Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

12/29/22: Poured vinegar down the HVAC condensation evac tube and then chased with water. I turned the AC system down to make sure that it was cooling and it was returned it back up. There are some bugs in the corner next to the cabinets in the kitchen, photo below. They’re all dead and I think they accumulated there because of the nightlight on the wall. There was a Christmas card tucked in your door photos below.
12/29/22: I found the hallway light on upon arrival, I shut it off. I turn the system down both the thermostat and the humidistat so that the AC would run and I checked to see if we had cold air coming from the vents. The temperature was below 59° coming from the vents. I turn the system back to the settings I found the net which was 77° On the thermostat and 55 on the humidistat. Hey blinds fell down in the living room I searched for a stepstool to put it back up but couldn’t find one so I laid it over the chair.
12/29/22: I kept the thermostat at76° based on the temperature outside and the future weather forecast.
12/29/22: Poured 2oz of bleach in each toilet. Replaced Moen tub knob with new pieces sent by the client.
12/29/22: Water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
12/29/22: Humidity is very high and I don’t understand why, but as discussed I turned the thermostat both upstairs and down stairs down by 3° each. I looked intently around your home and could not find any evidence of mold or mildew visually. I ran both systems to ensure that they are cooling and they are the main system there’s 58.5° air temperature coming out the ducts. One piece of mail looked important, photo below.
12/29/22: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed. The large sliding glass door to the lanai was open about 2ft. I closed and locked it, photo below.
12/29/22: As mentioned in the last service call report we are out of vinegar to pour down the HVAC condensate tube.
12/29/22: The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust according. The refrigerated section of the refrigerator has quit working now. Freezer was on & cold. Damaged front porch screen has not been replaced yet. Checked all damp rids.
12/29/22: Made sure the water heater, range & ice maker were off. There are perishable food items inside the refrigerator. Foyer ceiling has been repaired. Drywall has been replaced underneath the living room window. The drywall has been replaced on the upstairs ceiling & upstairs bedroom wall. Monitoring the water stains on the dining room ceiling closely. The upstairs bathroom sink is tagged for a leaking trap when water is running. It can be repaired now or when the client returns. Storm shutters on lanai are closed. Put the keys back in the lockbox when leaving. Storm shutter over front door has been removed.
12/29/22: The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Almost the entire inside of the residence is gutted from remediation. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
12/29/22: Checked the water pan in the ac return vent.
12/29/22: The inside of the residence has not changed in appearance since the last service call. There was remediation equipment still running inside the residence. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to locate the mailbox key. Was unable to run water inside the residence per management. Exterior wall & garage overhead door damaged.
12/29/22: The humidity level was back under 60% inside the residence. Will continue to monitor closely. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Attic access cover is open in the lanai storage room. Some soffit damage on lanai from fallen tree. Turned off both water main handles when leaving.
12/28/22: Pool pump draws from the bottom drain per client. Another screen needs repaired on the pool cage, photo below. The armadillo hole out front has been nicked over, see photo below.
12/28/22: The master bathroom sink closest to the toilet has very little water flow. I found no pest or evidence of pest upstairs in the attic. The very same section of the child safety gate around the pool was not latched again, I latched it.
12/28/22: The pool level is an inch before below the skimmer port but there is water in the pool pump so it should be pulling from the center bottom drain of the pool. One of the den windows has a broken seal photo below.
12/28/22: I watered 5 plants on the lanai based on the moisture meter results. I poured vinegar down the HVAC condensate tube then chased by water.

12/28/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
12/28/22: Home under renovation from flood damage. Pool pump was running today. Sent video to client so they could hear the pump.
12/28/22: The backflow preventer on the left side of the house by the water main was leaking slowly when I arrived see photos below. Will contact the client & advise them of the situation. The garbage cans on the side of the house have garbage bags in them. Made sure the water heater, range & ice maker were off. The heat setting on the ac thermostat appears to be on. All previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Pool cage screens torn. Water stain on front guest bedroom ceiling above tv. Really small water stain on utility room ceiling. Mesh storm shutters are closed. Irrigation system is on. Pool is temporarily covered.
12/28/22: The upstairs thermostat is turned off.
12/28/22: No bugs. Brought a gallon of water for the traps. Permit on the kitchen counter.
12/28/22: The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
