Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/17/22: Brought in a package that was laying by the front door when I arrived photo below. There are perishable food items inside the refrigerator photo below. The storm shutter over the front door has been removed. Front porch screen is still torn. All remediation equipment has been removed from the residence. Sections of ceiling have been removed from the foyer & covered with plastic. Section of drywall removed from underneath one of the living room windows & covered with plastic. Monitoring the water stains in the dining room ceiling closely. A section of drywall has been removed from underneath the upstairs bedroom window & the carpet has been removed photo below. Several small sections of drywall have been removed from the upstairs tv room ceiling photo below. Made sure the water heater, range & ice maker were off. The upstairs bathroom sink is tagged for a leaking trap when water is running. It can be repaired now or when the client returns. Storm shutters on lanai are closed. Put the keys back in the lockbox when leaving.
11/16/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/16/22: Pool pump draws from the bottom drain per client. Truly Nolen sign in the front yard dated 11/16/22
11/16/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The water main was on upon my arrival and off upon my departure.
11/16/22: Nothing has changed with regard tot the interior molding and drywall from the last service call. There is a car in the drive with a front window shade. I am assuming a neighbor is using the drive. The back living room lanai door was unlocked, I locked it. The pool has a great deal of debris on the bottom, photos below.
11/16/22: I made sure all toilet valves are off, all the faucets and shower heads were off as well. The humidity inside is relatively high but it’s also a very humid day it’s not uncommon for homes to be running a bit high. I’d like to see it under 60% but under 65% is no worry for a week or two. The system did run and cool the only other thing we could do is to turn it down a couple of degrees. Let me know if you’d like me to do that and I can run by and do it next week.
11/16/22: I poured vinegar down the HVAC condensate tube then chased with water. Utility light was on hop on arrival I turned it off.
11/16/22: Home under renovation from flood damage. Pool cage damaged from storm. I did not activate the alarm. The thermostat was set at 78 but I moved it to 75 as the humidity is high inside the home. The door between the garage and home was not locked, I locked it. The debris pile out front has been removed, photo below. One piece of mail thought it might be important, looks like a bill from Truly Nolen telephone number on the front. Pool has quite a bit of dirt at the bottom near the drain, photo below.
11/16/22: The dehumidifier displayed 63.
11/16/22: I found only a couple of live sewer flies in the kitchen sink. Photos below of the pool and lawn below.
11/16/22: No bugs. Unable to access water main valve as neighbors by block the path end, photo below. Couldn’t jump over the plants on the other side afraid our damage plants trying to access the other direction. I will bring water and carrier from my truck next service call in order to be able to flush the toilets and put water in the drains.
11/16/22: The MB toilet runs continuously ever so slightly so I shut it off at the valve. I move the thermostat down to 76 as the humidity is borderline. It’s mainly borderline because it’s a very humid day however this time of year also the AC doesn’t run as frequently so 76° is probably best.
11/16/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this service call.
11/16/22: The dehumidifier had an error code of F0 on it I unplugged it and then plugged it back in to reset it. Dehumidifier read 55 after the reset and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. There were 3 to 4 dozen dead black ants on the windowsills of the guest bedroom and guest bathroom. I cleaned them up let’s see if they return and that would indicate we may have a problem, photo below of the one windowsill.
11/16/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Kayak battery is connected to battery charger. Monitoring the water stain on the kitchen ceiling & the previous water intrusion on master bedroom left side window. Roof tiles missing on building.
11/16/22: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed. The humidity is higher than I like to see it I discovered that the thermostat fan was set to on and it should be set to auto. I have found that when it is set to on rather than auto humidity builds in the home because a fan is constantly running. I’m not sure if somebody else had been in here recently and changed it or if I just missed at the last time I was here which is possible. Anyway it’s now set to auto and that should bring the humidity down over the next day or so. I did check the temperature of the air coming out of the vents and it’s consistently around 66° so that’s sufficient to remove the humidity.
11/16/22: Previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Pool cage screens torn. Landscape damage. Water stain on front guest bedroom ceiling above tv. Really small water stain on utility room ceiling. Mesh storm shutters are closed.

I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the water damage on the master bedroom ceiling above the window closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Shingles still appear to be missing from the roof of the building.
11/15/22: Drive by storm prep reversal. Removed all storm shutters & put them back inside the garage photos below.
11/15/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The roof of the building is tarped. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/15/22: I was able to access the residence today. The humidity level was slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom toilet has a crack in the bowl on the top of the right side.
11/15/22: Faint water stain on living room ceiling & faint water stains on guest bedroom hallway ceiling. The frame for one of the plantation shutters in the master bedroom is separated from the wall.
11/15/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust according. Water stains on dining room, master bedroom & guest bedroom walls with windows from hurricane. The ac thermostat had a message on the display concerning the WiFi signal.
11/15/22: Brought in seven pieces of mail see photo below. The irrigation timer was flashing a white & red light. Damaged soffits have not been repaired yet. Part of roof is tarped. Pool pump timer box cover is damaged. Landscaping is damaged fruit trees etc. Lifted tiles on back of roof. Solar panels on roof appear damaged. Gutter downspout damaged on back right side of house. The ceilings in both guest bedroom closets are damaged & the carpets have been removed. There are also water stains on both guest bedroom ceilings. Small water stain on master bedroom ceiling above the bed. Small water stain on utility room ceiling. Visual check of the boat photo below. There is some browning in the lawn on the left side of the house.
11/15/22: Brought in eight pieces of mail photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Previous water intrusion in living room window.
