Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/22/23: Home under renovation from flood damage. Alarm is to remain off per client. Brought in several pieces of mail none appeared to be important. The pool pump motor sounds about the same as last time. Met PA at the home to allow access to photo, measure and focus the damage.
3/22/23: There are several mud Dobber (wasps) cocoons around the house on the walls, photo of one or two below. The pool has a great deal of debris in it. It looks like maybe the pool pavers were power washed and some of it got into the pool, photos below.All of the blinds are open and there is a lock box on the door so I’m assuming it’s either up for sale or soon will be. I left the toilet seat down due to this. I’ll just check for mold under them when I come next time. I light is on in one of the bedrooms, photo below.
3/22/23: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed. There is a small water spot in the left back corner of the den, reported previously. The humidity was much better. I turned the thermostat back up to 75. The water main valve under the sink in the master bathroom is now leaking all the time that it is turned on. I changed out the paper towel and put more a new paper towel under it after I shut it off and it was not leaking at that time. However, I just don’t think you should trust that valve much longer. It’s time to think about changing it out.
3/22/23: Electrical panel has a note not to touch any breakers without first consulting the client, I did not open the panel. No water in or around the water tank overflow tray. The filter for the AC system was complete dry front and back and bottom.
3/22/23: Poured 2oz of bleach in each toilet. The blinds are open for each Gulf view window, photo below. Please let me know if I should close them next service call.
3/21/23: New building construction progress photo below. Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
3/17/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
3/16/23: New garage overhead door has not been installed yet. Found the garage storage room door unlocked it & locked it before leaving. Made sure the water heater, oven & ice maker were off. There are perishable food items inside the refrigerator see photo below. The drywall repair underneath the dining room windows has not changed in appearance since the last service call. The wine cooler in the dining room was on & reading 41/50. All storm shutters are open. One of the screens is missing on the lanai.
3/16/23: The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. All storm shutters on the lanai are closed.
3/16/23: Checked the water pan in the ac return vent.
3/16/23: The new garage overhead door has not been installed yet. Moved the shutters up & down 1/4 for preventative maintenance. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
3/16/23: Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well.
3/16/23: A section of screen on the front porch is starting to detach from the top. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
3/15/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running.
3/15/23: I started the car and let it idle during the service call.
3/15/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top.
3/15/23: Home under renovation from flood damage. Alarm is to remain off per client. Brought in several pieces of mail none appeared to be important. The pool pump motor sounds louder than normal, I had client on the phone to let her hear it as well. The pool heater appears to have a leak from one of the pipes in the back side of the heater. There’s water inside the container and leaking out. I shut the pool pump off.
3/15/23: Drive by out of schedule to check for water under the HVAC air handler. I found none.
3/14/23: Made sure the water heater, oven & ice maker were off. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool.
3/14/23: Shed door is unlocked. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
3/14/23: Picked up the envelope from the kitchen table. Made sure the water heater & range were off. Made sure the valve was open on the water heater. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
3/14/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. All plants were currently wet from rain. Put the keys back in the lockbox when leaving.
3/14/23: I was able to push the section of loose siding on the left side of the house back in place see photo below. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
3/13/23: Both garbage cans were full & down by the street for collection when I arrived. The fill valve in the master bathroom toilet has quit working correctly & will not stop running. I have tagged it as such. The humidity level was over the acceptable level of 60% inside the residence. I found the thermostat has been raised up to 77 since the last service call. I lowered it to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater was off. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house.
3/13/23: The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
