Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

1/6/23: The neighbor has placed some furniture inside the residence see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. Drywall removed from the ceiling & walls in the dining room & living room. Drywall & flooring removed from the ceiling & walls in the master bedroom. All ceilings are temporarily covered in plastic. Damaged skylights are boarded up. Water stain on utility closet wall. Carpets removed from stairs. Drywall & flooring removed from both upstairs bedrooms & the hallway. Lanai panels are damaged & the flooring is removed. Put the key back in the lockbox when leaving.
1/6/23: The humidity level was back under 60% the residence after making the last adjustment. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large section of ceiling removed from the living room ceiling & covered with plastic. Small section of ceiling removed from kitchen ceiling & covered with plastic. Water stains on master bedroom ceiling. Lanai screens & panels damaged. Large section of drywall removed from the upstairs front guest bedroom & covered with plastic. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom & covered with plastic.
1/6/23: The humidity level was back under 60% inside the residence. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Monitoring the faint water stains on the master bedroom ceiling closely. Screen damaged on lanai. Roof of building is tarped.
1/6/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Tiles missing & damaged on roof. Soffits damaged & missing on left & right side of house. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/6/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. The roof is tarped in several locations. Sections of drywall removed from the living room ceiling & wall. Sections of baseboards & drywall removed in the den. Sections of drywall have been removed from the master bedroom ceiling & wall. Pool cage & screens damaged. All storm shutters are off.
1/5/23: There is a small water stain behind the back master bedroom closet ceiling light which is currently dry to the touch see photo below. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
1/5/23: Brought in one piece of mail see photo below. Mold is starting to set up on the car seats again. The inside of the residence has not changed in appearance since the last service call. Section of ceiling removed from guest bathroom ceiling & covered with plastic. Front porch screen door is damaged. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/5/23: The heat setting on the thermostat is on. There are some perishable food items inside the refrigerator. All storm shutters are closed.
1/5/23: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The drywall repair underneath the dining room windows has not changed in appearance since the last service call. Front porch screen door is damaged. One shutter on lanai is damaged. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
1/5/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
1/5/23: The closer on the front screen door was broken off the door & laying on the ground when i arrived see photos below. The front door was also unlocked when I arrived. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both drywall repairs have not changed in appearance since the last service call. Drained water from system after water was turned off.
1/5/23: The refrigerator & freezer were both warm inside when I opened the doors. The light in the refrigerator was on but the compressor appears to have quit working. I opened both doors & turned off the breaker for now. I put the ac thermostat back to original setting of 76 & the humidistat back to the original setting of 43% per the instructions next to the ac thermostat. Thermostat & humidistat settings were changed after the hurricane per management in case there was any water intrusions to prevent mold. The damaged garage overhead door has not been replaced yet. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
1/5/23: There was no power to the residence when I arrived. I opened the refrigerator & turned off the breaker for now. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
1/5/23: The water main was on when I arrived. All storm shutters over the windows have been opened since the last service call. Brought in one piece of mail see photo below. Photo of the inspection permit that has been signed by the inspector. All drywall repairs throughout the residence have been textured since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures & both thermostats have been raised since the last service call. I did not adjust any of the thermostats per the client.
1/5/23: The front door was open & there were workers inside the residence replacing all the water damaged drywall when I arrived see photos below. The workers had the water main on, the front door open & the ac system off when I arrived. Damaged garage overhead door has not been replaced yet.
1/5/23: Checked all damp rid buckets. Screen torn on front porch.
1/5/23: The drywall repair by the front door has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Front porch floor is lifted & the screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/5/23: Made a copy of the Aquaview front door storm shutter key & left it in the kitchen drawer on the right side of the refrigerator. The humidity level was under 60% inside the residence. I raised the thermostat to 73 for now to save energy. Water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
1/4/23: Drive by out of schedule to turn water on, check inside condo to make sure that the water was not running in a toilet, sink, shower.
1/4/23: Pool pump draws from the bottom drain per client. The humidity is high and I really believe this is because of the setting on the thermostat and the fact the temperature just isn’t getting hot enough during the day to warm up the inside enough for the system to run frequently so I turned the thermostat down to 76°. And then waited to make sure that the system is cooling and it was. Screens on the pool cage have been repaired and the downspout has been placed back on the left side of the garage.
1/4/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. The thermostat is indicating that the battery is low so I put a brand new battery in it and it’s still indicating that it’s low I’m not sure what’s going on there. I turn the thermostat down to 77° because the humidity is too high inside the house and then I waited to make sure that the system came on and cooled. The system is cooling out about 64° coming out the vents. If you have remote control of the thermostat there in Ohio I would keep this thermostat at 76 to 77°. By the time I left the humidity had already dropped 2%.
1/4/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/4/23: I watered 2 plants on the lanai based on the moisture meter results. I poured vinegar down the HVAC condensate tube then chased by water. The humidity is higher than I like to see it and actually while I was here on the thermostat a warning came up and said that the humidity is above 61% action should be taken. I think that having the thermostat somewhere between 74 and 76 is warranted based upon a little bit of heat that we have outside this time of year the system just isn’t running frequently enough.
1/4/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Re-staked the front tree for the 5th time. FaceTime the humidity is much higher than I like to see so I turn the thermostat down to 73° from 75°. I’m a little unsure as to whether the thermostat is calibrated properly because both my hygrometer and my infrared temperature gauge have the temperature at the thermostat around 76.5°. In any event I made sure that you had cooler air coming from your fence below 64°.
