Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/21/23: Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
2/21/23: The pool pump filter canister lid was leaking a slow drip when i arrived see photos below. There is a yellow spot in the lawn on the back left side of the house see photo below. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. The previous water stain on the laundry room ceiling has changed in appearance since the last service call. It has changed from one spot to three individual spots see photo below. Will continue to monitor closely. All other previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Water stain on front guest bedroom ceiling above tv. Mesh storm shutters are closed. Irrigation system is on.
2/21/23: Read note from client on kitchen table. Made sure the water heater, range & ice maker were off. Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
2/18/23: Storm prep reversal. Removed & opened all storm shutters around the residence see photos below. I stored the storm shutter panels & hardware inside the garage for now photo below. Photos of the inside of the shed. Will wait for client to return to remove any items. Made sure everything was closed & locked up when leaving.
2/17/23: Brought in a letter that was on the front door when I arrived see photos below. The humidity level was below 60% inside the residence. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
2/17/23: New roof construction progress photo below. The living room sliding glass door was unlocked when I arrived. I locked it before leaving. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
2/17/23: New roof construction progress photo below. The plastic has been removed from the water damaged ceilings & walls since the last service call see photos below. Water stains on master bedroom ceiling. Lanai panels damaged.
2/16/23: Pool pump draws from the bottom drain per client. I turned the water heater and range circuit breakers on and set the range clock. The thermostat is now set to 74°. I left the water main on for the guest arriving Saturday. I checked to ensure that all Fossetts and toilets were not running since were leaving the water on. The door between the garage and home was not locked. I removed a truly Nolen pest control sign dated 2/10/23 from the front yard. I put the boxes in the photo below in the garage.
2/16/23: I poured vinegar down the HVAC condensate tube then chased with water.
2/16/23: The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
2/16/23: I started the car and let it idle during the service call.
2/16/23: Checked the water pan in the ac return vent.
2/16/23: Home under renovation from flood damage. The master bath toilet tank is leaking very slightly but it shouldn’t matter because the tank valve is turned off. The drywallers appear finished. Note on wall, see photos below. Photos of the work below. Door between house and garage was/is cracked open not sure why, photo below. Sliders open but impact shutter down so no security risk, this is/was done so outside drywall could dry I’m sure. Lower thermostat setting is for drying as well. Windows are out from kitchen to lanai, photo below. Bill from Truly Nolen was in the mail, photo below.
2/16/23: The refrigerator & freezer were both on & cold when I arrived. The refrigerator was holding correct temperature & appears to be working correctly again after being repaired. I turned off the breaker & left both doors open. Photo below of the part replaced by Basil appliance. The tires on the car were starting to get low again. I inflated them all to 32psi using my cordless inflator see photo below. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
2/16/23: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived. Will try contacting the client.
2/16/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The right kitchen sink trap is leaking at the metal sink nut, photo below.
2/16/23: The inside of the residence has been cleaned & all of the furniture put back in place since the last service call see photos below. Found the upstairs window open & closed it. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The downstairs guest bathroom sink cold side water supply valve is tagged for leaking underneath the sink when water is running. I did not see any standing water inside the residence.
2/16/23: The front lawn is brown compared to both neighbors on the left or right , photo below. I checked the irrigation timer box it had power. The flowers in the kitchen are beginning to die, photo below. I discarded the dead pedals. The AC cycled while I was here. Based on the current weather pattern and the humidity readings I suggest we keep the thermostat set to 74°.
2/16/23: The wall by the front door has been repaired since the last service call see photo below. The baseboards appear to still need some caulk. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. A section of the front porch floor is damaged & the screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
2/16/23: Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well.
2/16/23: All of the previous water stains on the ceilings have been painted since the last service call.
2/14/23: The damaged white privacy fence in the backyard has been replaced since the last service call see photo below. Brought in a notice from FPL see photo below. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
2/14/23: Brought in three pieces of mail see photos below. Left the mail at the residence for clients return. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. 2/14/23: Shed door is unlocked. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
