Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/10/22: Additional post storm photos from 10/10/22 & 10/3/22.10/10/22: Post storm check conducted on 10/10/22. Originally tried to enter the community on 10/3/22 but there was a large tree down blocking the roadway & management advised me that they were only letting owners into the community at that time. There was no power to the residence when I arrived due to the electric meter being severely damaged. The power pole is leaning. Two gutter brackets damaged on the back right side of the house. Evidence of surge water intrusion several inches deep on the entire lanai. I removed all the wet rugs from the lanai. Boat & motor appeared ok.
10/19/22: Regular service call conducted on 10/10/22. Power & ac were back on. The roof has been tarped. Lowered the ac to 75 for mold prevention. Turned the refrigerator back on & closed the doors. Shingles missing from roof. Landscaping damage. Mailbox damaged. Vinyl fence damaged. Soffit damage in several locations around the residence. Debris in pool. Pool cage door damaged & screens torn. Boat lift cover & canopy are torn. Satellite dish ripped off roof. Detached garage has soffit damage. Water stains on den & kitchen ceilings. The gfi outlet underneath the breaker panel in the garage appears to be broken. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in kitchen is off door open. Mini fridge in the detached garage is off & the door is open. The water heater is tagged for leaking from a pipe at the top when water is running through it. The valve is turned off.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Shingles missing from roof. Cable line down on front of house. Soffits damaged on the front & right sides of the house. White privacy fence damaged. Did not see any fish in the pond. Landscaping damaged. Pool cage & screens damaged. Debris in the pool. Ceramic flower pots by pool broken. Water intrusion through the dining room window. Baseboard was damaged underneath the window. Water stain on garage ceiling.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Front door was damaged & blown in during the storm causing leaves to blow onto the residence. Shingles missing on roof. Landscaping damaged trees etc. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings. Water intrusion through some of the living room windows. Carpet was dry underneath the windows. Lowered the ac thermostat to 78 for mold prevention. A large section of ceiling has fallen in the garage.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. The front door was unlocked & there was a key in the deadbolt when i arrived. Damage to the roof & soffits on the building. Water intrusion through the bedroom windows & upper right corner ceiling by windows. Vinyl panels on lanai damaged & screens torn. Lowered ac to 74 for mold prevention.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Shingles missing from roof. Security camera on front of house damaged. Soffits damaged on left side of house. Landscaping damaged trees etc. Gutter damaged on lanai. Mailbox damaged. Satellite dish damaged. Water intrusion through both master bedroom windows & the living room windows. Rug in living room was still wet. Lowered ac thermostat to 72 for mold prevention.
10/19/22: Regular service call conducted on 10/10/22. Corrected the time on the irrigation timer. All previous water stains on the ceilings have not changed in appearance. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 75 & the humidistat to the on position for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Shingles missing from roof. Soffits damaged in several locations around the house. Landscaping damaged trees down etc. Screens damaged over garage overhead door. Dock is damaged. Statue damaged by front door. Water stains on the dining room ceiling above the table & on the kitchen ceiling. Drywall texture vibrated off nail heads on garage ceiling.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Shingles missing from roof. Soffit damage on front & back of the house. Clamshell shutters have been ripped off the front of the house. Facia damage on the shed. Pool cage damaged & screens torn. Pool water was cloudy. Clock on lanai fell & broke. Front screen door is ripped off. Water intrusion through all the master bedroom windows & the carpet was still wet a couple feet out from the walls. There was some mold starting to set up on the baseboards. I pulled all the furniture away from the walls & lowered the ac to 72 for mold prevention. Water intrusion through the guest bedroom window & the carpet was still wet a couple feet out from the wall. I pulled all the furniture away from the wall for now. Contacted the client & advised them of the situation.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Fence damaged on left side of house. Soffit damage on the right & back side of the house. All previous water stains inside the residence have not changed in appearance.

10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Alarm system was deactivated when I arrived. Soffit & facia damage on the front & left side of the house. Gutter downspout damaged on left side of house. Pool cage screens damaged & debris in the pool. Pool water was starting to turn green. Vinyl fence is damaged. Living room window screen is torn. Water stain on master bathroom ceiling over the commode. Replaced the batteries in the front door keypad with four new AA batteries provided by the client.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Neighbor’s vinyl fence is damaged. Magnolia trees are leaning. Ripples in shingles on roof. Coin in freezer sank to the bottom of the cup.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Water intrusion through den window. Carpet was still slightly damp. Water intrusion through master bedroom window. Carpet was still slightly damp. Tear in lanai screen. Lowered ac thermostat to 72 & the humidistat to the on position for mold prevention & to help dry out the carpets. Garage is ok.
10/07/22: Post storm check conducted on 10/7/22. Power & sc were on. Water stains & water damage on kitchen ceiling & walls above bar stools. Water intrusion through master bedroom window. Carpet was dry underneath window. Lowered ac thermostat to 72 for mold prevention. Garage ok.
10/07/22: Post storm check conducted on 10/7/22. Power & ac were on. Large water stains on master bedroom ceiling which leaked onto the entertainment center & floor. The floor was currently dry. Lowered ac thermostat to 72 for mold prevention. Garage ok.
10/07/22: Post storm check conducted on 10/7/22. Power & ac on. Rear entry garage door is swollen & sticking. Water intrusion through the master bedroom window. Carpet was dry underneath the window. Coin in freezer has sunk to the bottom of the bowl.

Water intrusion through guest bedroom window. Carpet was dry underneath the window. Coin in freezer has sunk to the bottom of the bowl. Garage ok.
10/18/22: Post storm check on 10/7/22. Garage rear entry door is swollen making it hard to open & close. Water intrusion through guest bedroom window leaving a stain on the wall. Carpet was dry underneath the window. Lowered the ac thermostat to 78 as it felt warm inside the residence. Garage is ok.
