Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,257 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/17/22: Post storm check conducted on 10/5/22. Power & ac were on. Closed several windows & doors that had been opened before I arrived. Lanai screens torn & panels damaged. Water intrusion below dining room window. Faint water stains on master bedroom ceiling. Kitchen cabinets have started to come detached from the ceiling.10/17/22: Post storm check conducted on 10/5/22. Power & ac were on. Soffit danger in building. Front door was swollen & sticking. Previous water damage in kitchen has not changed in appearance. Small piece of plexiglass window blown out above lanai screen door.

10/17/22: Post storm check conducted on 10/5/22. Power & ac were on. Front screen door damaged. Soffit dangerously on building. Lanai damaged. Skylight partially broken. Small water stains on master bathroom & upstairs hallway ceilings. Attic door blown out. Large section of ceiling fallen down in upstairs back bedroom.
10/05/22: Post storm check conducted on 10/5/22. Power & ac were on. Ac condenser appeared to be undamaged. Soffit damage on building. Refrigerator appeared to have been cleaned out before I arrived. Water stains on dining room, living room & master bedroom ceiling’s. One panel down on lanai.
10/05/22: Post storm check conducted on 10/5/22. Power & ac were on. Soffit & facia damage on building. Refrigerator was on & doors were blown open when I arrived. Water stains on kitchen, living room, master bedroom & guest bedroom ceilings. Skylights have been blown completely out. Lanai screens torn & panels blown in. Large section of ceiling has fallen down in upstairs back bedroom.
10/05/22: Post storm check conducted on 10/5/22. Power & ac were on. Community sustained substantial storm damage. Shingles missing from roof. Carport damaged on neighbors side. Refrigerator off & doors open. Ac was lowered by neighbors before I arrived.
10/05/22: Post storm check conducted on 10/5/22. Power & ac were on. Water stains on guest bathroom & den ceilings. Closed several windows & doors that were open when I arrived. Lowered ac thermostat to 74 for mold prevention. Remediation crew was entering the residence with Mr.Stenglein as I was leaving.
10/05/22: Post storm check conducted on 10/5/22. Power & ac were on. Water damage in master bedroom & living room. Large sections of carpet had already been removed from the master bedroom & living room when I arrived. There appeared to be some mold starting to set up on some of the walls. Contacted the client & advised them of the situation.

10/05/22: Post storm check conducted on 10/5/22. Roof damage on building. Large water intrusion in the living room which leaked onto the entertainment center & all of the furniture remediation is needed immediately. Will contact the client & advise them of the situation. Moved furniture in order to remove saturated rugs from living room.
10/05/22: Post storm check conducted on 10/5/22. Roof damage on building. Power was on. Closed several windows & doors that were open when I arrived. Turned ac & refrigerator back on. Water stains on master bedroom & kid’s room ceilings.
10/05/22: Post storm check conducted on 10/5/22. Roof damage on building. Power was back on to the residence. Closed several windows & doors that were open when we arrived. Screens torn on lanai. The hardware appeared broken on one of the front guest bedroom windows. Faint water stains on master bedroom & dining/foyer ceilings.
10/05/22: Post storm check conducted on 10/5/22. Power & ac were on. Screen door ripped off sliding glass doors in front bedroom. Refrigerator & freezer appeared to be cleaned out. Rug in living room was wet & furniture moved around. Could not find point of entry for water intrusion. Appeared to be one of the windows. Lanai fans damaged & screens torn. Some roof tiles on building missing.
10/05/22: Post storm check conducted on 10/5/22. Power & ac were on. Roof tiles missing on building. Exterior light damaged on front balcony. Two storm shutters on lanai damaged. No visible signs of water damage inside the residence.
10/16/22: Regular service call conducted on 10/13/22. Paint sagging from water intrusion in kitchen nook next to one of the windows. The ac system appeared to be working incorrectly when I arrived. I contacted the client & advised them of the situation.
10/04/22: Post storm check conducted on 10/4/22. Surge water intrusion in garage & storage room. Storage room door was opened by management when i arrived as it had a musty smell inside. Water stains on dining room ceiling. Water stains on upstairs ceiling above the bed.
10/16/22: Regular service call conducted on 10/14/22. Opened & closed all storm shutters to inspect the windows. One of the storm shutters on the lanai appears to be bowed out. All windows appeared ok. Set the humidistat to the on position for mold prevention. There is mold inside the vehicle.
10/16/22: Post storm check conducted on 10/4/22. Surge waters have intruded into the garage & a couple feet into the storage room. Front porch screen doors have been ripped completely off. Water stain on the guest bathroom ceiling by the vent fan.
10/16/22: Regular service call conducted on 10/13/22. Moved golf cart & vehicle so garage overhead door can be replaced. Lowered the ac thermostat to 74 per the management email notice.
10/16/22: Post storm check conducted on 10/4/22. Garage overhead door is damaged. Vehicle was ok. Screen torn on front porch.
10/04/22: Post storm check conducted on 10/4/22. Water intrusion in garage storage room causing musty smell. Surge water intrusion in garage. Front porch screen door is damaged. Foyer carpet was completely saturated with water. Water intrusions in the front dayroom windows. Water stains on dining room ceiling & upstairs tv room ceiling.

10/16/22: Post storm check conducted on 10/4/22. Garage overhead door damaged. Surge water appears to have risen several inches in the garage storage room. Excessive water damage throughout the entire residence. Carpets saturated with water throughout the residence. Contacted the client & advised them of the situation.
10/16/22: Regular service call conducted on 10/13/22. Lowered both ac thermostats to 74 & both humidistats to the on position per the management email notice. Small water stain on master bedroom ceiling.
