Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,302 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/18/22: Met with Paul the insurance adjuster & let him into the residence for post storm inspection. I went over all of our findings with Paul while he conducted his own inspection. Made sure everything was locked up when leaving. 10:40am-11:40am.10/08/22: Post storm check conducted on 10/8/22. Was unable to enter the residence as the garage side entry door is swollen so tight I was unable to open it & I do not have a key to the front door. Several large oak trees have fallen around the residence & onto the roof of the house. There is soffit damage on several locations around the house. Shed in backyard is completely destroyed by a fallen oak tree. Contacted the client & advised her of the situation.
10/19/22: Post storm check conducted on 10/10/22. Power & ac were on. Water stain on garage ceiling. Previous water stain on the laundry room ceiling appears to have grown. Faint water stain on the guest bathroom ceiling by the ac vent. There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
10/19/22: No bugs.
10/19/22: Poured 2oz of bleach in each toilet. The deadbolt was not locked but the door knob had the tape pealed back and the knob locked.
10/08/22: Additional post storm photos from 10/8/22.
10/08/22: Post storm check conducted on 10/8/22. Power & ac were on. Landscape damaged trees down etc. Shingles missing on roof. Soffit damage on right side of house. Pool cage screens damaged. Gutters & downspouts damaged on right side of house. Attic door in master bedroom was blown open & some attic insulation fell onto the floor. Water stain on garage ceiling & some attic insulation fallen onto the floor. Small water stain on guest bathroom ceiling. A section of ceiling is sagging on the lanai.

10/19/22: The mailbox casing has been destroyed, photo below. It does still yet receive mail, there was one piece in there that was a credit card offer only do not forward. Soffit damage near front door, photo below. Landscaping photos below. The back door deadbolt was not engaged. The lights in the living room and dining room we’re on as well as the exterior front door light I turned them off.
10/19/22: Regular service call/post storm report conducted on 10/10/22. Roof & facia damaged. Siding damaged on both sides of the house. Ceiling fan on front porch damaged. Left side railing is missing from the front steps. Rear exterior light is damaged. Guest bedroom/Florida room walls & windows blown out. Storage shed on left side of house is missing. Landscape lighting control box on left side of house damaged. There appeared to be a water intrusion through the bottom of the front door causing the casing to swell. Small water stain on the kitchen ceiling next to the light fixture. Water stains on the bathroom ceiling & in the skylight. Could not access the utility room as it was locked & I could not find a key to unlock the door. Lowered the ac thermostat to 75 for mold prevention. Turned off the water heater & range breakers .

10/19/22: The MB toilet runs continuously ever so slightly so I shut it off at the valve. Photos of wind whipped plants and neighbor’s collapsed block wall. Pool bottom is dirty , photo below.
10/19/22: Regular service call/post storm report conducted on 10/10/22. There was no power to the residence when I arrived. Mailbox damaged by fallen tree. The roof was tarped. Gutters damaged on the front & left side of the house. Pool cage screens damaged. Some organic debris in pool. Power line drooping low across the backyard. Electric meter damaged on right side of garage. The refrigerator had already been cleaned out before I arrived & the doors were open. Faint water stain by light on ceiling above front door. Put both empty garbage cans back inside the garage.
10/19/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this time.
10/19/22: I watered the plant on the kitchen counter. The plant on the floor is dead.
10/19/22: Weeds prevalent ion the lanai, reported previously. Photo below of the area inside the garage where the window had broken and the items that are in front of it. I could not find any obvious signs of water damage or intrusion such as dried lines on the floor or excessively wet boards in front of the window.
10/19/22: Regular service call conducted on 10/18/22. Workers were present repairing the soffits on the building when I arrived photo below. Attic access cover was still missing. Found a small water stain on the guest bedroom closet ceiling photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Broken window in guest bedroom still covered with plastic.
10/19/22: With a naked eye I can find no obvious signs of water intrusion from the storm in your home. There is one ceiling spot in the MB closet that I cannot recall was there before the storm, however there is no damage outside of your home at this location to indicate it is storm related. There could be damage that behind the ceiling and or walls that cannot be determined visually. You have some lanai screen and soffit damage, photos below. The floor termination trim for the front door appears weathered however I’m not really sure if it is storm related. The light were on in the kitchen and the rugs are upside down?
10/19/22: Regular service call conducted on 10/18/22. The roof on the building has been tarped photos below. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
10/19/22: Regular service call conducted on 10/11/22. Found a hairline crack in the living room popcorn ceiling that goes across the entire living room photos below. It appears to have been previously repaired at some point & has started to show through again.
10/19/22: Regular service call conducted on 10/11/22. There was no power to the residence when I arrived but the electric company was in front of the house working so it appears the electric may be back on soon. Shingles missing from roof over garage. Soffit damage on the front & back of the house. A window is broken in the Florida room & has been boarded up. Facia damage on back of house. Water damage on garage ceiling. Made sure the water heater breaker was off. The refrigerator was still cold inside as if the power had just been temporarily disconnected so I left the doors closed for now. Did not run any water inside the residence per the client. Watered both plants with the water bottles provided. Put the keys back in the lockbox when leaving.
10/19/22: The dehumidifier was on in the garage it was not running but it did read 55. I walked the house twice to be sure the toilets had filled and stopped running because the water main is to remain on. Photos of pool cage and wind wiped plants below. Found a disconnected sprinkler head in the yard, I put it on a shelf in the garage.
10/19/22: Regular service call conducted on 10/11/22. Power & ac were on. Landscaping damage trees down etc. Pool cage & screens damaged. Palm tree laying on back of pool cage. Tree laying on power lines in back yard. Small water stain on the kitchen ceiling. Drywall tape falling from joints on garage ceiling. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
10/19/22: Visual check of the car, battery maintainer lights were on. I found 4 small dead roaches, one in the master bedroom, two in the living room and one near the front door, photos below.
