Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/1/22: I poured vinegar down the HVAC condensate tube then chased with water. The door to the lanai was propped open, I closed it.
11/1/22: The dehumidifier displayed E9, I pulled the plug for 10 seconds and it began running again. I replaced the Damp-Rod bags.
11/1/22: The roof of the building is tarped. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/1/22: All the damaged soffits on the building have been temporarily covered see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust according. Attic access cover was still missing. Small water stain on the guest bedroom closet ceiling has not changed in appearance. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Broken section of the guest bedroom window is temporarily covered with plastic. Screen torn on lanai. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/1/22: Mailbox off mount and next to front door. I found a tripped breaker and reset it, photo below.
11/1/22: Brought in one piece of mail photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Previous water intrusion in living room window.
11/1/22: Home under renovation from flood damage. Lanai damaged from storm. I did not activate the alarm. Immediately upon exiting my truck your neighbor across the street yelled to me to tell you to get a dumpster. I told him politely it’s not my job to tell you anything it’s just my job to report on what I see and that you’re well aware of what your responsibilities are. I also told him you wanted me to make sure that I sent you photos which I’m doing today.
11/1/22: Drive by. The parking garage was being pressure washed when I arrived. I was unable to access the unit due to the elevator not working & both the stairwell doors being locked.
11/1/22: The remediation equipment has been removed from the residence since the last service call. There is one water mapping tag left by the remediation crew inside the utility room photo below. Ran the storm shutter up & down for preventative maintenance.
11/1/22: The remediation equipment has been removed from the residence since the last service call. Faint water stain on living room ceiling & faint water stains on guest bedroom hallway ceiling from recent storm. The frame for one of the plantation shutters in the master bedroom is separated from the wall.
11/1/22: The remediation equipment has been removed from the residence since the last service call. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the ac thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust according. Water stains on dining room, master bedroom & guest bedroom walls with windows from hurricane. The ac thermostat had a message on the display concerning the WiFi signal.
11/1/22: All of the remediation equipment has been removed from the residence since the last service call. Moisture percentage tags were still on the walls & have not changed since the last service call. Portable dehumidifier in kitchen read 30%. Watered the plant in the kitchen & rotated it. Closed the storm shutters on the lanai. Garage overhead door will not open. There appears to be storm damage on the left side of the overhead door.
11/1/22: Construction has started on the vacant lot next door. The pool water is clean but there is still some organic debris on the bottom. Roof tiles damaged & missing over garage. Landscaping damaged trees etc. Garage overhead door has been hit & damaged by flying debris. Soffit & soffit lighting damaged on front of house. Gutter downspout damage on front right side of house. Exterior front entrance light damaged. Front door is slightly easier to open & close. Water stains on living room & kitchen ceilings along coffered ceiling. Water stain on master bedroom ceiling along edge of coffered ceiling. Water stain on the master bedroom “hers” closet ceiling. Water stain on the master bathroom ceiling above left sink. Crack in concrete stem wall along steps going into garage.
11/1/22: The irrigation timer was flashing a white & red light photos below. Damaged soffits have not been repaired yet. Part of roof is tarped. Pool pump timer box cover is damaged. Landscaping is damaged fruit trees etc. Lifted tiles on back of roof. Solar panels on roof appear damaged. Gutter downspout damaged on back right side of house. The ceilings in both guest bedroom closets are damaged & the carpets have been removed. There are also water stains on both guest bedroom ceilings. Small water stain on master bedroom ceiling above the bed. Small water stain on utility room ceiling. Visual check of the boat photo below. There is some browning in the lawn on the left side of the house.
11/1/22: Brought in one piece of mail see photo below. There are some perishable food items inside the refrigerator photo below. There is some small organic debris on the bottom of the pool. Damaged metal fence in front has not been repaired yet. Damaged gutter downspout section on front right corner of house has not been repaired yet. Damaged soffits are temporarily covered & the pool cage has not been repaired yet. Both pool cage screen doors are damaged. Left side screen door will not open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
10/28/22: Remediation equipment was inside the residence when I arrived photo below. Sections of drywall have been removed from the kitchen, dining room, living room & master bedroom photos below. Sections of kitchen cabinets have been removed. Drywall has been removed from the lanai storage room photo below. Water stains on guest bathroom ceiling. Screens & panels damaged on lanai. Was unable to run water inside the residence as the kitchen plumbing has been disconnected.
10/28/22: The damaged soffits on the outside of the building have been covered up. Damaged skylight has been boarded up photo below. Lanai has been cleaned up photos below. The humidity level was over the acceptable level of 60% inside the residence. I found the ac thermostat was in the off position. I set the thermostat back to the on position & it came back on for a few minutes before turning off again. I could not find any tripped breakers or get it to turn on. Lanai ceiling & screens damaged. Front screen door is damaged. Water stain on master bathroom ceiling has not changed in appearance. The upstairs back bedroom ceiling is damaged. Debris has been removed from bedroom.
10/28/22: A section of drywall has been removed from the dining room & kitchen ceilings photos below. A section of cabinets & sections of drywall have been removed from the kitchen photos below. Small piece of plexiglass window blown out above lanai screen door. The water supply valve to the ice maker under the kitchen sink is off. Put the lock back in the lock & put the lock back on the water main when leaving.

10/28/22: The remediation crew was inside the residence when I arrived. The entire dining room, living room & master bedroom have been gutted photos below. The damaged skylights have been boarded up. Water stain on utility closet wall. Carpets removed from stairs. Both upstairs bedrooms & the hallway have been gutted. Lanai panels are damaged & the flooring is removed. The ac system appears to be struggling to keep up with all the open ceilings. Left the front door unlocked & the water main on for the remediation crew when leaving.
10/28/22: The damaged soffits on the outside of the building have been covered up photo below. Living room ceiling & floor have been removed by the remediation crew. A portion of kitchen ceiling have been removed by the remediation crew photos below. Damaged skylights have been boarded up. Water stains on master bedroom ceiling. Water stains on upstairs front guest bedroom ceiling. Lanai screens & panels damaged. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/28/22: The front of the roof has been tarped in several small locations photo below. Did not find any visible evidence of water intrusion by the windows. Carport damaged on neighbors side. Client advised they will handle the master bathroom toilet when they return. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
10/28/22: The roof of the building has been tarped photos below. The office door is closed & locked. Sections of carpet removed from master bedroom & living room. Sections of drywall removed from master bedroom walls. Spots on guest bedroom walls. Watered the plants on the lanai.
10/28/22: The roof of the building has been tarped photo below. The exterior door in the back guest bedroom was open when I arrived & small holes have been cut in the drywall on the bottom of each side of the door. The humidity level was over the acceptable level of 60% inside the residence. I found the ac thermostat set to 85 & the ac condenser breaker turned off in the breaker panel. I turned the breaker back on & lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust according. Turned the refrigerator back on & closed the doors. It will need to be professionally cleaned out as it is emitting a foul odor. The water stains on the master bedroom, dining room & foyer ceilings have not changed in appearance. Front guest bedroom right side window hardware appears broken. Screen damaged on lanai.
