Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,144 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/13/22: Photos of the garage door opener below. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds & grass are growing in all the landscape beds. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.9/13/22: There was mail but none appeared to be important. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles as previously reported. Weeds growing in landscaping, reported previously. The gutter work has been completed.
9/13/22: Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
9/13/22: Weeds are growing in the deco drain on the lanai. Weeds are growing in the landscape beds. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
9/13/22: There are seven active ant hills on the pool deck area the first photo is the largest the second photo shows seven small ones in that particular area although they may not be visible very well in the photo. I office window sill has evidence of a small gecko I cleaned these up we’ll see if more are there next time. If so I’ll put out a trap. However most of the time these are already dead because they can’t find water nor food.
9/13/22: Lowered the ac thermostat to 75 per the client. Left the water main on when leaving per the client.
9/13/22: Left side sink in master bathroom has no water flow. I opened and closed the push valves below, nothing changes.
9/13/22: The lanai has not been cleaned yet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/13/22: Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Did not smell any odors coming from the water during today’s service call. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
9/13/22: I watered 3 plant on the lanai based on the moisture meter. Oddly one was the plant not under cover that needed water again this week. I replaced the HVAC filter. I poured 4oz of vinegar down the HVAC condensate tube then chased by 8oz of water.
9/13/22: The ac was on & appeared to be working correctly. Client is waiting on new part for the ac to arrive. I left the lockbox for the ac company for now. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
9/13/22: Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
9/13/22: I poured vinegar down the HVAC condensate tube then chased with water.
9/13/22: The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
9/13/22: Poured an ounce or two of bleach in each toilet. Brought package inside from front porch area.
9/13/22: Rebooted the Simplisafe hub & contacted the client to confirm that their security system was back online. The hub had a blue light & responded when I entered away mode. Client advised they will handle the landscaping when they return. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
9/13/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. There were a dozen large black flies inside the house. I couldn’t find where they came from. I killed all but one very elusive fly. I closed all doors to see if there are more where they may be coming from. I also placed two pest glue pads out where most were found. These are not ideal as they are mainly for geckos, worms and other crawling pest however may be better than nothing.
9/13/22: The screen on the lanai door is almost torn all the way off & needs to be repaired see photo below. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. The kitchen sink is tagged for leaking from underneath on both sides when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
9/13/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked.
9/13/22: There was a white Nissan Rogue in the driveway when I arrived see photo below. Removed a truly nolen pest sign dated 9/9 from the front yard. Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
9/13/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bugs are coming back to include under the window in the blue guest bedroom and guest bath window, photo of bedroom window below. I found 2 live ants under that guest bedroom. I swept the bedroom area under the window and all the hard surfaces with my battery operated sweeper. The entire home should be swept with a standard electric sweeper to do a better job. Weeds are getting pretty heavy in the landscaping, photos below. The lanai should be power washed, photo below.
9/13/22: Sprayed several active hornets nests inside the tool shed & along soffits. More hornet spray will be needed for the residence. There appears to be some soffit damage above the electric meter on the right side of the house where the electrical conduit goes through the roof. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
9/13/22: Client is replacing ac air filter & sliding glass door handle is being repaired.
9/13/22: I watered 5 plants on the lanai as indicated by the moisture meter. I brought inside a pool service slip from the lanai, however it was not dated. It wasn’t there last week so sometime between last Tuesday and today.
9/13/22: All of the weeds appear to have been sprayed recently. It was very warm inside the residence when I arrived & the ac thermostat was not holding temperature. I found that the air handler was running but not the condenser due to a tripped breaker. I reset the breaker restoring power to the condenser allowing the ac to turn back on & start cooling the residence again. Will continue to monitor closely. The door between the garage & home is closed. No droppings were present on the lanai.
