Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,369 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/30/22: No bugs. Unable to access water main valve as neighbors by block the path end.11/30/22: The humidity level was still slightly over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the water damage on the master bedroom ceiling above the window closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Shingles still appear to be missing from the roof of the building.
11/30/22: Poured 2oz of bleach in each toilet. The master bath toilet fill valve is either blocked or broken as it will not fill the tank. The guest bathroom tub valve handle cracked and broke just as soon as I try turning it. I’m sending videos of each to you. Here’s a photo below of the Moen handle that broke in case you wanted to find one and have it shipped so that I can put it on. The humidity is a smidge high inside your condo but it’s nothing to be concerned about as I did turn the system lower and it did run and cool it’s just a very humid day in the temperature has yet to reach the temperature of that we’ve got your home set up.
11/30/22: The soffits on the building have been repaired since the last service call & workers were on the roof when I arrived see photos below. Read the letter from the client’s & picked up the money from the kitchen table. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. There appeared to be small debris in the guest bathroom toilet tank getting stuck underneath the flapper causing the toilet to run. I cleaned out the tank to try & prevent it from running again see photos below. I did not hear any of the toilets running during the service call. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
11/30/22: The MB toilet runs continuously ever so slightly so I shut it off at the valve. I move the thermostat up to 77 as the humidity is good even though it’s a very humid.
11/30/22: The dehumidifier had an error code of F0 on it I unplugged it and then plugged it back in to reset it. Dehumidifier read 55 after the reset and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. There were dead ants in the guest bedroom along the floor trip under the window, photo below. I will bring my portable shop vac next service call to sweep up.
11/29/22: Drive by. Went to the residence to perform an inspection but the road is currently closed for construction. Will check to see if the road has been reopened tomorrow.
11/29/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.

11/29/22: The drywall has been removed from one of the utility room walls since the last service call & some floor tiles next to the wall have been broken in the process see photos below. Sections of drywall have been removed from the bottom of the closet by the front door photo below. The humidity level was over the acceptable level of 60% inside the residence. I found the thermostat had been raised to 91 since the last service call & lowered it to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the storm shutter up & down for preventative maintenance.
11/29/22: Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room & master bedroom walls since the last service call see photos below. The plantation shutters have been removed from the master bedroom windows. The humidity level was over the acceptable level of 60% inside the residence. I found the humidistat had been raised to 65% since the last service call & set it to the on position for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/29/22: The front door was open & a remediation crew was inside the residence when I arrived covering all the rooms with plastic see photos below. I was unable to access any of the rooms or run any water inside the residence during today’s service call. I left the front door open when leaving for the remediation crew.
11/25/22: The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Sections of drywall removed from the living room & master bedroom walls. A section of drywall removed from the upstairs hallway ceiling. Damaged ceiling in upstairs back bedroom is covered with plastic. The damaged soffits on the outside of the building have been covered up. Damaged skylight is boarded up. Lanai ceiling & screens damaged. Front screen door is damaged. Water stain on master bathroom ceiling has not changed in appearance.
11/25/22: Made sure the water heater, range & ice maker were off. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Small piece of plexiglass window blown out above lanai screen door is temporarily covered. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the lock back in the lock & put the lock back on the water main when leaving.

11/25/22: New plumbing progress photos below. Did not run any water inside the residence until plumbing repair is confirmed. Sections of drywall have been removed from the kitchen, dining room, living room & master bedroom. Drywall has been removed from the lanai storage room. Water stains on guest bathroom ceiling. Screens & panels damaged on lanai.
11/25/22: The inside of the residence has not changed in appearance since the last service call. Turned the water heater & ice maker back on. Left the water main on when leaving for clients arrival. Drywall & flooring removed from the dining room, living room & master bedroom. The damaged skylights are boarded up. Water stain on utility closet wall. Carpets removed from stairs. Drywall & flooring removed from both upstairs bedrooms & the hallway. Lanai panels are damaged & the flooring is removed. Put the key back in the lockbox when leaving.
11/25/22: The inside of the residence has not changed in appearance since the last service call. Large section of ceiling removed from the living room ceiling & covered with plastic. Small section of ceiling removed from kitchen ceiling & covered with plastic. Water stains on master bedroom ceiling. Lanai screens & panels damaged. Large section of drywall removed from the upstairs front guest bedroom & covered with plastic. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom & covered with plastic.
11/25/22: The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Tiles missing & damaged on roof. Soffits damaged & missing on left & right side of house. Pool cage & screens damaged. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
11/25/22: The pool was completely empty when I arrived see photo below. The cover on the hot tub is dry rotted & staring to tear see photo below. Full remediation has started inside the residence. All of the remediation equipment has been removed from the residence since the last service call. The inside of the residence has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The vinyl flooring has been removed from the foyer, living room, dining room & kitchen. Large sections of drywall have been removed from the living room ceiling. Section of drywall & baseboards removed from front guest bedroom. Baseboards removed from guest bathroom & back guest bedroom walls. Section of drywall removed from the ceiling & baseboards removed from the master bedroom. Entire master bathroom ceiling has been removed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

Sections of drywall removed from the living room ceiling & wall. Sections of baseboards & drywall removed in the den. Sections of drywall have been removed from the master bedroom ceiling & wall. Pool cage & screens damaged. All storm shutters are off.
11/23/22: Drive by on 11/23. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/24/22: A section of water damaged ceiling has been removed in the guest bathroom & covered with plastic since the last service call see photo below. Front porch screen door is damaged. A section of drywall has been removed from underneath one of the breakfast nook windows & one of the dining room windows. Portable dehumidifier in kitchen read 51. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/24/22: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator photo below. All storm shutters are closed.

Sections of drywall have been removed from underneath all of the dining room windows. Front porch screen door is damaged. Two shutters on lanai damaged. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
