Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,369 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/26/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. The bush/tree out front is leaning even more, as reported previously. The water has a sulfuric smell to it indicating the anode bar in the water heater may need replaced. The other temporary solution would be to flush the tank or run the hot side water only for an hour to an hour and a half to flush the tank prior to anyone coming down to occupy the home. There are two commercial blowers in your home one in the living room and one in the master bedroom. As well there is a commercial dehumidifier in the center of the living room floor. The lanai slider door was open about an inch and a half to 2 inches, photo below. There is evidence of insulation in just about every room of the house garage where there’s quite a bit puzzled as to why. The attic access door in the MB closet is not quite closed. completely. I’m also puzzled as to why the blower is in the master bedroom with the door closed but the must have a reason. Photos of the ceiling holes below.10/26/22: I started the car and let it idle during the service call. I found several dozen dead blank ants on the window side of the master bedroom and on the window sills, photos below. I swept what I could see but did not move furniture to sweep under. Next service call I will determine if this was a one time thing or an ongoing problem.
10/26/22: Contractor access. Met with Mark the insurance adjuster with Palmer I.A. LLC & let him into the residence. I stayed with mark until he was finished & made sure everything was locked up when leaving. 10:30am-12:00pm
10/26/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Temporarily restated the front hibiscus tree.

10/26/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds.
10/26/22: I poured vinegar down the HVAC condensation evac tube chased by water.
10/26/22: There still is a slight thin film of moisture in the upstairs closet. The humidity is just over 60% so that’s acceptable however I would like to see it under that. The dehumidifier upstairs was not running when I walked in and it was reading 65. I turned it off and then back on they began to run. There was no water that I could see in the hose itself which indicates it hasn’t been running and pulling moisture. When I completed the service call I went upstairs to set the alarm the humidifier was still running
10/26/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower but still able to run the water. Photos of missing roof shingles below I missed until today below. No interior ceiling damage where these missing shingles are found. Some water ceiling photos of marks below but these appear to be bleed through from before the new roof. These we discussed last time I was here by phone.
10/26/22: Water heater fitting damp as reported previously.
10/26/22: I close the garage door to find some ceiling spots that I didn’t see the last time I was here. I looked outside the tile have not been repaired and so this may be additional damage and rain that we’ve had or it could be just spots that are showing now and didn’t before. Photos below. Those screens have been replaced on the lanai yet. The pool level is about 3/4 above the skimmer port so it needs to have some water put in the pool or change the pump so it dries from the bottom drain. I looked inside the front foyer and bedroom area we there is missing roof tiles to see if there was any ceiling damage. I could not find any. In the foyer I did see a spot that’s basically rectangular and more than likely that is a poor paint situation bleeding through but it’s only visible when I use my high powered lamp.
10/25/22: Both garbage cans down by the street were full & had not been collected yet. The back of the roof has been tarped & all debris cleaned up on the lanai & in the yard photos below. Privacy fence in backyard has been taken down. Made sure the water heater, range & ice maker were off. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Mold that was present in the master bedroom has been cleaned. Small water stains on guest bathroom ceiling have not changed in appearance.
10/25/22: The roof of the building is tarped. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
10/25/22: The garbage can was still full & had not been collected yet. The ceiling above the garage overhead door has not changed in appearance. Will continue to monitor closely. Front entrance light is damaged. Soffit damage around entire residence. Trees damaged. Pool cage screens damaged. Pool pump is leaking.
10/25/22: Both garbage cans had not been collected yet. Made sure the water heater, range & ice maker were off. The pool water level was low & the pool pump was starting to run dry when I arrived. I had to shut the pool pump off & tried to find a water hose but could not find one. The pool pump appears to be leaking see photos below. I left the pool pump shut shut off for now. Will contact the client & advise them of the situation. All ceiling fans are on. Pool cage screens damaged. Soffit damage on front of house. Monitoring all previous water stains on the ceilings throughout the residence.
10/25/22: Front yard construction progress photos below. Brought in three pieces of mail photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Previous water intrusion in living room window.
10/25/22: There is a water stain on the dining room bay window ceiling & on the living room ceiling photos below. There is some organic debris on the bottom of the pool photo below. Vinyl privacy fence is damaged. Soffit & facia damage on front & right side of house. Shingles missing on roof. Pool cage & screens damaged. Landscaping damaged trees down etc. Large water stain on front guest bedroom ceiling & by window. Guest bathroom tiled ceiling is collapsing from water damage. Small water stain in bottom corner of back guest bedroom by baseboard. Water intrusion underneath living room front window next to electrical outlet.
10/25/22: There were locator marks with flags in the front yard when I arrived photos below. Soffits damaged on front & left side of house. The large overhead garage door appears to be bent on the lower right side causing it to not open. Evidence of water intrusion below the front guest bedroom & left side master bedroom windows. One of the pool cage screens is damaged & being held in place with tape. There is a crack in the drywall corner bead several feet long on the coffered ceiling in the kitchen. A section of pool pavers appears to be sinking on the right side of the pool.
10/25/22: Brought in two pieces of mail photo below. Pool cage is completely gone. Soffit damage in several locations around the house. Faint water stains on living room & foyer ceilings have not changed in appearance since the last service call. Monitoring the previous water intrusions through the master bedroom, dining room & back bedroom windows & doors. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/25/22: The front door was unlocked & the painter was inside the residence in the dining room area when I arrived photo below. The alarm system was deactivated & I had to leave it deactivated when leaving as the painter was still inside the residence. Made sure the water heater, range & ice maker were off. Plugged in the air dryer in the car. The roof has been tarped in multiple locations throughout the entire roof. Mailbox has been damaged. Pool cage damaged & screens torn. Both screen doors are unlocked. Storm shutter on lanai is open. Removed an elite pest sign dated 10/19 from the front yard. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client.
10/25/22: The living room lamp was on when I arrived. I turned it off before leaving. The water stain on the kitchen ceiling has not changed in appearance. Landscaping damaged trees down etc. Pool cage & screens damaged. Palm tree laying on back of pool cage. Tree laying on power lines in back yard. Small water stain on the kitchen ceiling. Drywall tape falling from joints on garage ceiling. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
10/25/22: The palm tree has been removed from the roof on the front of the house & debris has been cleaned up from the yard photos below. Soffit damage on front of house over garage overhead door. Pool cage damaged & screens torn. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox damaged. Electric pole in backyard is leaning.
10/25/22: Power has been restored to the residence & the ac was back on. Shingles missing from roof over garage. Soffit damage on the front & back of the house. A window is broken in the Florida room & has been boarded up. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered both plants with the water bottles provided. Put the keys back in the lockbox when leaving.
10/25/22: Several small sections of roof have been tarped. A section of gutter downspout is damaged on the front left corner of the house. The pile of debris by the street has not been picked up yet. Made sure all blinds were closed. Hot tub is covered up. Cracks in exterior concrete wall on right side of house. Sinkholes forming along seawall by dock. Monitoring all water damage on the ceilings. All previous water stains on the ceilings have not changed in appearance.
