Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/22/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
9/22/22: The batteries in the thermostat were dead so I thought to replace them with the batteries from the remote in the living room. When I did thermostat indicated that those were weak as well. So I pulled them out and went to the bedroom and got those batteries in the thermostat indicated they were Strong. There was a puddle of water sitting in the middle of the hallway which I couldn’t understand where it came from I can’t see where it came from I don’t know where it came from. I did clean it up. I’m wondering if the roof may be leaking down one of those vents just above that area. Because of where it was at I couldn’t get a picture of the water video did better so I took a minute long video that I’ll send later when I have high-speed.
9/22/22: The tires on both vehicles were starting to get low. I inflated all the tires to 32psi using my cordless inflator photo below. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
9/22/22: Water was on at 2004.
9/22/22: Humidity at the far point of the living room almost to the large windows 58.0% humidity and 82.5°
9/22/22: Checked the water pan in the ac return vent.
9/22/22: Poured vinegar down the HVAC condensation evac tube and then chased with water. Work out back?, Photo below.
9/22/22: The garbage disposal is seized and I’m unable to free it. I have tagged it as such.
9/22/22: Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
9/22/22: The battery maintainer says 100. Both locks are locked. Did not touch thermostat. All water is off. Rebooted the modem and the router as requested.
9/22/22: All ceiling fans are on. Checked all damp rid buckets.
9/22/22: Brought in three pieces of mail with some sales flyers see photo below. I observed a small open package of gold screws on the kitchen counter next to the mail photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on.
9/22/22: The water main valve was on upon arrival, I turned it off upon departure. The key box had been entered as the sequence of key numbers were off from what I normally leave it. Toilet seats were down inside indicating someone had been inside.
9/22/22: MB toilet runs constantly when main water valve is on and will not flush. The tank flap seal is bad and should be replaced.
9/22/22: Management was inside the residence conducting dryer vent cleaning when I arrived. They completed the dryer vent cleaning & left the residence before I was finished with the inspection. Brought in a notice from the post office concerning a package see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
9/22/22: UPS letter I brought in last service call has been opened.
9/22/22: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain, you must hold it open with your finger nails.
9/22/22: Water heater is on I did not turn off as I’m not sure if that was left on purposely or by mistake please advise.
9/22/22: I was able to start the car today after holding the key fob directly next to the start button. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back in inside the residence. Turned off both water main handles when leaving.
9/22/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen didn’t flush. I’m using a pot from the kitchen to flush this toilet. The AC would not run. There is no display on the thermostat. I flipped both breakers for the HVAC system. I checks the condensate line it was dry. After talking with the owner we decided to place a lock box on the door for the HVAC company to gain access.
9/22/22: Ran the rinse cycle on the dishwasher & cracked opened the door when the cycle was finished. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ac system was on & appeared to be working correctly. Both pool cage screen doors are locked. All storm shutters are closed.
9/22/22: The lawn was being mowed when I arrived. The back guest bathroom toilet is tagged for a broken handle.
9/22/22: Nothing was in the mailbox. The downstairs bathroom sink is draining slowly and leaking at the trap. Screen on lanai needs repaired, reported previously.
9/22/22: Made sure the water heater, range & ice maker were off. The refrigerator has several perishable items inside photos below. There is some browning in the front lawn photo below. The ac was off & the thermostat had a blank screen when I arrived. I found that the client accidentally turned off the breakers for the air handler when leaving photos below. I turned the breakers back on restoring power to the ac system. The ac system came back on & started cooling the residence. Will contact the client & advise them of the situation. Several ceiling fans are on throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/22/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. Started the SUV and let it idle during the service call.
