Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/3/23: The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall see photos below. It will require a new electrical outlet. The palm tree on the back of the pool cage appears to be leaning towards the pool cage again see photo below. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. The garage side entry door has wood rotting on the bottom of both sides of the door frame. Right side pool cage screen door is damaged.1/3/23: Ran the hose in the pool during the service call to help keep the water level up. Pool cage damaged & screens torn. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox damaged. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client.
1/3/23: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the master bedroom closet & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all three plants with the water bottles provided. Put the keys back in the lockbox when leaving.
1/3/23: Made sure the water heater, range & ice maker were off. Several small sections of roof are tarped. Several sinkholes forming along seawall by dock.
1/3/23: The residence has not changed in appearance since the last service call. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.

The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to move closely & adjust accordingly. Facia damage on front of house. The master bedroom, front bedroom & Florida room windows are temporarily boarded up. Both screen doors are locked.
1/3/23: Removed a truly nolen sign dated 12/28 from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The damaged garage side entry door needs to be temporarily covered or replaced. The roof is tarped. Garage overhead door damaged. Garage side entry door damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
1/3/23: Made sure all the breakers with a green sticker were off. I found the master bedroom window open inwards several inches & out of the tracks due to the plastic retaining clips being dry rotted on both sides see photos below. I put the window back in place & temporarily secured it in place with gorilla tape. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely.
1/2/23: Was unable to locate any sprinkler heads on the west side of the lanai without them being on & did not see any that were recently dug up for repairs. Missing roof tile on front of house has not been replaced yet photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Keypad on front door is still not working. Made sure the garage overhead door was closed when leaving. Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/2/23: A new water main handle has been installed since the last service call see photo below. The drywall in the front guest bedroom closet has been repaired see photo below. The damaged garage ceiling has not been repaired yet. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows.
1/2/23: A large section of new sod has been installed in the front yard by the street on the right side of the mailbox see photos below. The three large trees on the left & back side of the house have been trimmed recently see photos below. Removed a lawn care extraordinaire pest sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a pool service card dated 12/22. The water stain on the dining room ceiling has not changed in appearance since the last service call. Monitoring the damage on the garage ceiling.

1/2/23: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
1/2/23: The large downed tree in the backyard has been cut up & two large piles of debris have been placed by the street since the last service call see photos below. The ac thermostat has been lowered to 68 since the last service call. The previous water intrusion inside the residence appeared to be dry. Wood privacy fence is damaged. Water appears to have risen several inches throughout the property during the storm & has entered the lanai & parts of the residence. Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
1/2/23: Photos of the new roof installed & roofing permit attached to the front window since the last service call below. Made sure all gates were closed back up. There is some corrosion starting to build up on the car’s battery terminals. Carpets were dry underneath the windows. Front door screen door is damaged. Lamp in Florida room was on.

There are sections of pool pavers starting to sink around the edge of pool in several locations. The roof is tarped. Gutters damaged on the front & left side of the house. Pool cage screens damaged. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Faint water stain by light on ceiling above front door has not changed in appearance.

12/31/22: Repaired the garage ceiling light directly above the car that had became detached from the ceiling on one side of the light fixture. I had to carefully move the car out of the garage after folding in the mirrors & disconnecting the battery maintainer to have access to the light photo below. I found that the light was originally incorrectly fastened with two short wood screws directly into the drywall without any type of anchor which eventually caused them to fall out from vibrations. I replaced the screws with two 3/16” x 3” metal toggle bolts which correctly secured the light fixture to the ceiling again see photos below. I carefully put the car back inside the garage & reconnected the battery maintainer. I made sure everything was locked up & all lights were off when leaving.
12/30/22: The drywall has been replaced on the water damaged ceilings & walls since the last service call see photos below. The inside of the residence still had a strong musty smell when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Garbage disposal is seized. Monitoring previous water intrusion through master bedroom window. Carpet was still dry underneath window.

The fill valve in the guest bathroom toilet appears to not be working correctly anymore. It will not turn off, fills the tank very slowly & no water is going through the hose to the bowl. I shut the valve off & tagged it as such. Monitoring all previous water stains on the ceilings closely.
12/30/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Swept up a large pile of dead ants from the living room floor. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
12/30/22: Removed an undated Ranson sign from the front yard. The garage ceiling light over the car appears to have become detached from the ceiling on one side see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
12/29/22: I poured 4oz of ounces of vinegar down the HVAC condensate tube then changed with water. The door was off to the HVAC/water heater closet. The knob lock was the only lock used, the dead bolt was not locked. I called the customer and we determined that I should leave the water main in the on position, turn on the water heater at the switch next to it, and put the door back to the closet, and I also turn the humidistat to on position for the renters arriving very soon.
12/29/22: Humidity at the far point of the living room almost to the large windows 54.1% humidity and 68.6 temp. The humidity is better this week I mean it should be there to the fact the humidity outside is very low.
