Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,144 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/15/22: The water main was on upon arrival, off upon departure. The humidity is high inside your home the thermostat was set to 80, normally it is set at 79. We have been very very humid this past week so I turned it down to 78° to help mitigate the higher humidity. The temp coming from the AC vents as it runs is in the mid 60s
9/15/22: The lawn was being mowed & the weeds were being sprayed again when I arrived. The back guest bathroom toilet is tagged for a broken handle.
9/14/22: I started the car and let it idle during the service call. I went back in because I couldn’t remember if I locked the door between the garage and the home.
9/14/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
9/14/22: Not much has changed with the construction out back.
9/14/22: The bathroom shower in the separate office had items in it so I couldn’t run the water, reported previously. Brought in several pieces of mail but none appeared important. The GFI receptacle was tripped in the garage. This receptacle is the one the dehumidifier is plugged into. I reset it and it never tripped during the entire service call.
9/14/22: Drive-by service call to check on electrical power failure notices received by client. To check to make sure the AC systems are working and to reset the Wi-Fi system.
9/14/22: I poured vinegar down the HVAC condensation evac tube chased by water. I move the thermostat to 78° in the humidistat to 50% because of the humidity level within your condo and also the little meter you have on the wall which shows it’s been averaging 63% humidity, photo below.
9/14/22: Photo of the lake below. Bushes need to be trimmed, reported previously. Small light water spot on the MB closet ceiling next to the attic entry, same as last service call.
9/14/22: I’m not confident that the dehumidifier upstairs is actually working properly. My reasoning would be I said it to 50 last service call and it’s reading 65 today. As well there should always be a little bit of condensation and water in the hose and I could not get any out of it today. There are a couple of things that are working in our favor first of all we’re staying around 60% upstairs which is acceptable. But also it’s that time of year where temperatures are going to start trending downward as well as humidity in the next few weeks.
9/14/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower.
9/14/22: Water heater fitting damp as reported previously. Weeds and bushes around the pool cage need trimmed as reported previously. The bushes pushing against the screens have damaged the pool cage and below are several photos of the pool cage area itself. I thought it was a good idea to show you how much more it has degraded since last photos. The front tires on the car or beginning of flat photos below
9/14/22: Several pieces of mail mostly Wells Fargo, photos below.
9/14/22: It appears as if the armadillo has moved on the covered hole has not been re-dug. Mud dauber nests in the entry way, so many I needed to mention, photos below. Most pest control companies knock these down when providing service.
9/14/22: The irrigation timer on the left side of the house appears to have quit working. I could not get it to turn on see photo below. Brought in three pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.

There are a couple of spots that still need to be sodded. There is sod in the back I did not take a photo of it.
9/14/22: The thermostat was set to 77 in past it’s been set to 78 so I turned it up 1°..
9/14/22: All sales flyers have been placed in the recycling bin. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/13/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

9/13/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
9/13/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
9/13/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
9/13/22: Remodel progress photos below. The neighbor was inside the residence when I arrived. The pool pump filter canister is still leaking.
9/13/22: Pool pump draws from the bottom drain per client, but want to keep you informed of the level. An inch from the bottom of the skimmer port. The pool pump motor is making a strange sound so I made a video then sent it to the client via text. Ants did not come back for the window sill in the utility room. Paul several weeds on the lanai.
