Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/21/22: The damp rid bag inside the car was full when I arrived. I replaced it with a new damp rid bag provided in the laundry room. Checked all damp rid bags. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.
9/21/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this time but then again I didn’t run it for any length of time. The water sensor under the kitchen sink for the Kenetico system was beeping with a low battery. It takes a 9 V which I do not have and could not find in your home so I pulled the battery. That shouldn’t be an issue as we shut the water off when we leave but you should be aware that you will need a 9 V battery to replace it.
9/21/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
9/21/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
9/21/22: Dehumidifier read 50 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. The smoke detector in the MB is chirping indicating a new battery is needed.
9/21/22: Made sure the water heater, range & ice maker were off. All the ghost ants in the master bathroom appeared to be dead from the Terro liquid ant bait applied by the client. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in mid October per the client.
9/21/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/20/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
9/20/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
9/20/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. An inch from the bottom of the skimmer port. The pool pump motor is still making the strange sound. Ants did not come back for the window sill in the utility room.
9/20/22: Went to the residence to perform an inspection but the road is currently closed for construction. Will have to return to perform the inspection at another time.
9/20/22: I made sure all toilet valves are off, all the faucets and shower heads were off as well. The smoke detector in the MB is chirping indicating the battery needs replaced.
9/20/22: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived. Will contact the clients.
9/20/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
9/20/22: I brought the large box from in front of the front door inside the garage as requested. The water main valve was on upon arrival I turn it off upon departure.
9/20/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The bush next to the front door I trimmed I order to be able to open the screen door.
9/20/22: Ran the storm shutters up & down for preventative maintenance.
9/20/22: The ac thermostat had a message on the display concerning the wi-fi signal.
9/20/22: The dehumidifier read 50 and ran during the service call. The lanai is wet from the rain today. The weeds are beginning to over take some areas of the landscaping.
9/20/22: Watered all plants.
9/20/22: Ran the storm shutters up & down for preventative maintenance. Had to open the garage with the garage door opener as the keypad will need to be reprogrammed. I put the garage door opener back inside the residence when finished. The fabric has started to fall from the underneath the middle barstool. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
9/20/22: The exterior garage lights were on upon arrival, I turned them off. The main garage lights were on, I turned them off. Th hall light in the master bedroom was on, I turned it off.
9/20/22: Portable dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
9/20/22: Pool has some debris on the top and bottom. The weeds are getting out of hand quickly around the hose, photos below. Photo of the end HVAC condensate tube below. When I start to see this slimy type of material coming from the end a plugged drain is not to far behind. I would suggest a service call by your HVAC company to clean the drain.
9/20/22: The mailbox has been hit by a car. Ran water in lanai sink. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
