Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/23/22: I watered 2 plants on the lanai and slightly watered the one in the shower. I used the new meter as my guide. Photos of the plant in the shower below. It has continued to degrade each week, regardless of the water given or not given. Today you can see the meter calls for water and then I watered very little and stopped at mid meter, photos below.
8/23/22: All of the landscaping has been trimmed recently see photos below. Weeds are growing in the landscape bed photos below. The pool pump filter canister lid was leaking again when I arrived photos below. There is a brown spot in the front lawn by the landscape bed along the landscape curbing. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger. Checked all damp rid bags. All damp rid bags were full & had to be replaced. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
8/23/22: Poured a cup of vinegar down the HVAC condensate tube. The Armadillo hole at the right back corner of the house under the downspout appears to be dormant now as the entry throat is still filled with debris. I unplugged and then plugged back in both cameras took a look at how I could take apart the camera front on the front door I found a speciality screw head at the bottom so I couldn’t. Texted a photo of the screw head to client. Talk to the client via phone one camera and I was working in the other one appeared to be coming online as well.
8/23/22: The tile roof may need to be pressure washed soon. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
8/23/22: I poured vinegar down the HVAC condensate tube then chased with water.
8/23/22: The lawn was being mowed when I arrived. The gfi outlet over the workbench in the garage was tripped when I arrived. I reset the outlet. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
8/23/22: The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
8/23/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox had one flier in it. I trimmed the bush on the right side of the sidewalk leading to the front door, photo below. I put the trimmed pieces at the road for pickup.
8/23/22: The avocado & starfruit tree on the left side of the house are producing an excessive amount of fruit which is falling on the ground & fermenting. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the back & left side of the house. Visual check of the boat photo below.
8/23/22: 2 pieces of mail but they do not look impo.
8/23/22: Brought in a package that was laying by the front door see photo below. The water stain on the living room has changed in appearance since the last service call. Will continue to monitor closely. There is some browning in the lawn in several locations throughout the entire yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
8/23/22: A new water heater has been installed. Client will handle the permit when they return. Portable dehumidifier in kitchen read 50. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
8/23/22: The dehumidifier displayed 52.
8/23/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes have been trimmed, photos below. The bug situation did not seem to worsen this past week.. I swept them up to see what it will be like next week. The pool is dirty on the bottom, photos below.
8/23/22: Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
8/23/22: I watered 5 plants on the lanai as indicated by the moisture meter. There was a letter package at the front door, photo below. One of the plants outback appeared to have been pruned since the last service call, photos below. The inside foyer light was on upon entering, I turned it off.
8/23/22: Drive by. Put both empty garbage cans back inside the garage. I also confirmed that the water heater, range, ice maker & water main were off.
8/22/22: Drive by. Client advised that their security cameras went offline after a big storm. I reset all the security camera equipment & waited several minutes for everything to reboot. I contacted the client & confirmed that the security cameras were back online before leaving.
8/19/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
8/19/22: The ac was on & appeared to be working correctly when I arrived. The tape has been removed from the ac thermostat since the last service call. The wine cooler & both mini fridges were all on & cold. The front balcony has an excessive amount of droppings on the floor.
8/19/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/19/22: Some of the crown molding is starting to slightly separate from the ceiling and some miter joints are starting to separate in a couple areas in the living room & throughout the residence.
8/19/22: Brought in a FedEx envelope that was laying by the front door when I arrived see photo below. Watered the plants on the lanai.
8/19/22: Watered the two plants in the living room.
8/19/22: There was some wood staged in the foyer when I arrived. Wine chiller in kitchen read 45. Ice maker in bar area is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
