Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/28/22: There are some faint water stains on the den ceiling above the windows photos below. Some of the fallen trees have been removed. Ran the mesh storm shutters up & down for preventative maintenance. Mailbox is missing. Landscaping damaged trees down etc. Exterior lights outside of garage doors are damaged. Soffit damage on front & left side of house. Appears to be a dip in the roof tiles above front door. Gutter downspout damaged on front right corner of house. Pool cage & screens damaged. Water stains on office, dining room & utility room ceilings have not changed in appearance. The gutters on the left side of the house have weeds growing in them & need to be cleaned out soon. Excessive weeds are growing in the pool tiles. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose. There are large cracks in the stucco on each side of the house in several locations.
10/28/22: The ac system was back on & running when I arrived. I found the thermostat set to 71 & raised it to 78 to save energy. Will continue to monitor closely & adjust according. Tiles missing & damaged on roof. Soffit damage on left & right side of house. Pool cage screens damaged. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
10/28/22: The missing roof tiles have been covered photos below. Removed an undated truly nolen pest sign from the front yard. The pool pump equipment is still leaking when the pump is running from a connection at the base of the pool heater photo below. I turned the pool pump breakers back off for now. Previous water stains on living room, master bedroom & bathroom ceilings have not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/27/22: A large commercial dehumidifier has been placed in the dining room by the remediation crew & water mapping tags have been placed underneath the breakfast nook windows, the dining room windows & on the guest bathroom ceiling photos below. The entire car has been cleaned since the last service call photos below. Front porch screen door is damaged. Water stain on guest bathroom ceiling. Portable dehumidifier in kitchen read 31.
10/27/22: The alarm system was deactivated when I arrived. Made sure the water heater, range & ice maker were off. There are perishable food items inside the refrigerator photo below. All storm shutters are closed.
10/27/22: Brought in four packages see photos below. The smoke detector in the living room was chirping when i arrived. I was unable to replace the battery as it is sealed with a non-replaceable battery & it is from 2006. A new smoke detector is required to stop the beeping. The front porch torn screen & damaged screen door have not been repaired yet. There is a small water stain on the left side of the guest bedroom window. It has not changed in appearance. Water was on in 2004.
10/27/22: The remediation crew has been inside the residence photos below. There are water mapping tags underneath the dining room windows. The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided in the master bathroom closet & tested it after installing the new battery. Front porch screen door is damaged. Two shutters on lanai damaged. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
10/27/22: Remediation crew appears to be finished inside the residence. Raised both ac thermostats back up to the previous settings of 80 & made sure both humidistats were set to 50%. Monitoring all previous water stains closely. Garage overhead door & suv damaged. Items in storage room blown around. Front porch screen door damaged. Water stains on living room ceiling. Two shutters damaged on lanai. Water intrusion on upstairs front room window. Carpet underneath is still dry. Water stains on the upstairs hvac closet ceiling.
10/27/22: The backflow preventer on the water main is leaking & will require a plumber to repair. Checked the water pan in the ac return vent.
10/27/22: All of the remediation equipment has been removed from the residence. Photos of the water mapping tags underneath the breakfast nook windows & underneath the dining room windows. Drained water from system after water was turned off.
10/27/22: The remediation crew has tagged the front door photo below. Turned the refrigerator back on & closed the doors. The damaged garage overhead door has not been replaced yet. Ran the storm shutters up & down 1/4. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
10/27/22: The remediation crew appears to have been inside the residence photos below. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
10/27/22: Alarm was deactivated again when I arrived & was unable to set it when leaving. There appears to be something wrong with the alarm system. The remediation crew appears to have been inside the residence photos below. The upstairs bedroom wall by the window was tagged by the remediation crew. There appears to be mold on the ac vent in the living room above the door of the stairs photo below.
10/27/22: The garage storage room has a strong musty smell. Sections of drywall have been removed from underneath the breakfast nook windows. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/27/22: A section of drywall has been cut out of breakfast nook wall & the wall by the living room sliders photos below. Monitoring the water stain on the living room ceiling. The front door storm shutter has been cut for access to the residence by management. Garage overhead door is damaged. Both damp rid buckets in the vehicles are full. The extension cord going to the Saab has been disconnected by the fire marshal. New fire codes regarding the extension cords have been implemented. Wine cooler in guest bedroom closet read 59/46. Garage overhead door is damaged.
10/27/22: The front door was unlocked & the remediation crew was inside the residence when I arrived photos below. The living room flooring & sections of the walls have been removed. A section of the upstairs closet ceiling & the wall around the upstairs window have been removed. Checked damp rid bag in master bedroom closet.
10/27/22: All remediation equipment has been removed from the residence. Monitoring the water stains on living room, dining room & bay window ceilings. Damaged garage overhead door has not been replaced yet.
10/27/22: All remediation equipment has been removed from the residence. Screen torn on front porch.
10/27/22: Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
10/27/22: The humidity level was high inside the residence & the ac system was not working when I arrived. I did not find any tripped breakers & could not get the ac to turn on. The ac needs to be serviced. The upstairs bedroom ceiling has been damaged. Full remediation in progress.
10/27/22: Water mapping tape with percentage’s are on the walls for remediation. Front porch floor is lifted. Front porch screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/27/22: Drive by. Turned refrigerator back on & closed the doors.
10/27/22: The roof is tarped. Palm tree in front yard has been braced & the tree removed off the front right corner of the house. Back guest bathroom toilet handle has been repaired. There is still a tree down on the left side of the house along the wood line.
10/26/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/26/22: Pool pump draws from the bottom drain per client. The front screen door is dragging at the bottom corner. Sent a video to the client. Also the front door shutter bottom plate bolts need attention. One is snapped and the others do not go down flush.
