Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,078 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/24/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will be replacing the ac air filter on the next service call.8/24/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. The smoke detector in the MB is chirping indicating a new battery is needed. I found about three dozen dead ants in the foyer hallway and guest bathroom areas. I could not find any live ants with the exception of one outside on the door which I killed. It appears they may be coming in under the door sweep on occasion and dying.
8/24/22: Photo of both magazine labels below. Brought in two pieces of mail photo below. All sales flyers have been placed in the recycling bin. All the weeds that were growing in the landscape beds appear to have been sprayed recently. The bushes growing next to the right side pool cage screen door may need to be trimmed soon. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked.

8/23/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
8/23/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
8/23/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. Right at the bottom of the skimmer port. Ants did not come back for the window sill in the utility room. Found one dead bug in the master bath tub, photo below. Guest bath toilet is leaking, sent a video to the owner.
8/23/22: Ran the storm shutter up & down for preventative maintenance.
8/23/22: I found a large box from chewy next to front door I brought it in the garage. So are we’s on the lanai but not that many at this point.

8/23/22: Water has been restored to the residence since the last service call. The ac thermostat had a message on the display concerning the wi-fi signal.
8/23/22: Armadillo hole on side of home appears to be active.
8/23/22: The tires on the vehicle were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photo below. Water has been restored to the residence since the last service call. Watered all plants.
8/23/22: I made sure all toilet valves are off. I
8/23/22: The vehicle has not been detailed yet. Ran the storm shutters up & down for preventative maintenance. The fabric has started to fall from the underneath the middle barstool. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
8/23/22: Weeds on the lanai. I found a couple of dozen flying small sewer flies in your home primarily kitchen area and front bathroom. I’ve taken photos below. I found larvae in the kitchen sink photo below. I poured bleach down that sink. Then ran the water to flush that larvae down then poured more bleach into the trap. I sealed the kitchen traps tightly with cellophane and close all of the sink traps after running water in them. The fly is that are still alive have a very short lifespan so I anticipate it will be dead play next service call. The measures a truck I hope or prevent sewer fly outbreak. More than likely some food was not completely flushed down the drain from the garbage disposal and the flyer to get up there and laid some eggs.
8/23/22: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived. The front door was unlocked, several lights were on by the front entrance & there appeared to be some keys laying on the table by the front door. I immediately closed the door after yelling out Homewatch & tried to contact the client.
8/23/22: The humidity level was still slightly over the acceptable level of 60% inside the garage. I lowered the ac thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The mailbox has been hit by a car. Ran water in lanai sink. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
8/23/22: The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 60.9% & 91.0. Made sure to leave the water main on for the pool auto filler when leaving.
8/23/22: The dehumidifier read 48 and ran during the service call. The lanai is wet from the rain today but as reported previously needs to be power washed.
8/23/22: Brought in one piece of mail with some sales flyers see photo below. The dock is currently under construction & has not changed in appearance since the last service call. The living room tv is on. Ran water through the kitchen pot filler. Wine chiller in utility room read 56. Mini fridge on lanai was on & cold. Ran water in the sink on the lanai. Visual check of the jet ski’s. Storm shutters are closed.
8/23/22: The humidity was back to acceptable limits so I move the thermostat back up to 78°. I could not set the alarm as I tried to leave so I called the client he said it remotely. Weeds in the landscaping are getting worse, photo below.
8/23/22: The area around the pool pump was dry today. I turned the pool pump on for several minutes & did not see any more water leaking from the pool pump. Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.
8/23/22: Poured vinegar down the HVAC condensate tube chased by water. Tripped circuit breaker for Bedroom H1 (again) see photo below. I reset it. There’s a dead bush out front, I believe I sent a photo before but here’s another below.
