Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,072 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/19/22: Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
8/19/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Old refrigerator has been removed from the kitchen. Removed the lockbox from the front door when leaving.
8/19/22: The damp rid bucket in the car is almost full see photo below. The master bathroom toilet is tagged for leaking between the tank & bowl when flushed. I pour water into the bowl to keep the trap from drying out. The ac condensate drain line is eroding & staining the sidewalk where it drips onto the sidewalk. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
8/19/22: The plastic purge line for the kinetico water system has been repaired since the last service call see photo below. Weeds are growing in the pool tiles. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose. There are large cracks in the stucco on each side of the house in several locations.
8/19/22: Sprinkled animal repellent on the small plants.
8/19/22: There appears to be a gutter leaking along the back of the house by the right side pool cage screen door causing a large stain on the concrete. All storm shutters are closed. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
8/19/22: The breaker for the garage was tripped when I arrived. I reset it restoring power to all the outlets. The damp rid bucket in the vehicle was full. I replaced it with a new bucket provided in the garage. Monitoring the stain on the master bathroom ceiling closely. There were several small frogs floating around in the pool. Weeds are growing in the pool pavers & the deco drain photos below. The pool pump was on & running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of the pool below.
8/19/22: Excessive weeds are growing in the pool pavers.
8/18/22: The upstairs humidity level was over the acceptable level of 60% when I arrived. Wine chiller read 54/46. Mini fridge in dining room was on & cold. Storm shutters on lanai are closed.
8/18/22: Portable dehumidifier in kitchen read 49. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
8/18/22: Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
8/18/22: All storm shutters are closed. Watered all the plants on the walkway.
8/18/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
8/18/22: Ran the storm shutters up & down for preventative maintenance. Water was on at 2004.
8/18/22: The kolf’s vehicle has been removed from your parking space. Put two new large damp rid buckets inside the vehicle for mold prevention see photo below. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
8/18/22: The vehicle has been put back in the parking space. One of the storm shutters in the kitchen is still open & will not close. Did not run any water per the client.
8/18/22: Checked the water pan in the ac return vent.
8/18/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Drained water from system after water was turned off.
8/18/22: Ran the storm shutters up & down 1/4. The lights underneath the kitchen cabinets have not been completed yet. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
8/18/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
8/18/22: Checked damp rid bucket in master bedroom closet. Currently 75% full.
8/18/22: The power cord to the vehicle battery maintainer has been unplugged by the fire Marshall regarding the new fire codes. There is some corrosion on one of the pipes on top of the water heater. Checked all damp rid buckets. Watered the plant on the lanai using the teapot.
8/18/22: Photos of the new electrical outlet installed by the electrician next to the garage door opener to comply with the new fire codes regarding extension cords. Was unable to reconnect the air dryer as the other extension cord was about 10’ too short. A new cord 50’ in length will be needed to reach the air dryer from the new outlet. The humidity level was over the acceptable level of 60% inside the residence again. The ac does not appear to be working correctly & needs to be serviced. The vents are blowing out warm air. Will contact the client & advise them to the situation. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
8/18/22: Made sure the water heater, range & ice maker were off. Golf cart batteries need some distilled water. The downstairs ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The upstairs custom size washable ac air filters need to be washed or replaced. Watered the orchid on the front porch. All storm shutters are closed. Closed the storm shutter over the front door when leaving.
8/18/22: When I first open the door I realized that we didn’t have any AC. Went to the thermostat there was no display on the thermostat. I checked all circuit breakers they were not tripped. And then looked at the condensate tube overflow switch to find water sitting in that tube, photo below. This indicates that the tube is plugged in needs to be completely cleaned out by a service tech. I called the homeowner I did not get an answer but did leave a voicemail.
