Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,060 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/16/22: There was a package on the kitchen counter when I arrived see photo below. The door between garage & home was unlocked. Both the garbage cans that were on the side of the house have been emptied & put back inside the garage. All the weeds appear to have been sprayed since the last service call. The security system updated during the service call. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
8/16/22: The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
8/16/22: Visual check of the boat & trailer. Lanai screen door is locked.
8/16/22: Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
8/16/22: The pool water level was extremely low & the pump was struggling to prime when I arrived. I immediately turned off the pool pump & tried to contact the client. The cap was off on a pipe for the auto leveler to the pool in the landscape bed behind the pool cage & was making a hissing sound see photos below. There was a service slip from the pool company dated 8/15 in the breaker panel for the pool pump equipment. The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
8/16/22: Poured 4oz of vinegar down the HVAC condensate tube chased by water. I watered each plant but just a small amount. Your meter doesn’t work and I dropped mine this morning at someone else’s house and now it doesn’t work. I replaced the HVAC filter it had been since the end of June.
8/16/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
8/16/22: Weeds are starting to grow in all the pavers see photos below. Vines are starting to grow in the front landscape bed. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
8/16/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Photos of plants/bushes below.
8/16/22: Two screens on the front of the lanai are torn along the bottom. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.

8/16/22: I poured vinegar down the HVAC condensate tube then chased with water.
8/16/22: Both screen doors on the lanai are locked.
8/16/22: Poured an ounce or two of bleach in each toilet.
8/16/22: The lawn was being mowed when I arrived. The ac was back on & appeared to be working correctly again since being repaired after the last service call. Will continue to monitor closely. I removed the lockbox from the front door when leaving. Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
8/16/22: Stopped back by to open the letter that came today.
8/16/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox had two fliers in it. The bush on the right side of the sidewalk leading to the front door needs trimmed, photo below.
8/16/22: There appears to be some soffit damage above the electric meter on the right side of the house where the electrical conduit goes through the roof see photos below. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
8/16/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. There is a great deal of evidence of a gecko in the MB but I could not find it, reported previously. One letter in the mailbox may be of interest, photo below.
8/16/22: The new roof has been installed & appears to be in good condition see photos below. Swept gecko droppings off the kitchen, dining room & living room floors. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose.
8/16/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes have been trimmed, photos below. The bug situation has returned under the living room window, photo below.
8/16/22: The door between the garage & home is closed. No droppings were present on the lanai.
8/16/22: I watered 5 plants on the lanai as indicated by the moisture meter. There was a letter package at the front door, photo below. It was a Hughes Pest Control sign in the yard that I pulled to throw away, and a new business card just inside the door, photo below.
8/16/22: Reconnected the fully charged battery to the exterior security camera on the lanai. Removed a Turner pest control sign dated 8/15 from the front yard. The weeds have grown back in the driveway pavers & the landscaping see photos below. Put the Bio one in the master bathroom toilet per the clients instructions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. More vinegar will be needed by next service call. Irrigation system is on. Both lanai screen doors are locked. Outbuilding is locked.
