Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/29/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. The spigot poolside with the water timer on it, each time I come is on and the connection is leaking water which is costing money. A simple $.30 washer. I think would resolve the issue. I’m sure the pool company must have one. If I remember I’ll bring one from my home. I shut this valve off before I leave each time. One of the Kitchen Outlets circuit breaker was tripped, photo below.
3/29/23: I poured vinegar down the HVAC condensate tube then chased with water.
3/29/23: I started the car and let it idle during the service call. The front door was not locked, I locked it upon my exit. All of the interior doors were closed because the workers were doing the drywall of the ceiling in the kitchen. The kitchen is completely taped off with plastic. There is a thin layer of dust on everything in the living room and dining room area. A photo of the table with my finger making marks in the dust or is below. I hope you can see it. For some reason the shower chair was out of the shower?
3/29/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
3/29/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top.
3/29/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. Met PA at the home to allow access to photo, measure the damage.
3/28/23: The pool water level was slightly low when I arrived. I ran the hose in the pool during the entire service call & set the water timer to 1hr to help bring the water level back up. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool.
3/28/23: New screens were being installed on the pool cage when I arrived see photos below. There was a notice from FPL on the front door concerning the power lines see photos below. The ac thermostat had a blank screen & the ac was off when I arrived. I did not find any tripped breakers & could not get the ac system to turn back on. Will contact the client & advise them of the situation. Left a lockbox on the front door for Licensed to chill when leaving. Shed door is unlocked. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
3/28/23: Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
3/28/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all the potted plants with the water bottles provided. Put the keys back in the lockbox when leaving.
3/28/23: Both garbage cans were full & down by the street for collection when I arrived. The roof appears to have been retarped since the last service call photos below. All of the drains & toilet have been covered with Saran Wrap. I did not see any standing water inside the residence during today’s service call. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. There were duck droppings on the dock. All storm shutter panels are up.
3/28/23: The damaged garage side entry door has been temporarily boarded up since the last service call see photos below. Removed a truly nolen pest sign dated 3/23 from the front yard. The roof is tarped. Garage overhead door is damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
3/28/23: Client advised to leave the alarm system deactivated when leaving as the neighbors are currently using the refrigerator. The humidity level has been below 60% inside the residence for several service calls. I raised the ac thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
3/27/23: Brought in two pieces of mail see photo below. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Several gutter downspouts still need to be connected around the residence. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance.
3/27/23: Both garbage cans & the neighbors car have been returned to the garage since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
3/27/23: Brought in one piece of mail see photo below. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
3/27/23: The electric pole in the backyard appears to be leaning forward towards the street see photo below. Made sure the water heater was off. The humidity level was over 60% inside the residence when I arrived. I lowered the ac to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
3/24/23: Made sure the water heater, range & ice maker were off. A section of casing around the attic access cover in the master bedroom closet was hanging from the ceiling when I arrived see photo below.
3/24/23: Removed an undated Ranson sign from the front yard. A gutter downspout on the left side of the house is missing the splash guard to prevent erosion when raining see photo below. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. Made sure the water heater, range & ice maker were off. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. 3/23/23: The foyer light was on when I arrived & the ac system has been turned back on since the last service call. There was a low battery warning on the thermostat display see photo below. I replaced the batteries with two new AA batteries removing the low battery warning from the display. The ac air filter is dirty & needs to be replaced. The spare filter next to the air handler is the incorrect size. The inside of the residence has not changed in appearance since the last service call. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
3/23/23: Removed a trugreen sign dated 3/21 from the front yard. Brought in three pieces of mail & a trugreen service slip see photos below. There are some perishable items inside the refrigerator. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
3/23/23: The inside of the residence appears to have been cleaned since the last service call. Checked the water pan in the ac return vent.
3/23/23: The water main was on, the front door was unlocked & the painters were inside the residence prepping for new paint & wallpaper when I arrived see photos below. The ac system has been turned back on since the last service call.
3/22/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Landscaping irrigation was watering during the service call.
