Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,134 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/12/22: Excessive weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.
9/12/22: There is a section of yard marked off in the front left corner of the yard by the street. Mini fridge in kitchen was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
9/12/22: Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door.
9/12/22: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle. Rabbits have started digging holes in the yard again.
9/12/22: The humidity level has been over the acceptable level of 60% inside the guest house for several service calls now. I lowered the ac to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier read 60%.
9/12/22: The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
9/12/22: One of the window screens is torn on the right side of the front door see photos below. Checked all damp rids throughout the residence. Photos of the boat & motor below.
9/12/22: Photos of the mailbox below. The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
9/12/22: The landscape bushes may need to be trimmed soon see photos below. A storm report has been created in the storm prep section. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
9/12/22: Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
9/12/22: The battery in the Ford Edge key fob is dead & I was unable to start it today. Will contact the client & advise them of the situation. Client advised to take key fob to Batteries plus for battery replacement. Pool water level is a little high today. There is some browning in the lawn on the left & right sides of the house. Potted plants were wet from rain. Left the water main on when leaving per the client.
9/12/22: Ran the storm shutter up & down for preventative maintenance. The damp rid bucket in the vehicle is full & non refillable. A large damp rid bucket is recommended for replacement. Mesh storm shutter on lanai is closed.
9/12/22: Drive by. Put a lockbox on the front door with a key to the residence inside.
9/12/22: Brought in nine pieces of mail with a small package see photos below. Will be bringing all important mail to the post office for forwarding. The light above the front door & some of the lights in the master bathroom are on. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the living potted plants in the living room & on the lanai. Lanai screen door is locked & ceiling fan is on.
9/12/22: Lamp in Florida room was on. Checked light timers. Checked the shed in the backyard. Vacant lot is being maintained.
9/12/22: Lanai door is locked. All storm shutters are closed.
9/12/22: Brought two gallons of distilled water for the golf cart batteries & filled all the battery cells back up to the proper water levels using 1.5 gallons see photo below. Plugged the golf cart in to charge & start the staggered charging cycle each service call. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon. Both mini fridges in bar area are off & doors open.
9/12/22: The battery was dead on the garage door keypad & I was unable to open the garage overhead door when I arrived. I replaced the battery with a new 9v battery restoring power to the keypad & enabling me to open the garage door again. The tires were starting to get low on the vehicle. I inflated all the tires to 32psi using my cordless inflator. There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
9/12/22: Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/9/22: Meet Roberto w/Cool Today for AC issue
9/9/22: Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
9/9/22: There are no active black ants on the water main side of the garage. Some of the landscaping trim has come apart, photos below. I moved the loose piece to the side of the garage so it wouldn’t blow away.
9/9/22: Brought in one piece of mail see photo below. The pool water was cloudy with some debris on the bottom of the pool. Brought in one pool service slip dated 8/29. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
