Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/13/23: Put both empty garbage cans back inside the garage. Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Several gutter downspouts still need to be connected around the residence photos below. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance.3/9/23: There has been some work performed in the kitchen since the last service call. The faucet & disposal have been removed from the sink & & all of the lights removed from the ceiling see photos below. The construction workers have temporarily turned power to the ac system off. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
3/9/23: Checked the water pan in the ac return vent.
3/9/23: Brought in two pieces of mail see photo below. Made sure the water heater, oven & ice maker were off. There are some perishable items inside the refrigerator see photos below. Damaged pool cage has been removed since the last service call. Gutter downspout damaged on front left corner of house. There still appears to be some damaged roof shingles on the front & back of the house photos below. Left the water main on when leaving for the pool water auto filler.
3/9/23: The new metal roof appears to have been completed & all of the dehumidification equipment has been removed since the last service call. The humidity level was still below 60% inside the residence for now without the dehumidification equipment running. The neighbors ac system appears to be turned on & running. The ac air filter will need to be replaced when the ac gets turned back on size 16x20x1. The inside of the residence has not changed in appearance since the last service call. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
3/7/23: New landscaping was being installed in the front entrance when I arrived see photo below. Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
3/7/23: Made sure the water heater, range & ice maker were off. There is a section of loose flooring in the living room on the edge of the tile by the kitchen see photos below. I have tagged it as such. Found several windows unlocked throughout the residence and locked them all before leaving. The ac air filter was recently replaced. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the circulate option for the fan on the thermostat was turned on causing the ac to run continuously raising the humidity level. I put the fan back on the correct setting of auto & lowered the thermostat to 75 for now which should allow the ac to cycle correctly & start mitigating the high humidity level see photos below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room & guest bedroom.
3/7/23: The pool pump filter canister lid was leaking again when I arrived. Will notify the client. There are some perishable items inside the refrigerator. Monitoring all previous water stains on the ceilings closely. Mesh storm shutters are closed. Irrigation system is on. There is a brown spot in the lawn on the back left side of the house which appears to be caused by a sprinkler head not covering the area.
3/6/23: Drive by. Put both empty garbage cans back inside the garage & made sure the garage overhead door was closed when leaving.
3/6/23: Cleaned out the storm damaged shed & brought a truckload of garbage to the Charlotte county dump see photos below. Left all items requested by the owner inside the shed. The roof of the shed appears to be repairable & the rest of the shed appears to still be structurally sound. 10am-3pm
3/6/23: Home under renovation from flood damage. Alarm is to remain off per client. Brought in several pieces of mail none appeared to be important. Changed the lock box code as per client’s instructions.
3/6/23: There are several mud Dobber (wasps) cocoons around the house on the walls, photo of one or two below. Photo of two business cards that were stuffed in your door below. The thermostat I kept at 75° because of the lower temp forecast and the fact that were pretty high in humidity already. Some weeds are starting to grow in the cracks of the pavers along the pool. The pool level was fairly low so I ran water in it during the entire service call.
3/6/23: The humidity is high 65%, so I move the thermostat down to 78° hoping to mitigate is high humidity. That’s where I would suggest to be kept at a maximum based on the temperature outside and the future weather forecast. I waited until the system had been running for five minutes and then I checked the temperature coming from the supply vents each that I checked were at least 65° or lower, which means the system is cooling and should pull the humidity from the air. By the time I left, the humidity had already drop 3%. Note on electrical panel, did not open. Water heater off at switch in the utility closet. Water in the tray of the water heater and water alarm box was sounding off. I pulled the water sensor alarm out of the water tray to stop the alarm. I turned the water main on and NO additional water bled into the tray, photo below. I turned the water main OFF so no additional leaking should occur with exception of the gallons within the water heater. Water in this tray is NOT normal so I phoned the client but could not reach her so I left a detailed message and texted the photo of the water in the tray.
3/6/23: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed. There is a small water spot in the left back corner of the den, reported previously. The humidity was a bit high. I turned the thermostat down to 75 to mitigate the humidity issue. I also checked several AC vents to ensure the system was cooling. They ran from the low 60s to mid 60s.
3/6/23: I poured vinegar down the HVAC condensate tube and then chased with water.
3/5/23: Drive by. Put both garbage cans down by the street for collection. Made sure the garage door was closed when leaving.
3/3/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
3/3/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. Water stains on master bedroom ceiling. Skylights removed & covered. Lanai panels damaged.
3/2/23: The front porch screen door has been put back on since the last service call see photo below. The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
3/2/23: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Air dryer by fireplace was on. All storm shutters are closed.
3/2/23: The humidity level was under 60% inside the residence again. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
3/2/23: New garage overhead doors have been delivered since the last service call see photo below. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
3/2/23: There was a contractor delivering the new garage overhead door when I arrived see photos below. The water main & several lights were on when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The downstairs guest bathroom sink cold side water supply valve is tagged for leaking underneath the sink when water is running. I did not see any standing water inside the residence.
3/2/23: Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well.
3/2/23: The front door handle only was unlocked when I arrived. The baseboard’s by the front door have been caulked since the last service call see photo below. A section of screen on the front porch is starting to detach from the top see photos below. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
