Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/22/22: Additional service call photos.12/22/22: Brought in one piece of mail see photo below. Photos below of the new water heater installed & the permit. Made sure the water heater breaker was off. Drywall repairs have started throughout the residence since the last service call see photos below. The humidity level was back over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both thermostats to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room & dining room flooring have been removed. Checked damp rid bag in master bedroom closet. All storm shutters are closed.
12/22/22: Checked all damp rid buckets. Screen torn on front porch.
12/22/22: The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. All of the water damaged ceilings are covered in plastic. Carpet has been removed from the upstairs bedroom. Upstairs bathroom is full of furniture from the bedroom. Storm shutters on lanai are closed.
12/22/22: Went to the residence to perform an inspection but the locks have been changed since the last service call & I do not have a new key.
12/22/22: Water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
12/21/22: Pool pump draws from the bottom drain per client. Another screen needs repaired on the pool cage, photo below. The armadillo hole out front has been nicked over, see photo below.
12/21/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The work in the living room appears to be finished. There was a receipt for insulation work stuck in the door I brought it inside it does say paid, photo below.
12/21/22: The left sink in the master bathroom has the left handle off. The thermostat was turned to 72° but I don’t have any record of doing that myself. Humidity is good I’m assuming you had somebody change it so I’ll leave it at 72 until you tell me to change it back. The mini split in the garage reads EC.
12/21/22: The water main valve to the home does not have a handle so there’s no way to turn the water off that’s the position I prefer. Photo of the valve below. Since we can’t turn it off I walked the house twice to make sure all the toilets and showers and valves were off. When I walked around back to the pool up here somebody was filling the pool using the outdoor spigot and a water timer valve. Since the pool was to the middle of the skin report I shut that valve off. The water heater circuit breaker was on so I shut it off there’s no need to heat water that people won’t be using in the immediate future. This also saves on bacteria growth within the water heater.
12/21/22: I did not water any plants on the lanai based on the moisture meter results. I poured vinegar down the HVAC condensate tube then chased by water.
12/21/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Re-staked the front tree for the 4th time, it truly needs to be done with 3 braves connected at the trunk I just don’t have the tools and the supplies as well as an extra hand to hold the tree up.
12/21/22: I started the car and let it idle during the service call. The bugs found on the window side of the master bedroom and on the window sills have not returned. Your water has a distinct smell beginning on the hot water side of your system. This indicates bacteria in the water heater that needs to be flushed out. The front tires on your automobile are at 32 pounds so I did that touch that level, the rear two tires were about 24 pounds of air and your vehicle manufacturer suggest 30 pounds so I filled those each to 30 pounds. These did not look at all to me to be low on air so much so as to bring an air compressor to fill them up in fact your brother-in-law must have a very well trained die because I couldn’t even tell when the air went in that they filled out anymore and they already were. The car probably could’ve been driven safely to dealer or mechanic to have the air filled. If you don’t have a TPMS on your dash most people may have never known they were low by looking at them.
12/21/22: Home under renovation from flood damage. Truly Nolen bill in the mail, photo below.
12/21/22: Poured 2oz of bleach in each toilet. Photos of the ceiling work below. Found the water main valve on upon arrival I turned it off upon departure. The thermostat was set to 70° and had the heat running not sure why the humidity is a little high so I turned it back to air conditioning and set it to 74 based on the temperatures that we expect the next few days to be. The light in the garage was on.
12/21/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The dead bolt lock on the garage door that enters into the laundry room was very hard to insert the key. I shot some WD40 into it and it helped it work better. There may be a little WD40 when you use this lock for the next several times a key is inserted.
12/21/22: Water heater fitting damp at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The right kitchen sink trap is leaking at the metal sink nut, photo below. I tagged the pipe below and the sink faucet and also placed a plastic tub below the trap to catch any water.
12/21/22: Several pieces of mail none appeared important. The humidity is just a little high inside but that’s not unusual with this time of year when the temperature outside will barely reach the setting of the thermostat inside so the system doesn’t run as frequently as it should. I placed the lockbox on the front door. I know it is a service call early but I wanted to make sure it was there.
12/21/22: I watered all the plants one inside and the other is on the outside lanai. I started the car and it idled during the service call. The screen on the golf course side of your lanai has blown in I’m not sure if it was like that before picture below.
12/21/22: While the humidity is a bit high inside today it’s to be expected because the temperature outside is lower than what the thermostat is set to and it’s 92% humidity outside. As the day progresses and heats up the system should run and remove the humidity so I don’t see the need to make any changes at this point. I did make sure the system was cooling by turning the thermostat down long enough to kick on the AC and test the air temp coming out of the vents, they were well into the mid 60s. 12/21/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
12/21/22: The humidity level is below 60% which is acceptable in my opinion. I turn the system down to 69° in order to see if the AC would run and cool. It ran but the air is only coming out at 73°, and has been running for a while it should be cooler than that. The outside condensing unit is not running.
12/20/22: Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
12/20/22: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/20/22: Made sure the water heater & ice maker were off. Removed some perishable items from the refrigerator photo below. Turned off the kitchen light. New roof was recently installed. Soffits damaged on the front right corner & right side of the house. Water stains & damage on the master bedroom, bathroom & closet ceilings. Water stains on the back guest bedroom closet ceiling & the guest bedroom hallway ceiling. The large pile of debris by the street has been collected. Checked all damp rids. Checked all light timers. Wood is rotting on the outside of the lanai. No mailbox.
