Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/4/23: Home under renovation from flood damage. Someone has been inside because the lock box numbers where scrambled and I set them at 5555 when I leave. The master bath toilet tank is leaking very slightly but it doesn’t matter because the tank valve is turned off.1/4/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The right kitchen sink trap is leaking at the metal sink nut, photo below. Photo below of ceiling moisture just outside the utility closet in the living room area, appears to be a little bit more prevalent.
1/4/23: After speaking with the client we determined that I should drive by to shut off items that would draw power when the electric company turned the electricity on. This was suggested by the electric company however when I got here the power was already on.
1/4/23: There is some digging on the side yard next to the garage, photo below. It appears to be an armadillo. I have included several photos at the bottom depicting the amount of items still needing repair from the hurricane. The humidity is higher than even the last time so I turn the humidistat to 50 and the thermostat to 75° to help mitigate the humidity.
1/4/23: I watered all the plants one inside and the other is on the outside lanai. I started the car and it idled during the service call. It appears there is no electricity to the inside of the home. I could not turn any lights on, the refrigerator is off and defrosted, and I turn down the thermostat and the AC would not come on. I looked at the circuit breakers outside and couldn’t find any tripped breakers which leads me to believe that it may be the main power breaker that’s gone bad? I called the client to inform him so that he could figure a course of action prior to his arrival very soon. The outside power meter actually reads off, photo below.
1/4/23: The humidity is higher than I like to see it at 64% inside so I turn the thermostat down to 75° and to ensure the AC system would run. I did make sure the system was cooling, air coming from the vents read under 65° on several of the vents I checked. They should mitigate the humidity issue. Work out back is progressing.
1/4/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. You are out of vinegar. Brought in several pieces of mail none appeared important. I turned the thermostat down to 74° to help mitigate the humidity which read 62% on my meter and 65% on your thermostat. I waited for the system to come on and run for several minutes and then I tested the temperature of the air coming out of the supply vent and it is under 63°, so it is cooling. Pool filter housing leaking slightly.
1/3/23: Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
1/3/23: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/3/23: The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Soffits damaged on the front right corner & right side of the house. Water stains & damage on the master bedroom, bathroom & closet ceilings. Water stains on the back guest bedroom closet ceiling & the guest bedroom hallway ceiling. Checked all damp rids. Checked all light timers. Wood is rotting on the outside of the lanai. No mailbox.
1/3/23: Removed an All you need pest sign dated 12/29 from the front yard. Made sure the water heater, range & ice maker were off. Locked the closet in the master bedroom & put the key in the cabinet above the refrigerator per the client. There is light showing through the ceiling above the left side of the garage overhead door. Monitoring all previous water stains on the ceilings throughout the residence.
1/3/23: Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
1/3/23: Made sure the water heater & range were off. There is a small round hole in one of the master bedroom windows on the left side of the house see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all previous water stains closely. The roof is tarped & waiting to be replaced. Put the key back in the lockbox & turned the water main off to the house only when leaving.
1/3/23: The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall see photos below. It will require a new electrical outlet. The palm tree on the back of the pool cage appears to be leaning towards the pool cage again see photo below. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. The garage side entry door has wood rotting on the bottom of both sides of the door frame. Right side pool cage screen door is damaged.
1/3/23: Ran the hose in the pool during the service call to help keep the water level up. Pool cage damaged & screens torn. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox damaged. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client.
1/3/23: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the master bedroom closet & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all three plants with the water bottles provided. Put the keys back in the lockbox when leaving.
1/3/23: Made sure the water heater, range & ice maker were off. Several small sections of roof are tarped. Several sinkholes forming along seawall by dock.
1/3/23: The residence has not changed in appearance since the last service call. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.

The master bedroom, front bedroom & Florida room windows are temporarily boarded up. Both screen doors are locked.
1/3/23: Removed a truly nolen sign dated 12/28 from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The damaged garage side entry door needs to be temporarily covered or replaced. The roof is tarped. Garage overhead door damaged. Garage side entry door damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
1/3/23: Made sure all the breakers with a green sticker were off. I found the master bedroom window open inwards several inches & out of the tracks due to the plastic retaining clips being dry rotted on both sides see photos below. I put the window back in place & temporarily secured it in place with gorilla tape. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely.
1/2/23: Was unable to locate any sprinkler heads on the west side of the lanai without them being on & did not see any that were recently dug up for repairs. Missing roof tile on front of house has not been replaced yet photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Keypad on front door is still not working. Made sure the garage overhead door was closed when leaving. Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/2/23: A new water main handle has been installed since the last service call see photo below. The drywall in the front guest bedroom closet has been repaired see photo below. The damaged garage ceiling has not been repaired yet. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows.
1/2/23: A large section of new sod has been installed in the front yard by the street on the right side of the mailbox see photos below. The three large trees on the left & back side of the house have been trimmed recently see photos below. Removed a lawn care extraordinaire pest sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a pool service card dated 12/22. The water stain on the dining room ceiling has not changed in appearance since the last service call. Monitoring the damage on the garage ceiling.
