Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/24/22: Watered plants out back on the lanai as my plant moisture meter indicated they needed it. Weeds are growing in the landscaping, as reported previously. The door keypad was indicating the batteries needed replaced. I called the customer to find out if they had any in the home they did not. So I just replaced them with batteries that I carry for this exact reason.
8/24/22: The damp rid bucket in the car is full see photo below. Removed an Elite pest sign dated 8/22 from the front yard. Photos of the lawn below. The sod on the left side of the house is brown & one of the banana trees has fallen over. All storm shutters are closed & panels up. Visual check of the boat photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Turned off the water main to the house only when leaving.
8/24/22: The batteries in the front door keypad were low when I arrived. I replaced the batteries with the new AA batteries provided next to the door restoring power to the keypad. The ac thermostat had a blank screen & the humidity level was high inside the residence. I did not find any tripped breakers. Will contact the client & advise them of the situation. Watered the two plants in the kitchen & dining room area. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
8/24/22: No refrigerator was in the kitchen. Mailbox was empty. Yard condition is the same as the several service calls prior.
8/24/22: The new mesh storm shutters have been installed since the last service call see photos below. The pool pump filter canister lid was dripping slowly while the pump was running when I arrived see photo below. The lawn has a large brown spot in the backyard. Ran water in the lanai sink. Irrigation system is on. Visual check of the dock. Turned off the water main to the house only when leaving.
8/24/22: I didn’t water the plant on the kitchen counter as it was very wet yet from the last service call and I am concerned I may be over watering it. The plant on the floor is dead.
8/24/22: Weeds prevalent in the landscaping, reported previously. Some bushes need trimmed, reported previously. Weeds on lanai also. Pulled a GardenMasters sign from the front yard, it was dated 8/19/22.
8/24/22: Lanai screen door is locked. All storm shutter panels are up.
8/24/22: Weeds are getting pretty bad in some spots, photos below.
8/24/22: All of the landscape bushes have been trimmed recently see photo below. Lanai screen door is locked. All storm shutters are open.
8/24/22: The dehumidifier was on in the garage it was not running but it did read 60. I found no evidence of sewer flies within the home. I had to re-enter your home to walk it again to be sure the toilets had filled and stopped running because the water main is to remain on. The landscaping remains the same from past service call, some plants out front are bare. The pest hole out front looks to be active.
8/24/22: There appears to be consistent power outages or power surges in the community as the microwave clock had to be reset again. Checked all wood floors throughly.
8/24/22: Visual check of the car, battery maintainer lights were on.
8/24/22: Brought in four pieces of mail with some sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Excessive spiders & ants are starting to build up along all of the baseboards. The water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Locked the door between the garage & home. Made sure to turn the water main off to the house only when leaving.
8/24/22: Found two pest control signs out front dated today at 9:04 am. Signs say stay off until dry and surely it is dry 2 1/2 hours later.
8/24/22: The lawn is starting to brown in several areas throughout the yard see photos below. Irrigation system blue light was on.
8/24/22: No bugs.
8/24/22: Poured 2oz of bleach in each toilet.
8/24/22: There were a few leaves on the bottom of the pool. Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
8/24/22: There was several pieces of mail I will forward.
8/24/22: Made sure the water heater, range & ice maker were back off. Checked all damp rid bags. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.
8/24/22: Debris on the top and bottom of the pool. The spa bubbler will not work. Found several dead ants in the corner of the bedroom bathroom nearest the garage, photo below. Some paint peeling and a small water spot under the MB window, photo below.
8/24/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
8/24/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
8/24/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this time but then again I didn’t run it for any length of time.
