Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,124 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/9/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
9/9/22: MB toilet runs constantly when main water valve is on.
9/9/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 42. Checked the light timer in the living room.
9/9/22: No live bugs found this service call.
9/9/22: The alarm keypad was beeping when I arrived. I was able to silence it by pressing the off button. Grass is growing in all the landscape beds. Monitoring all previous water stains on the ceilings closely.
9/9/22: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain, you must hold it open with your finger nails. Package from Costco at the door, brought inside, photo below. Replaced HVAC system filter.
9/9/22: UPS letter at the door, photos below.
9/9/22: Guest Bedroom is filled with items right to the door, could not gain access. Replaced the Damp-Tid bag in the bedroom closet.
9/9/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen didn’t flush. I’m using a pot from the kitchen to flush this toilet.
9/9/22: Upon arrival water main valve was off, the front door deadbolt was not locked.
9/9/22: Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
9/9/22: The battery maintainer connected to the car was off when I arrived. I found the gfi outlet that it is plugged into was tripped & reset it restoring power to the battery maintainer. Checked all damp rids throughout the residence. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Bug zapper on lanai is plugged in. Water is to remain off per the client.
9/9/22: The bougainvillea bush may need to be trimmed again see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The stains on the exterior wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
9/9/22: Nothing looked important in the mail. The downstairs bathroom sink is draining slowly and leaking at the trap. Screen on lanai needs repaired, photo below. Started the car and let idle during the service call. I reset both the modem and the router based upon textmessage instructions from client.
9/9/22: The lanai has standing water from rain. Checked all damp rid buckets. Made sure light in garage wasn’t on.
9/9/22: Mini fridge in dining room was on & cold.
9/9/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. The breaker for the refrigerator had tripped, I reset it, photo of items in the refrigerator below. Everything was thawed and warm. No really bad smell from the refrigerator so that’s a good thing.
9/9/22: Poured vinegar down the HVAC condensate line and chased with water as requested. The circuit breaker for the refrigerator was tripped, I reset it. There’s no perishable food in the refrigerator so that’s a good thing. It is now cooling I did find a little water in the one tray I’m not sure where that came from but I dumped it in the sink. The downspout on the right front corner of the garage was off again.
9/9/22: Gas water heater is currently in the off position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
9/9/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the front door was completely closed & locked when leaving.
9/9/22: Met Jimmy with Kelly Air for plugged condensate line.
9/9/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags.
9/9/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid bags. Lanai screen door is locked. All storm shutters are closed.
9/9/22: Poured vinegar down the HVAC condensate line chased by water. I found a snake hanging out by the front door I sent him on his way.
9/9/22: Filled the master bathroom bathtub up with water & tried to turn on the jets but they would not turn on. I found the gfi outlet over the workbench in the garage tripped again & it would not reset. I also found breaker #24 & #22 that’s labeled Whirlpool tripped & it will also not reset. These appear to possibly be the reason the jets in the tub will not turn on. The garage rear entry door is rusting excessively along the bottom see photos below. The gutters to the left of the front door have weeds growing in them & may need to be cleaned out soon see photos below. Raised the ac thermostat & humidistat back up to the original settings of 75 & 55%. Left everything on & put the key back in the lockbox when leaving.
