Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,060 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/18/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. Poured an ounce of bleach in each toilet. I move the humidistat from 55 to 50% due to the higher humidity today inside your home. I’m not sure that that’s even necessary as it’s a very humid day out today however better to be safe than sorry will check it next time obviously.8/18/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/18/22: The ac system was on & appeared to be working correctly. Made sure the water heater, range & ice maker were off. Both pool cage screen doors are locked. All storm shutters are closed.
8/18/22: There was a pen from nothing missed home inspections on the kitchen counter when I arrived see photo below. Weeds & vines are starting to grow in the landscape beds. The back guest bathroom toilet is tagged for a broken handle.
8/18/22: Weeds growing in the cracks of the pavers on the lanai, reported previously. Water main was on, I turned off upon departure. Water heater was on, turned off at circuit breaker.
8/17/22: Poured vinegar down the HVAC condensation evac tube. Poured bleach in each toilet. The side door in the living room was not locked, I locked it.
8/17/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. One inch above the bottom of the skimmer port. Ants are back in the window sill in the utility room, photo below.
8/17/22: There was mail but none appeared to be important all pieces are to the previous resident. The garbage disposal is frozen as reported previously. I sprayed WD-40 down the throat and I was able to work it around using the Allen slide at the bottom and freed it up. But when I turned on the disposal it jammed again.The master bath shower head only dribbles as previously reported. Weeds growing in landscaping, previously reported. They have finished the roof, photos below. It appears they still have some gutter work to do. The water main was fully on/open upon arrival (photo below), off upon departure. Even though I had cleared tagged it that it must remain off. This time I tapped it closed and tagged the handle and the pipe with yellow tape. It is clearly marked. The side wooden gate was full open as well, I closed it.
8/17/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. Mail did not appear to be important. The bathroom shower in the separate office had items in it so I couldn’t run the water, see photo below. Pool work completed and pool is filled.
8/17/22: I poured vinegar down the HVAC condensation evac tube chased by water.
8/17/22: The alarm system was off when I arrived & the keypad appeared to have no power or was disconnected. Will contact the client & advise them of the situation. Client advised to change the batteries in the keypad with four new AA batteries from the garage restoring power to the keypad. I was able to activate the alarm when leaving. Made sure the water heater, range & ice maker were off. Found the right side sliding glass door in the kitchen unlocked. I locked it before leaving. Watered the orchid flower by the kitchen window. The lawn company arrived to mow the lawn while I was inside the residence. Visual check of the boat photo below.
8/17/22: Photo of the lake below. Bushes need to be trimmed, photo below. Small light water spot on the MB closet ceiling next to the attic entry, photo below. I do not recall this spot before but now I have a new MUCH brighter head lamp and maybe I’m just seeing it now. I’m any event it does not look wet currently.
8/17/22: Pulled the weeds growing on the lanai, probably 150 or more. No bugs in the MB under the window or in the bathroom.
8/17/22: Brought in five pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
8/17/22: I do not see any new armadillo activity even at the hole so that’s good. I covered it in/over.
8/17/22: Photo of the magazine label below. All sales flyers have been placed in the recycling bin. The bushes growing next to the right side pool cage screen door may need to be trimmed soon. Weeds are starting to grow in all the landscape beds & by the pool. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. More vinegar will be needed by next service call.
8/16/22: Left a lockbox on the front door with a key to the residence inside when leaving for the insurance company. The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
8/16/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
8/16/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
8/16/22: The ac air filter has been replaced. Remodel progress photos below. Was unable to run water in the kitchen.
8/16/22: Photos of the completed roof below. Weeds & grass are growing in all the landscape beds. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.
8/16/22: Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
8/16/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 60% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely. Weeds are growing in the deco drain on the lanai. Weeds are growing in the landscape beds. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
8/16/22: Removed a Problem solved pest sign dated 8/12 from the front yard. The palm tree in the front yard has been replaced photo below. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. Left the water main on when leaving per the client.
8/16/22: The ac thermostat had a blank screen & a low battery warning when I arrived. I replaced the batteries with two new AA batteries. The gfi outlet in the garage that the battery maintainer is plugged into was tripped. I reset the outlet restoring power to the battery maintainer. The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
