Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,038 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/10/22: No refrigerator was in the kitchen. Mailbox was empty.
8/10/22: Kitchen remodel progress photos below. Watered the two plants in the kitchen & dining room area. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
8/10/22: I watered the plant on the kitchen counter, the one on the floor is dead.
8/10/22: Pulled from the landscaping a Stratton Pest control sign dated 8/8, photo below.
8/10/22: The weeds that were growing in all the landscape beds appear to have been sprayed since the last service call. There were two sections of soffits along the lanai laying on the floor when I arrived see photos below. Made sure the water heater, range & ice maker were back off. The lawn company are to mow the lawn while I was inside the residence. There is slight yellowing throughout the lawn. The lawn has a large brown spot in the backyard. Ran water in the lanai sink. Irrigation system is on. Visual check of the dock. Turned off the water main to the house only when leaving.
8/10/22: I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main on for the pool auto fill. I could smell what I thought to be the faint odor of skunk in the bushes on the corner of the pool cage. I saw no other evidence just what I smell. The dehumidifier was on in the garage it was not running but it did read 60. I found no evidence of sewer flies within the home. I had to re-enter your home to retrieve a hygrometer that I forgot.
8/10/22: Humidity is a bit high so I moved the humidistat from 60 to 55. I’m sure by now you may be a bit curious as to what the used up level of the Damp-Rid bucket is, photo below. It’s about 25-30% used up.
8/10/22: The lawn company arrived to mow the lawn while I was inside the residence. Lanai screen door is locked. All storm shutter panels are up.
8/10/22: Visual check of the car, battery maintainer lights were on.
8/10/22: Lanai screen door is locked. All storm shutters are open.
8/10/22: Checked all wood floors throughly.
8/10/22: Photo below of the plant/bush trimming out front. Found a scraping tool in the drive leading to the front gate. I brought it inside and placed it in the garage for safe keeping, photos below. No outside table in front of the French doors.
8/10/22: I found no bugs this time, good!
8/10/22: The spiders & ants have started to make dirt piles along the baseboards in the kitchen see photo below. I swept up the dirt. The ants & spiders are starting to build up along all of the baseboards again. Brought in three pieces of mail with some sales flyers see photo below. Client will advise when to forward mail. The water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Locked the door between the garage & home. Made sure to turn the water main off to the house only when leaving.
8/10/22: Poured 2oz of bleach in each toilet.
8/10/22: The lawn has some browning on the right side of the house see photo below. The right side pool cage screen door was propped open when I arrived. I closed it before leaving. Irrigation system blue light was on. The Gfi outlets in the master bathroom & garage were both tripped. I reset both of them restoring power to the garage & outlets.
8/10/22: Debris on the top and bottom of the pool. The spa bubbler will not work. Yes I found a big tree branch on the backside of house not sure if it was cut down or blue off I brought it to the front for general pick up. The 9 & 11 circuit breaker for the H1 - HVAC system was tripped. I reset it and it tripped again twice I called the homeowner to notify him that we need to have an AC tech look at this. Humidity inside the house in that general area is still at a good level (mid 55). A large section of the bushes dividing the homes on the backside of the garage has been cleared, photo below. I called the customer with regard to the AC system he suggested that I leave the interior garage door to the home unlocked so that the HVAC tech can gain entry.
8/10/22: Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
8/10/22: I found a crashed drone on the side yard, photo below. I brought inside and placed on the chair in the garage.
8/10/22: Checked all damp rid bags. All damp rid bags were full & needed to be replaced. I replaced the bags with new damp rid bags provided in the closet & laundry room. Swept leaves off the lanai floor. There are large cracks in the stucco in several locations around the outside of the residence. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.
8/10/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this time but then again I didn’t run it for any length of time.
8/10/22: Dehumidifier read 50 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. The smoke detector in the MB is chirping indicating a new battery is needed.
8/10/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
8/10/22: The living room tv was on when I arrived, I turned it off before leaving. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
8/10/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 9/1.
