Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,101 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/29/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
8/29/22: Brought in three pieces of mail with some sales flyers see photo below. Will be bringing the Bank of America documents to the post office for forwarding per the client. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/28/22: Drive by. Client advised that their security cameras were offline. I rebooted all the internet & security equipment restoring service to the security cameras. The cameras appeared to be working correctly again as the warning has disappeared from the keypad display see photo below. Tried contacting the client to confirm that the cameras were back online. Also brought in an H20 systems service slip dated 8/16 & a stack of sales flyers from the mailbox photo below.
8/27/22: Drive by. Brought the package with the eyeglasses to the post office for usps priority mail forwarding. Photo of the receipt with tracking number below.
8/26/22: Removed a Ranson sign from the front yard. Brought in a Hughes Exterminators service slip dated 8/17 that was on the front door see photo below. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
8/26/22: Did not find any pool service slips during today’s service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
8/26/22: The tires on the car appeared to be getting low. I inflated them all to 32psi using my cordless inflator. Excessive weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/26/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
8/26/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
8/26/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The leaf guard on the ac condenser has not been replaced yet. Poured capful of bleach into each toilet.
8/26/22: Brought in a new one gallon container of white distilled vinegar for hvac condensate drain line preventative maintenance see photo below. Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
8/26/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/26/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/26/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
8/26/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 42. Checked the light timer in the living room.
8/26/22: Grass is growing in all the landscape beds. Monitoring all previous water stains on the ceilings closely.
8/26/22: Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
8/26/22: Checked all damp rids throughout the residence. Had to replace several full bags throughout the residence. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Bug zapper on lanai is plugged in. Water is to remain off per the client.
8/26/22: The stains on the exterior wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. All damp rid bags were full & had to be replaced. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
8/26/22: The lanai has standing water from rain. Checked all damp rid buckets. Made sure light in garage wasn’t on.
8/26/22: One of the backflow preventers for the city water in the front yard was leaking when I arrived see photos below. I’m not sure if the backflow belongs to the client or not. Will contact the client & advise them of the situation. Sprayed an active hornets nest in the front entryway. Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
8/26/22: Gas water heater is currently in the off position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
8/26/22: Removed a Ranson sign from the end of the driveway. Turned on the water heater, range, ice maker & inflated the car tires to the manufacturer specifications for clients arrival. Client advised that the roof will be repaired when they are at the residence. Brought in two pool service slips dated 8/18 & 8/25 photo below. Photo of the pool below.
8/26/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the front door was completely closed & locked when leaving.
8/26/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags.
