Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,247 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/04/22: Post storm report on 10/4/22. Power & ac were on. Garage overhead door is damaged.
10/16/22: Regular service call conducted on 10/13/22. Lowered the ac thermometer to 74 per the management email notice. Checked the water pan in the ac return vent.
10/04/22: Post storm check conducted on 10/4/22. No visible signs of storm damage inside the residence.
10/04/22: Post storm check conducted on 10/4/22. No visible signs of storm damage inside the residence.
10/16/22: Regular service call conducted on 10/13/22. Lowered the thermostat to 74 & put the humidistat to the on position per management email notice. Drained water from system after water was turned off.
10/04/22: Post storm check conducted on 10/04/22. Power was restored to the residence when I arrived. No visible signs of water damage inside the residence.
10/16/22: Regular service call conducted on 10/13/22. Power was restored to the residence. Lowered the ac thermostat to 74 & the humidistat to the on position per management email notice. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
10/04/22: Post storm check conducted on 10/4/22. There was no power to the residence when I arrived. Garage overhead door is damaged. Storm shutters were open when i arrived. Turned off the refrigerator breaker as someone has already opened the refrigerator doors before I arrived. No visible signs of water intrusion inside the residence.
10/16/22: Regular service call conducted on 10/13/22. Power was restored to the residence. No visible signs of water intrusions inside the residence. Checked damp rid bucket in master bedroom closet. Currently 75% full.
10/16/22: Regular service call conducted on 10/13/22. Power was restored to the residence. Lowered both ac thermostats to 68 per the client. Water stains on the ceilings throughout the residence. Garage overhead door is damaged.
10/04/22: Post storm check conducted on 10/4/22. There was no power to the residence when i arrived. Garage overhead door is damaged. Turned the breaker off to the refrigerator as someone has already opened it before i arrived. Water stains on the ceilings throughout the residence.
10/16/22: Regular service call conducted on 10/13/22. Power was restored to the residence. Cleaned up the broken flower pot & removed the mirror from the wall to protect it. Lowered the ac thermostat to 74 for mold prevention.
10/4/22: Post storm check conducted on 10/4/22. There was no power to the residence when I arrived. Front porch screen door is damaged. Drywall damage from handle of front door being pushed into it & imitation flower pot broken in foyer by someone entering the residence before I arrived. The mirror in the front guest bedroom was partially hay off the wall. Turned the refrigerator breaker off as someone has already opened the refrigerator doors before I arrived.
10/04/22: Post storm check conducted on 10/4/22. Power was off to the residence when I arrived. Turned off the refrigerator breaker as someone had already opened the doors after the power went out. No visible signs of water intrusion inside the residence.
10/16/22: Regular service call conducted on 10/10/22. Was unable to get the pool pump to run. I found the pool pump breaker tripped & reset it but the pool pump would still not turn on. The pool pump timer is ticking but the pump will not manually turn on. The banding on the exterior front of the house appears to be rusting. Faint water stain on living room ceiling above the front windows. Lowered the ac thermostat to 76 for mold prevention.
10/16/22: Post storm check conducted on 10/4/22. Soffit damage over garage. Landscaping damage. Pool cage screens torn. Organic debris in pool. Boat lift canopy damaged. Refrigerator & freezer were cold on arrival but will need to be emptied upon arrival.
10/16/22: Regular service call conducted on 10/14/22. Power has been restored to the residence. The roof has been tarped. Some landscape trees & plants are damaged.
10/04/22: Post storm check conducted on 10/4/22. There was no power to the residence when I arrived. Landscaping damaged. Tree fallen on garage from wood line on right side of house. Shingles missing from roof. Water intrusion on front guest bedroom window. Floor was dry.

10/04/22: Post storm check conducted on 10/4/22. There was no power to the residence when I arrived. Shingles missing from roof. Landscaping damage. Mailbox damaged. Vinyl fence damaged. Soffit damage in several locations around the residence. Debris in pool. Pool cage door damaged & screens torn. Boat lift cover & canopy are torn. Satellite dish ripped off roof. Detached garage had soffit damage. Could not gain entry to detached garage as there was no power. Emptied all spoiled perishables from the refrigerator & freezer. Turned off refrigerator breaker & left doors open for now. Water stains on den & kitchen ceilings.
10/04/22: Attempted to conduct a post storm check on 10/3/22 while in the community but was unable to open the storm shutter over the front door due to there being no power to the residence when I arrived. I did find the garage overhead door & the front porch screen doors were damaged. The fireplace chimney stack was also ripped off the building. Contacted the client & advised them of the situation. Returned on 10/4/22 & was able to open the storm shutter over the front door as power had been restored to the residence. The front guest bedroom window is broken photo below. There is a water stain on the living room ceiling by the ceiling fan. Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
10/16/22: Attempted to conduct a post storm check on 10/3/22 while in the community but there was no power to the residence & we were unable open the storm shutter over the front door. I did find that the garage overhead door was damaged & the fireplace chimney stack has been ripped off the roof. Contacted the client & advised them of the situation. Went back to the residence on 10/9/22 to open the front door storm shutter after power was restored & management needed access to the residence but the shutter was already open when I arrived. Regular service call conducted on 10/13/22. Power was back on to the residence. Lowered the ac thermostat to 74 for mold prevention. Client advised they will handle the extension cord situation & the corroded water heater pipe when they return. Checked all damp rid buckets.
10/16/22: Regular service call conducted on 10/13/22. Power was back on to the residence. Alarm was deactivated when I arrived. Both ac thermostats were on & the ac system appeared to be working correctly. Lowered both ac thermostats to 74 for mold prevention.
10/03/22: Post storm check conducted on 10/3/22. Power was off to the residence when I arrived. Damage to outside of building & landscaping. Removed all spoiled perishables from the refrigerator & freezer. Turned off the refrigerator breaker & left the doors open for now. No visible signs of water intrusions into the residence.
10/16/22: Post storm check conducted on 10/3/22 & regular service call conducted on 10/13/22. Power was back on to the residence when I arrived. The front door storm shutter has been cut for access to the residence by management. Garage overhead door is damaged. Water stain on living room ceiling. Blue painters tape with percentages put on walls by remediation crew. Lowered both ac thermostats to 74 for mold prevention. Both damp rid buckets in the vehicles are full. The extension cord going to the Saab has been disconnected by the fire marshal. New fire codes regarding the extension codes have been implemented. Wine cooler in guest bedroom closet read 59/46.
