as the power is off. Water stains on garage ceiling above garage overhead door most likely from the missing shingles above the garage on the edge of the roof. Front door was swollen & difficult to open & close. Attic access cover blown down with large piece of insulation in garage. Water intrusion on the right side guest bedroom window. Carpet underneath window was still slightly damp. Put a lockbox on the side of the house with a key to the residence inside for the insurance adjuster when leaving.
10/08/22: Additional post storm photos from 10/8/22.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Shingles missing & lifted on roof. Shed has been lifted backwards into the pool heater damaging it. Pool cage damage & torn screens. Front porch screen door is damaged. Several breakers were tripped in the breaker panel when I arrived. Removed all spoiled perishables from the refrigerator & freezer. The suv was damaged from the attic access cover falling down onto the hood.
10/18/22: Regular service call conducted on 10/11/22. Connected a water hose to the neighbors hose spigot & put the hose in the pool to bring the water level back up. The hose will need to run for approximately 2-3hrs. The neighbor said he would turn off the hose & remove it after the pool is finished filling. Water main to house is broken & water is off. Lowered the ac thermostat to 78 for mold prevention. Shingles lifted & missing from roof. Landscaping damaged trees etc. Gutter splash guard on front of house damaged. Pool cage damaged & torn screens. Large debris in pool. Shingles missing from boat dock roof. Soffit damage on boat dock & boat cover is tattered. Water main pipe to house is broken & water is off. Water stains on garage ceiling and large crack in left side wall. Water intrusion underneath utility room window. Water stain on living room ceiling by ac vent. Tear in mesh storm shutter on lanai. Previous water intrusion in all the guest bedroom windows.

10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Shingles lifted & missing from roof. Landscaping damaged trees etc. Gutter splash guard on front of house damaged. Pool cage damaged & torn screens. Large debris in pool. Shingles missing from boat dock roof. Soffit damage on boat dock & boat cover is tattered. Water main pipe to house is broken & water is off. Water stains on garage ceiling and large crack in left side wall. Water intrusion underneath utility room window. Water stain on living room ceiling by ac vent. Tear in mesh storm shutter on lanai. Water intrusion in all the guest bedroom windows. Carpets were dry underneath the windows.
10/11/22: Post storm check conducted on 10/11/22. Power & ac were on. Put both empty garbage cans back inside the garage. The large overhead garage door appears to be bent on the lower right side causing it to not open. Contacted the client and advised them of the situation. Evidence of water intrusion below the front guest bedroom & left side master bedroom windows. One of the pool cage screens is damaged & being held in place with tape. There is a crack in the drywall corner bead several feet long on the coffered ceiling in the kitchen. A section of pool pavers appears to be sinking on the right side of the pool. Made sure all essential breakers were turned off.

10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Palm tree down on front of house. Citrus tree down in backyard. Soffit damage on front of house over garage overhead door. Pool cage damaged & screens torn. Organic debris in pool. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture. Mailbox damaged. Electric pole in backyard is leaning.

10/18/22: Pool pump draws from the bottom drain per client. Photo of uninvited guest that I showed to the door.
10/08/22: Post storm check conducted on 10/8/22. Pool cage is completely gone. Soffit damage in several locations around the house. Faint water stains on living room & foyer ceilings. Water intrusions through several windows throughout the residence. Removed spoiled perishables from the refrigerator & freezer.
